Stone bar tops in Eel Pie Island

A bar top takes weight on its front edge all evening, so the overhang and what carries it matter more than the slab does.

People ring us about stone bar top work in Eel Pie Island at the point where they have a kitchen in mind and no idea what their own walls are going to do to it. Small idiosyncratic homes, many self-built or converted from boathouses and studios, with kitchens of 2m to 2.8m against a timber-framed wall, lightweight construction throughout, and open-plan living where a peninsula does the work of an island. Two kitchens on the same street can need different answers. That is why the price follows the template rather than the postcode.

A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. Height is the other half of it, since a bar sits above the working plane and the knee room beneath is measured from the face of the frame, not from the edge of the stone. Corbels are a decision about how the piece looks from a seat.

Edwardian terraces are wider and taller than the Victorian houses next to them, so the kitchen usually takes a full-width rear room rather than a narrow outrigger. In a cellar the headroom fixes the counter height first and everything else works back from it, and the stair down is the tightest part of the route because stone carried downward is harder to control than stone carried up. Two tiers where a single piece will not reach.

Locally the mix runs to converted boathouse, self-built river chalet, 1970s island house and artist studio conversion. Each of those behaves differently once the old top comes off.

True everywhere

Stone bar tops, in short

  • Anything past about 300mm of unsupported overhang gets steel or a corbel underneath.
  • The front edge is the one people touch, so it is profiled and polished on all exposed faces.
  • Quartz is the usual choice indoors; porcelain and sintered stone where drinks and citrus are constant.
  • A bar top is fitted level to itself, not to the floor, because floors in older buildings rarely are.

The place

Why Eel Pie Island is its own job

Every area has its own complications, and in Eel Pie Island these are the ones that decide the day. There is no vehicle access at all - everything crosses the humpbacked footbridge and then goes along narrow paths, usually on a sack barrow or by hand, and the island floods on high spring tides. No van gets on the island, so pieces are sized to be carried over the footbridge by two people, which usually means 1.5m maximum and more joints than you would normally accept. Access, levels and out-of-square walls all land on the same quote as the stone, itemised line by line.

The work

What bar tops involves

A stone bar top covers the surface and what carries it: the top itself, the edge profile on every face that shows, and the steel or corbels holding the projection up. We measure the frame before we measure the top, because a bar top is set level to itself and the frame is what it will be packed off. You end up with a surface chosen for what gets put down on it, so a wet glass standing all evening and a slice of lemon are not the things that spoil it.

A bar is drawn outward from the seat, because where somebody sits fixes the height, the knee room and how far the front edge has to reach. A bonded apron on the front is mitred and clamped on the bench, which is how a slab comes to read as a heavy counter without weighing what one would. In a house of this age the bar generally stands in a through-lounge or a cellar, and neither floor is flat enough to set a frame down on without packing it. Frame checked, steel in, stone down.

The money

What it costs in Eel Pie Island

A bar is quoted as joinery and stone together, so the frame, the support and the top each appear on the sheet instead of being folded into a rate for the surface. Overhangs, a waterfall end and seating all add machining, and an island is where those decisions cluster. The catalogue starts at £110 per square metre at the plainest end and reaches £550 at the top, supply only, with the same fabrication work sitting behind either choice. Frame, support and top, each priced as itself.

Victorian and Edwardian terraces

The building, and what it does to the job

An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. Anything that puts a notch in a bar takes material out of the piece at the point people lean on it, so the notch and the support are drawn together or not at all. The knee space is measured before the bracket is specified.

Victorian and Edwardian terraces

Eel Pie Island in the housing figures

In this neighbourhood building from before the First World War accounts for more of the stock here than across most of London. Older fabric means the bar stands as its own frame, because nothing behind it can be trusted to run true. Corbels chosen, not simply supplied.

What Eel Pie Island asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop fabrication, worktop templating and worktop installation. The stone, the machining and the crew are the same.

Access

Getting stone into an Eel Pie Island kitchen

There is no vehicle access at all - everything crosses the humpbacked footbridge and then goes along narrow paths, usually on a sack barrow or by hand, and the island floods on high spring tides.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Eel Pie Island

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Which postcodes do you cover around Eel Pie Island?

Yes. Eel Pie Island is on the patch, and the postcodes we work here are TW1. It is worked on our south west London run, along with the rest of Richmond upon Thames. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. A bar fit runs longer than a worktop run, because the frame, the support and the stone are three stages and only the last of them is quick. Steel and corbels are unloaded before the stone is. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

Is there anything about Eel Pie Island buildings that catches bar tops out?

The rear extension is frequently original rather than added, which means it is solidly built and just as far out of square as the rest of the house. A bar in one of these houses is either the end of a through-lounge or a cellar conversion, and the two behave differently. Scribed at the back and free at the front. Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. On a bar that counts twice over, because the same obstruction has to be cleared by the stone above it and by the knees of whoever is sitting at it. Where the wall is bowed the rear rail takes it up.

What do you check about the route into an Eel Pie Island property?

Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. That matters more on a bar than on a run, because a join forced by the way in cannot be allowed to land in the unsupported part of the nose. A waterfall end travels as its own piece and is bonded in place. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. That has to cover more than the unload, since the corbels, the flat bar and the fixings all come off the van well before the top does. The bar top waits on the van until the frame is level.

Does Eel Pie Island actually ask for bar tops?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop fabrication, worktop templating and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. A bar is nearly always the last thing added to a project, so it is templated on a visit of its own once the joinery around it has stopped moving. A late bar is a separate visit and the quote says so. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. Harder use and stronger cleaning products push the answer towards porcelain or sintered stone, because a resin-bound surface is the one that shows what has been left standing on it. Nothing is assumed about a frame somebody else built.

Why do two Eel Pie Island kitchens the same size price differently?

Knee room under a breakfast bar is measured from the face of the cabinets rather than from the edge of the stone, so a deep apron quietly eats the depth somebody actually gets to sit in. A bar laid over that is a second level rather than a wider one, so it wants a spine underneath it and a settled detail where the two heights meet. The bar is set out from the seat and worked back to the units. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

What has to be finished before you can template?

A partition that gives when you lean on it will give under someone sitting at an overhang, and a bonded mitre nearby is where that movement shows first. A bar top is levelled to itself rather than to what it stands on, so the packing goes into the frame and the stools take up whatever the floor is doing. A bar pushed sideways was fixed to plasterboard. Send the length you want, the number of stools, and photographs walking from the pavement through to the room, including the cellar stair if the bar is going down there. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A home bar is discretionary work, so the edge profile, the corbel detail and the radius on the nose are worth settling properly rather than defaulting to whatever is quickest. A bar in constant hands wants a finish that does not mark.

Is templating a separate visit from fitting?

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. The template produces a drawing, and the workshop cuts to that drawing once you agree it. Ceilings are generous and the rooms are narrow, so the runs are long, the aisle is tight and there is nowhere to stand a slab on edge. A bar top put into a room like that is an overhang question first, because the nose has to carry people leaning on it long after the slab has stopped being interesting. A home bar is joinery first and stone second.

What happens to the worktop that comes off?

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. Disposal means it goes in the van, not into the garden to wait for a collection. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. A single red line has hours and a double red line does not, and the difference decides whether an early start is a plan or a penalty. A trade bar is fitted around opening times, so the window the van has and the window the room has are rarely the same window. A licensed room sets the hours and the parking has to agree.

Can the price change after templating?

Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. The edge profile is its own line, so a shaped edge and a square one are two different figures. No installed price per square metre is published, because it is not a real number. Where a peninsula returns into a stud wall the load has to sit on the units, with the wall doing no more than steadying it. Where the nose has to be carried past something fixed the support moves rather than the stone, since a corbel landing in the knee space is worse than no corbel at all. Every obstruction under the top is a seating decision too.

Upstands or a full-height splashback?

It is quoted by area like the worktop, so a long run is a material line rather than a trim. A full-height piece shows a wall that is out more than an upstand does, over the extra height. Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. Wider halls make the carry noticeably easier, and that alone can remove a join that a narrower terrace would have forced into the run. A bar in a house of this age is usually either the end of a through-lounge or a cellar conversion, and the cellar is the harder of the two because the headroom fixes the counter height before anybody else gets a say. The stone is the last element of the joinery, not the first.
