Stone bar tops in Gants Hill

A bar top takes weight on its front edge all evening, so the overhang and what carries it matter more than the slab does.

Gants Hill kitchens

The buildings and streets around Gants Hill

1930s semi1930s detachedinter-war parade flat

Stone bar top work in Gants Hill tends to go wrong in the planning rather than in the fitting, and planning it properly means starting from the building. Well-kept 1930s semis on generous plots, most of them extended at the rear at some point, so kitchens tend to be large open-plan rooms with an island and a separate utility. This is a long-standing Jewish area, so we regularly template kitchens set up for kashrut with two sinks, two hob areas and two separated prep runs, that changes the layout, the number of cut-outs and the drainer detail considerably. The tape measure decides it, not the description above, and not anything anybody says over the telephone.

The kitchen door opens inwards into the middle of a run, so the usable length of that wall stops well short of the corner. Height is the other half of it, since a bar sits above the working plane and the knee room beneath is measured from the face of the frame, not from the edge of the stone. Where the weight lands is worked out before the piece is cut.

Houses at the later end of this period went up in cavity rather than solid brick, so two that look identical from the road behave differently when a fixing goes in. A garage conversion is the other common home for one, and a garage floor falls away towards the old door, so the frame is packed level before a tape goes across it. A garage floor slopes and the frame takes that up.

On this patch the buildings are 1930s semi, 1930s detached and inter-war parade flat. They fail in different places, which is why the survey looks at different things.

True everywhere

Stone bar tops, in short

  • Anything past about 300mm of unsupported overhang gets steel or a corbel underneath.
  • The front edge is the one people touch, so it is profiled and polished on all exposed faces.
  • Quartz is the usual choice indoors; porcelain and sintered stone where drinks and citrus are constant.
  • A bar top is fitted level to itself, not to the floor, because floors in older buildings rarely are.

The place

Why Gants Hill is its own job

The reason we ask so much before quoting in Gants Hill is that a worktop cannot be trimmed to fit a surprise. Broad suburban roads with in-out or single drives on most houses, so the van gets onto the property and the carry is short and level. Side access is usually gated but wide. Where a kitchen is being split into meat and dairy sides, the seam positions and the extra sink cut-outs need agreeing at template, it is not a job to guess at. Have a look at the itemised quote and you can see what the building is costing and what the stone is costing.

The work

What bar tops involves

Material choice is part of it: quartz for most indoor bars, porcelain or sintered stone where citrus, wine and strong cleaning products land on the surface every day. We measure the frame before we measure the top, because a bar top is set level to itself and the frame is what it will be packed off. You end up with one firm answerable for the whole piece, support included, so there is no argument available about whether a sagging front edge is the stone or the joinery.

A bar is drawn outward from the seat, because where somebody sits fixes the height, the knee room and how far the front edge has to reach. A bar sink, a drip tray or a socket through the surface is machined at the works with radiused internal corners, exactly as a kitchen cut-out would be. Garage conversions are common here and their floors fall away to the old door, so the frame is levelled before a tape goes across it. One visit, and the bar is usable that evening.

The money

What it costs in Gants Hill

Material choice moves the figure less than the detail does, and on a bar the detail means the apron, the radius and whatever sits under the front edge. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Nothing about the £110 to £550 supply range changes once the template is done. What the template settles is the piece count and the operations, and that is where the figure firms up. Frame, support and top, each priced as itself.

1930s and inter-war semis

The carry, and what it rules out

Having the van on the drive means the load can be staged, so the heavy pieces come off last and go straight in instead of standing outside. Where the clock is running the frame is levelled and the steel is in before the top ever leaves the tail lift. A short unload is still a long fit on a bar.

What Gants Hill asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop design & quotation, worktop installation and worktop templating on the domestic side. The method does not change.

1930s and inter-war semis

Gants Hill in the housing figures

Around Gants Hill, the housing predates the recent building boom almost entirely, and the units in it usually do too. A seating projection drawn on a developer plan is not one anybody has costed steel for, and template is where the two meet. The joinery is proved true before anything is machined.

Access

Getting stone into a Gants Hill kitchen

Broad suburban roads with in-out or single drives on most houses, so the van gets onto the property and the carry is short and level. Side access is usually gated but wide.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Gants Hill

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to Gants Hill?

Yes. Gants Hill is on the patch, and the postcodes we work here are IG2. It is worked on our east London run, along with the rest of Redbridge. A dropped kerb wide enough for a car is not always wide enough for a long-wheelbase van, and the width of the crossing decides the rest. A bar fit runs longer than a worktop run, because the frame, the support and the stone are three stages and only the last of them is quick. Permits are sorted before a corbel is drilled. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

Why would bar tops in Gants Hill be any different from anywhere else?

There is a chimney breast on each flank wall, and the one in the kitchen carried a boiler flue rather than a fireplace, so the recess beside it is shallow. The side passage is usually wide enough for a full length to reach the room, so piece length is decided by the slab and by what the frame will carry rather than by the front door. Deep skirtings push the frame forward and the top covers it. The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. On a bar that counts twice over, because the same obstruction has to be cleared by the stone above it and by the knees of whoever is sitting at it. The knee space is measured before the bracket is specified.

What is the carry like in Gants Hill?

Sign-in at the gate, a permit on the dash and a named contact are usually wanted before anything comes off the van. That matters more on a bar than on a run, because a join forced by the way in cannot be allowed to land in the unsupported part of the nose. Steel for the overhang is carried in and fixed before the stone. Where a car has to come off the drive first, it is worth knowing whose car it is and whether the keys are in the house on the morning. That has to cover more than the unload, since the corbels, the flat bar and the fixings all come off the van well before the top does. The nose stays wrapped until the frame is ready for it.

Does Gants Hill actually ask for bar tops?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop design & quotation, worktop installation and worktop templating. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. A bar is nearly always the last thing added to a project, so it is templated on a visit of its own once the joinery around it has stopped moving. The overhang is checked against the frame that exists. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Where the same detail is repeating across several rooms the support gets standardised once and then cut to length, which is cheaper than drawing it each time. A bar in constant use is a maintenance decision as well.

Where does the money go on a Gants Hill worktop?

The offcut taken out of the middle for a hob is a large usable piece, and it is worth deciding early whether it becomes an upstand or goes in the skip. A bar laid over that is a second level rather than a wider one, so it wants a spine underneath it and a settled detail where the two heights meet. A foot rail is planned with the frame, not bolted on later. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What needs to be ready before you come to Gants Hill?

An alcove is commonly wider at the back than at the front, so a piece cut to the opening drops in and then stands off the rear wall. Where the nose has to be carried past something fixed the support moves rather than the stone, since a corbel landing in the knee space is worse than no corbel at all. Where the wall is bowed the rear rail takes it up. Confirm the finished height you want and whether the bar is seen from both sides, and tell us who is building the frame and when it will be complete. An owner living in the house makes the decisions and lives with them, so the specification tends to go towards the material rather than towards the lowest total. A home bar is discretionary work, so the edge profile, the corbel detail and the radius on the nose are worth settling properly rather than defaulting to whatever is quickest. A bar in constant hands wants a finish that does not mark.

Is the quote a fixed price or an estimate?

No installed price per square metre is published, because it is not a real number. Nothing is payable until the template, and the template measures the room as it stands rather than estimating from a plan. What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. The face of a breast is rarely flat, and a top returning onto it picks up that bow across the last few hundred millimetres of its length. Anything that puts a notch in a bar takes material out of the piece at the point people lean on it, so the notch and the support are drawn together or not at all. A bar pushed sideways was fixed to plasterboard.

What if a worktop will not physically fit through the building?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. The steel and the corbels travel that same route and go in first, so a bar is three separate carries into one room rather than a single delivery. A bonded apron makes the piece deeper than the doorway expects.

Is templating a separate visit from fitting?

The same firm templates and fits. Nobody else is brought in to install. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. If the units run late the template moves, not the fit: the gap between them is fabrication. Two runs and a return into a rear extension is the pattern, and the return is the piece that never nests neatly on a slab. A bar top put into a room like that is an overhang question first, because the nose has to carry people leaning on it long after the slab has stopped being interesting. The nose is designed before the colour is.

Can I have grooves instead of a separate drainer in Gants Hill?

They are cut with a fall towards the bowl, which is why they cannot be added on site later. They read strongly across a dark stone and are nearly invisible on a pale one, so look before deciding. Grooves and an undermounted bowl are usually specified together, since the grooves are run to the bowl edge. A side passage and a back door mean the stone rarely has to come through the house, which changes the job more than most people expect. None of that stops a bar being fitted level, but it does mean the top is set to a datum of its own and packed off the frame rather than followed down to the floor. Support under the overhang comes first on the drawing.
