Manor House kitchens
The buildings and streets around Manor House
A good quote for reception counter work in Manor House reads like a description of your kitchen rather than a price list, and that is deliberate. Mostly flats with compact fixed kitchens of 2.4-2.8m and appliances already in position, so replacement runs and upstands are the bread and butter. The Victorian terraces on the side streets give occasional rear-addition kitchens with a bit more length to work with. Ring us with the rough dimensions and we will tell you what is likely, then confirm it properly at the Manor House survey.
Chimney breasts and the alcoves either side of them break the run into short pieces before anyone has drawn a kitchen. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. Reception work is quiet work, done to a building already open.
Original quarry tiles survive under a later vinyl in many of these, and lifting the units off them shows how far the floor has fallen towards the garden end. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. Concierge desks work as a post room and a security point at once.
Around here the stock is post-war estate block, Victorian terrace, 1930s block and new-build apartment. They fail in different places, which is why the survey looks at different things.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why Manor House is its own job
We treat a kitchen in Manor House as its own job, because that is what the survey keeps showing us it is. Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run. That is a survey question, not a fitting-day question, and we treat it as one.
The work
What reception counters involves
Reception counter work covers the stone only: the upper counter, the transaction shelf, the return between them and any upstand behind, all made to a carcass a joiner has already built and fixed. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.
A reception counter is two working surfaces at two heights joined by a return, and the lower one exists so somebody in a wheelchair can be served at it. Upstands behind a counter are scribed to the wall the counter actually meets, after the top is down rather than before. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The low shelf is a requirement, not a styling choice.

The money
What it costs in Manor House
Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Two quotes can agree on a supply rate of £110 to £550 per square metre and still land a long way apart, because the cut-outs, the joins and the edge profile are priced after it. Every aperture is counted before a figure is given.

The carry, and what it rules out
A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. Where the van cannot wait, the counter, the shelf and the return all come off together and the packaging goes back out afterwards. Outside opening hours is usually when the kerb is free.

Manor House in the housing figures
Around Manor House, houses are the minority and blocks are the norm. Recent units sit on a developer module. Photographs of the entrance are worth more to us here than the elevation drawing is. Support positions are agreed ahead of nesting.

What Manor House asks for
The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop replacement, worktop splashbacks & upstands and worktop installation on the domestic side. The method does not change.
Access
Getting stone into a Manor House kitchen
Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Manor House
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Is Manor House on your patch?
Yes. Manor House is on the patch, and the postcodes we work here are N4. It is worked on our east London run, along with the rest of Hackney. Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Whoever holds the lease usually holds the loading bay. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.
What is different about reception counters in Manor House?
The outrigger shares a party wall with the addition next door for its whole length, so one long side of the kitchen is solid brick with another kitchen on the far side of it. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. A stair off the pavement caps what can be turned onto the landing. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The public face is the face that has to be right.
Is access a problem in Manor House?
Where only one car serves the building a breakdown on the morning halts the job outright, so the fallback route is worked out at template rather than on the landing. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A counter piece walked in on edge needs the headroom checked too. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The longest counter piece decides the swing radius outside.
Is Manor House really a reception counters area?
Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Replacing one plot years after handover is the problem nobody plans for, because a quartz colour can be reordered and a granite block cannot. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. A counter in a working building is an evening job. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. One visit, because a lobby cannot be closed twice.
What makes one Manor House kitchen dearer than the next?
Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The low shelf is drawn to the counter above it, not to the wall. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.
What holds a template up more often than anything else?
Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A counter set to the wall instead of to itself will show it. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The counter stays when the tenant goes, and is chosen accordingly.
How many joins will a Manor House kitchen need?
An island often runs in one piece where a wall run cannot. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. Overhang at the public face is agreed before the carcass is built.
What happens to the worktop that comes off?
Disposal means it goes in the van, not into the garden to wait for a collection. The tap and waste have to be disconnected by a plumber before we start and reconnected once the stone is in. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Packaging leaves with us rather than filling the lobby.
The floor in my Manor House kitchen slopes. Does that matter?
Small variation is taken up by packing under the top on the fitting day. An island is where this usually shows, standing free with no wall to level against. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. A packer belongs under the joinery, never under the counter.
Do you do undermounted sinks in Manor House?
Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. The sink, tap and hob have to be physically in the room at the template, not merely ordered, because the cut-out is machined to the item itself. A galley that is also the route to the back door is a corridor first and a kitchen second, and what the shape can take is set by the traffic going through it. Where the front is curved the top is cut on a waterjet, and the carcass has to be built to the same radius rather than close to it. A join in the shelf and a join in the top belong in one place.
