The buildings and streets around Olympia

Victorian terracemansion flatartists' studio housemixed-use block near the exhibition centre

Customers looking at reception counter work in Olympia usually want to know two things first: what it will cost and what has to come out to make room for it. The streets around the exhibition halls mix family terraces with lower-ground kitchens and a scatter of former studio houses that have double-height rooms and unusually tall kitchen walls, where clients often want full-height stone rather than an upstand. Terrace kitchens run 3-3.6m with a modest island, and the studio properties throw up one long uninterrupted wall that suits a single-piece splashback. Tell us which street you are on in Olympia and what the old worktop is, and we can usually narrow it down before we visit.

The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. Two heights and a return, settled before any stone is cut.

The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. These parades have a step up off the pavement and a door that was never sized for a counter top, so the shopfront caps the piece length. A pharmacy counter is two heights before anybody draws it.

What the surveys keep coming back to is Victorian terrace, mansion flat, artists' studio house and mixed-use block near the exhibition centre. The run length that is easy in one is a join in another.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Olympia is its own job

We are in Olympia most weeks, and it is the building rather than the stone that decides how a job here runs. Event days at the exhibition centre bring road closures, traffic management and full parking suspensions on the surrounding streets, so check the event calendar before booking a fit. Otherwise the streets are ordinary CPZ terraces with front paths and steps, and the usual hallway-and-newel problem. Check whether there is a show on before you book the day, because an exhibition closure can put you 400m from the front door with a full A-frame. None of it stops the job. It changes how we plan it, and planning it is what the Olympia visit is for.

The work

What reception counters involves

Support for any overhang at the public face belongs to the drawing, whether that turns out to be a steel flat, a plywood deck or a gable the joiner adds for us. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You end up with the building open the next morning, because the work was sequenced around the hours it was allowed rather than around a normal working day.

Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. Card reader positions are taken from the operator on site, because a payment terminal moves after an architect has drawn it. On a parade of this age the top arrives through a shopfront door with a step in front of it, so the piece length is fixed by the entrance rather than by the run. Apertures machined at the works, none drilled in a lobby.

The money

What it costs in Olympia

What the joiner builds moves the figure as much as what we cut, because a carcass arriving square and level takes hours off the fitting day. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Nothing about the £110 to £550 supply range changes once the template is done. What the template settles is the piece count and the operations, and that is where the figure firms up. The transaction shelf is its own line, because it is its own piece.

Victorian and Edwardian terraces

Olympia in the housing figures

Across this patch most of the housing is flats. Photographs of the entrance are worth more to us here than the elevation drawing is. Counted from the lobby, not from a frontage rate.

Victorian and Edwardian terraces

The shape of the run

On a book-matched pair the halves are laid out so the mirror line runs down the length of the piece, and once that line is set the top cannot be turned round to suit anything else. A long straight counter is far easier to draw than to support, because the knee recess takes out the leg the span would otherwise have used. Two planes, one drawing, one setting-out point.

What Olympia asks for

Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop fabrication, worktop installation and worktop splashbacks & upstands is what comes up here. The fabrication is identical.

Access

Getting stone into an Olympia kitchen

Event days at the exhibition centre bring road closures, traffic management and full parking suspensions on the surrounding streets, so check the event calendar before booking a fit. Otherwise the streets are ordinary CPZ terraces with front paths and steps, and the usual hallway-and-newel problem.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Olympia

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Olympia, or just list it?

Yes. Olympia is on the patch, and the postcodes we work here are W14. It is worked on our west London run, along with the rest of Hammersmith and Fulham. A timed school street shuts the road either side of the school day, so the van goes in between those two windows or it does not go in. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. A red route puts a clock on a counter that will not be rushed. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

What do the kitchens in Olympia do to reception counters?

Original panelling and shutter boxes stand out from the structural wall, so the face the units meet is joinery rather than plaster. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Marketing suites get a permanent counter for a temporary lobby. Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. What the joiner left behind is what the templater records.

Do you have trouble getting long pieces into Olympia kitchens?

A meter cupboard set into the hall wall narrows the run at exactly the height a carried piece travels. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Suction pads want a clean dry face, and lobby dust is not that. An event-day suspension can override a bay that is perfectly usable the rest of the week, so a booked space gets checked again nearer the time. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Where the bay is booked by the hour, pieces come off in fitting order.

Do you get much reception counters work in Olympia?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop fabrication, worktop installation and worktop splashbacks & upstands. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Two desks on one site still take two templates. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Matching across sites means matching blocks, not matching names.

What decides the price of a worktop in Olympia?

A waterfall leg is a separate piece bonded to the top on a mitre, so the floor it stands on has to be level enough for that mitre to close along its full height. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The low shelf is drawn to the counter above it, not to the wall. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.

What do I need to sort out first?

A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. A bowed lobby wall is a scribe, and a scribe takes hours. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Somebody has to book the lift, and it is rarely the receptionist.

What happens if my units are not level?

A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. Packing takes up small variation. It is not there to hide something that belongs in the units. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. Where the floor falls away across a lobby the carcass is packed level first, because the top cannot correct anything sitting under it. The counter is scribed to the carcass, and the carcass to the floor.

Do the template and the fit happen on the same visit?

Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. The design and quotation visit comes first. It is free and carries no obligation. Nothing is measured until the sink, the tap and the hob are in the room to measure against. Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The knee recess is a dimension, not a styling note.

How do you cut out for an undermounted sink?

Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. A tap under a window board still needs room for its handle to lift, which is checked at the template. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. It is the heaviest single piece in the kitchen, so the number of hands needed on the day and the route in are worked out from that piece rather than from the runs. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Overhang at the public face is agreed before the carcass is built.

Can I have stone up the wall in an Olympia kitchen?

Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. A full-height piece shows a wall that is out more than an upstand does, over the extra height. Tiling and stone can meet, but where they meet is decided before the template rather than after. A basement is often reached by its own door under the front steps, and that door is smaller than anything else on the route. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. Concierge desks work as a post room and a security point at once.
