Sloane Square kitchens
The buildings and streets around Sloane Square
What makes bathroom worktop fitting in Sloane Square worth thinking about properly is that the same worktop behaves very differently depending on what it is being fitted around. Estate leasehold flats dominate and the kitchens are original service positions - often a narrow room of 2.2-2.8m against an external wall with a light well window, and a separate utility cupboard. Landlord consent shapes the job more than the room does, so most work is like-for-like surface replacement with new upstands rather than a re-plan. Neither case is harder than the other for us. Both start with somebody standing in the kitchen with a tape.
Where the walls have been dry-lined over the old lath there is a void behind the board and no solid fixing until a batten is found. Bathrooms in buildings like this are reached up a flight and worked in a room two people can barely stand in, and the visit is planned around both. A vanity is where an expensive slab stops being expensive.
Edwardian terraces are wider and taller than the Victorian houses next to them, so the kitchen usually takes a full-width rear room rather than a narrow outrigger. Pipework in these houses runs on the surface and gets boxed in, and a top that has to notch round a boxing loses depth in the one direction it cannot spare. What the wall is made of decides how the unit is fixed.
The archetypes on this patch are Cadogan Estate red-brick and terracotta mansion block, late Victorian townhouse, Georgian survivor terrace and estate-managed leasehold flat. They are not interchangeable, and a worktop finds the differences quickly.
True everywhere
Bathroom worktops and vanity tops, in short
- Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
- Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
- Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
- We seat and seal the basin. A plumber connects the water and waste.

The place
Why Sloane Square is its own job
A worktop is made to fit one kitchen, and in Sloane Square the kitchen and the way into it are what we work from. Porters, sign-in books, lift protection and a works-hours window that typically runs weekday daytime only, with no weekend working permitted under the lease. Sloane Street and the square itself have short loading windows and heavy enforcement, so unloading is normally into the block's side or rear service door on a timed slot. Landlord consent and the lease decide what you are allowed to change, so confirm it is a straight replacement before templating anything that moves a service. Templating in the room after the units are level takes the guesswork out of all of it.
The work
What bathroom worktops involves
The work carries the same five year workmanship guarantee as a kitchen, because seating stone is the same work at either size. The basin and the tap have to be on site at the template, since the aperture comes off the maker's own template and the holes come off the tap. You are left with shelving and a window board that match the vanity, since all of it came off the same offcut on the same day.
The service covers the vanity and everything else in the room that can be cut from stone: shelving, a window board and a return into a reveal. The basin aperture is cut to the maker's own template, and its internal corners are radiused, because a sharp internal corner in a shallow top is where a crack begins. Boxed pipework in a corner goes onto the template with a radius on the internal angle, because a square notch in a shallow top will crack. The aperture is polished because you look into it.

The money
What it costs in Sloane Square
An undermount basin costs more than a countertop one, because the aperture has to be cut, polished and bonded rather than simply dropped through. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. The stone itself is £110 to £550 per square metre supply only; everything done to it is priced separately and shown separately. Priced by the operations in the top, not the area of it.

The carry, and what it rules out
The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. A top with the basin aperture already cut has very little holding it together, so it travels flat on a board rather than on edge the way a worktop does. The window board is the piece that catches a door frame.

What Sloane Square asks for
A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. It usually means the bathroom is decided late, after the kitchen, and by then the offcut that would have suited it has gone. Shared houses want quartz vanities and no sealing regime.
This one sits outside the domestic mix entirely. That mix, locally, is worktop replacement, worktop splashbacks & upstands and worktop templating. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Getting stone into a Sloane Square kitchen
Porters, sign-in books, lift protection and a works-hours window that typically runs weekday daytime only, with no weekend working permitted under the lease. Sloane Street and the square itself have short loading windows and heavy enforcement, so unloading is normally into the block's side or rear service door on a timed slot.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Sloane Square
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you cover Sloane Square?
Yes. Sloane Square is on the patch, and the postcodes we work here are SW1W, SW3. It is worked on our west London run, along with the rest of Kensington and Chelsea. Time-limited bays are camera-enforced across a lot of managed estates, so the unload runs to the clock and the van moves off afterwards. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A vanity fit ends before most parking restrictions do. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.
What should I expect from bathroom worktops in a Sloane Square kitchen?
The rear extension is frequently original rather than added, which means it is solidly built and just as far out of square as the rest of the house. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. The bathroom in a house like this is rarely where it started. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. Wall-hung means the wall carries the basin, so the wall gets checked.
How would you get a worktop into a property in Sloane Square?
Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Nothing is stood on edge once the tap holes are drilled. A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The plumber and the van rarely want the street on the same day.
Does Sloane Square actually ask for bathroom worktops?
Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop templating. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Where every bathroom matches, one slab covers the building. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. A landlord specifying once is specifying tap holes once.
What moves the number on a quote around here?
Handles on opposing runs meet in the middle of the aisle, so a deep edge profile specified on both sides takes width out of the standing space twice over. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. Where the kitchen eats the slab, the bathroom buys its own. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.
What state does a Sloane Square kitchen have to be in before you template?
Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. The tile joint behind is what shows a top that is not level. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Inventories record the condition of a kitchen at both ends of a tenancy, which is a practical argument for a surface that looks the same in its fifth year as its first. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. An en-suite in a let flat is specified like the bathroom next door.
Does a stone worktop need sealing?
Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. Wider halls make the carry noticeably easier, and that alone can remove a join that a narrower terrace would have forced into the run. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. Boarded floors give, and a vanity shows it at the tile line.
What if something breaks during the fit?
Chips at an edge or a corner are the usual form, because that is where stone is least supported. A remade piece is cut from the same slab run wherever the slab allows, because a replacement from another batch will not match across a join. The workmanship guarantee runs 5 years on every kitchen we fit. Sign-in at the gate, a permit on the dash and a named contact are usually wanted before anything comes off the van. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. A double vanity is a worktop as far as the carry is concerned.
Will you fit stone onto units that are not level?
The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Levelling belongs in the carcasses, on their own legs and packers. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. A stud wall takes a vanity only once there is timber behind it.
Can the sink be undermounted rather than sat on top?
If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. A tap under a window board still needs room for its handle to lift, which is checked at the template. We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The thickness follows the kitchen unless you ask otherwise.
