The buildings and streets around Wormholt

1920s cottage estate houseinterwar municipal terracepostwar infill flatshousing association maisonette

Booking reception counters in Wormholt without a site visit is how people end up with a worktop that fits the drawing and not the wall. The interwar cottage estate houses were built with a small dedicated kitchen at the rear, roughly 2.4m by 2m, with a larder and a back door onto the garden, and many still have that footprint. Where a rear extension has been added the kitchen becomes an L of about 3m by 2m, but the original external wall usually stays as a nib, which forces a joint or a mitre at the corner. Send through a photograph or two and the rough run length. We will tell you what you are probably dealing with.

Where the kitchen has been opened into the living room the opening was trimmed with a steel, and a stub of the old wall was left standing at one end. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. The desk is furniture, so all four edges get the same finish.

The hot water cylinder sits in a cupboard opening off the kitchen or the landing above it, and the pipework to it drops through the corner of the room. A housing office counter is used hard and cleaned harder, so the surface is specified for wear and the front edge for being leaned on all day. The service road at the back is often the real way in.

What the job sheets keep listing is 1920s cottage estate house, interwar municipal terrace, postwar infill flats and housing association maisonette. That mix is why two jobs on the same road can run completely differently.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Wormholt is its own job

If you have had a worktop fitted in Wormholt before, you will recognise some of this. Estate layout with front gardens, low walls and gates, and reasonably wide streets, so vehicle access is easier than most of W12 - the constraint is the narrow original front door and a hall barely 900mm wide. Some properties still have the original side alley to the garden, which is the better route if the gate can come off its hinges. The retained nib of the old back wall is where these kitchens want a mitre, and getting that internal corner tight is what the job is judged on. It is all worked out on site in Wormholt, written down, and agreed with you before a single cut is made.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You are left with one firm answerable for the top: the same people measured the carcass, machined the stone and set it down onto it.

A reception counter has a public face and a staff face, and the two are detailed differently because they are used differently. Card reader positions are taken from the operator on site, because a payment terminal moves after an architect has drawn it. A housing office or surgery counter is queued at all day, so the front edge is eased and the surface specified for wear rather than for looks. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Wormholt

Slab yield on a counter is worse than on a kitchen, because a wide top and a narrow shelf rarely nest kindly against one another. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. The supply rate of £110 to £550 per square metre reads the same for a small kitchen and a large one. Everything that makes them different jobs appears further down the quote. The transaction shelf is its own line, because it is its own piece.

ex-local-authority flats and estates

Wormholt in the housing figures

In Wormholt, the post-war rebuilding left less mark here than across most of London, so the layouts are less uniform than the era usually gives. Whatever the desk stands against was put there by an earlier trade, so it is measured and not taken on trust. Nothing about the low shelf is a preference.

What Wormholt asks for

These kitchens tend to be compact and reasonably square, so the fixed template, fabrication and fitting lines are a larger share of the total than the stone is. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. Somebody has to book the lift, and it is rarely the receptionist.

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop replacement, worktop templating and worktop splashbacks & upstands. The work is quoted the same way regardless.

Access

Getting stone into a Wormholt kitchen

Estate layout with front gardens, low walls and gates, and reasonably wide streets, so vehicle access is easier than most of W12 - the constraint is the narrow original front door and a hall barely 900mm wide. Some properties still have the original side alley to the garden, which is the better route if the gate can come off its hinges.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Wormholt

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to Wormholt?

Yes. Wormholt is on the patch, and the postcodes we work here are W12. It is worked on our west London run, along with the rest of Hammersmith and Fulham. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Outside opening hours is usually when the kerb is free. Nothing needs visiting and nothing needs collecting: the template is in your kitchen and so is the fit.

What is different about reception counters in Wormholt?

The first kitchen units were metal and screwed straight into the blockwork, and their plugs are still in the wall behind whatever plaster went over them. Estates of this kind carry the buildings that serve them, and every one has a counter the public queues at: a housing office, a health centre, a community hall, a library. A pharmacy counter is two heights before anybody draws it. A floor that falls across the depth of a run rather than along it tips the carcasses front to back, and packing the front feet changes the overhang while it fixes the level. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The front edge runs straight whatever the wall behind it does.

Is access a problem in Wormholt?

Garden routes carry their own hazards: a drain cover, a step up to a patio, wet decking, or a lawn that will not take a loaded trolley. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. The transaction shelf goes almost anywhere the upper top will not. Where parking runs down both sides the road is left as a single lane, and a van standing in it has to be somewhere it does not stop a bin lorry. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Whoever holds the lease usually holds the loading bay.

Would you call Wormholt a reception counters area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement, worktop templating and worktop splashbacks & upstands. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. The counter is the last trade in and the first thing judged. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Apertures change from desk to desk, so each drawing is its own.

What makes one Wormholt kitchen dearer than the next?

Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Nothing is drawn square that the carcass did not build square. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What holds a template up more often than anything else?

Once the carcasses are levelled the gap under the plinth varies along the run, and that varying gap is the honest record of what the floor is doing. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Where the plaster bows, the counter is drawn away from it. Tell us the hours the building can be worked in and whether the lobby stays open, and send photographs of every corner so we can find the ducts before we draw. Access is arranged through a managing agent or a scheme office rather than with the household directly, so a date gets confirmed once in writing and moving it costs a fortnight. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The building manager sets the hours the counter goes in.

What is the order of events on a Wormholt kitchen?

The same firm templates and fits. Nobody else is brought in to install. Nothing is measured until the sink, the tap and the hob are in the room to measure against. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Floors are a sand and cement screed over concrete, laid fast and worn since, so they are hard, solid and seldom flat. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Nothing about the knee space is left for the fitters to improvise.

What happens if a piece will not go up the stairs?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. Hoisting through a window is occasionally the answer, and it is a decision made at the template, not improvised on the fitting day. Where there is a lift, whether it can be booked out and padded matters as much as its size. A side gate hung to open outward against a fence post is narrower in use than it measures, and lifting the gate off its hinges is usually the quickest win on the route. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Revolving doors get measured rather than assumed.

Do you cut drainer grooves on Wormholt kitchens?

The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. The bowl position has to be settled before templating, since the grooves are set out from it. Textured ceiling coatings and old floor tiles in this stock predate 2000, so nothing is scraped, sanded or lifted before anyone knows what it is. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The drawing follows the carcass; the carcass does not follow the drawing.

Can the price change after templating?

No installed price per square metre is published, because it is not a real number. Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. A shadow gap solves what a scribe cannot.
