New Southgate kitchens

The buildings and streets around New Southgate

Victorian terracepost-war council block2010s-2020s regeneration blocks

Nearly all the reception counters we quote in New Southgate start with the same conversation about what is already in the kitchen and what is staying. Small Victorian terraces with 2.4m rear kitchens sit next to newly built regeneration flats with open-plan kitchen-living rooms and an integrated appliance wall. The new-build work is nearly all upgrading from the developer's laminate without altering the layout, since the units and services are fixed. Every quote we write for New Southgate starts with somebody looking at the actual run, not with an assumption about what is behind the units.

The rear wall of the addition carries both the back door and the window, which leaves very little unbroken wall for a run to sit against. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The height that matters most is the low one.

The staircase rises over the back room in a good number of these, so a sloping bulkhead sits over one end of the run and a piece cannot be stood on edge beneath it. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Clinic counters carry a card reader and a screen at the low level.

What the research records here is Victorian terrace, post-war council block and 2010s-2020s regeneration blocks. What is behind the plaster is different in each, and it matters at fixing.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why New Southgate is its own job

People who have already had stone fitted in New Southgate will know most of what follows, and will know why we ask. Industrial and railway land breaks the road pattern up, so routes are indirect; new blocks have loading bays and lifts, while the older terraces have no drives and tight permit parking near the station. Developer kitchens use 600mm carcasses with a chipboard top glued down, so allow time to break out the old top cleanly without damaging the units the customer wants to keep. It gets measured, drawn, agreed and priced, in that order, and you sign the drawing off before the workshop puts a blade near the slab.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

A reception counter is two working surfaces at two heights joined by a return, and the lower one exists so somebody in a wheelchair can be served at it. The return between the upper counter and the lower shelf is a machined piece with two finished edges, not an offcut cut to fill a gap. These conversions rarely have a square wall at the back of the lobby, so the return is scribed and the front edge is set out straight regardless. The low shelf is a requirement, not a styling choice.

The money

What it costs in New Southgate

A counter is priced by its pieces rather than by its frontage, because the two heights, the return and the knee recess are separate operations before they are one desk. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Colour and finish account for most of the distance between £110 and £550 per square metre. Everything decided after that is labour, and labour is quoted by the operation. Every aperture is counted before a figure is given.

Victorian and Edwardian terraces

New Southgate in the housing figures

Locally the bands run high by London standards. Every survey starts from a blank sheet. Several desks across one estate come off a single slab run, or they will never read as a set. The staff side is finished to the same standard as the public side.

Victorian and Edwardian terraces

The carry, and what it rules out

A lift out of service for the day turns a straightforward install into a stair carry, so the slot gets confirmed with whoever manages the building rather than against a calendar. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Nothing is carried through a reception still taking visitors.

What New Southgate asks for

This one sits outside the domestic mix entirely. That mix, locally, is worktop replacement, worktop templating and worktop splashbacks & upstands. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Access

Getting stone into a New Southgate kitchen

Industrial and railway land breaks the road pattern up, so routes are indirect; new blocks have loading bays and lifts, while the older terraces have no drives and tight permit parking near the station.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in New Southgate

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in New Southgate, or just list it?

Yes. New Southgate is on the patch, and the postcodes we work here are N11. It is worked on our north London run, along with the rest of Barnet. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Whoever holds the lease usually holds the loading bay. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

What do the kitchens in New Southgate do to reception counters?

A two-up two-down has a kitchen that was never designed to be one, so the run is short, the ceiling is low and every millimetre of depth gets argued over. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. The lobby was finished by somebody else, and the counter joins it. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A packer belongs under the joinery, never under the counter.

Do you have trouble getting long pieces into New Southgate kitchens?

Car depth is the number that settles it wherever a piece cannot be stood upright, and most residential cars are shallower than the run they are serving. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. The way in is walked with the joiner as well as with a tape. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The longest counter piece decides the swing radius outside.

Would you call New Southgate a reception counters area?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop replacement, worktop templating and worktop splashbacks & upstands. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. One counter, one drawing, and no second bite at it. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Several desks off one slab run, or they will not match.

What decides the price of a worktop in New Southgate?

Walls at both ends mean two scribes on every piece, and a run that has to drop between two fixed points has no tolerance left to give away. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A join in the shelf and a join in the top belong in one place. Reckon on £110 to £550 per square metre for the material supply only, with templating, fabrication and fitting itemised separately.

What do I need to sort out first?

Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. What the joiner left behind is what the templater records. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. These kitchens tend to be compact and reasonably square, so the fixed template, fabrication and fitting lines are a larger share of the total than the stone is. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. A short lease buys a different counter from a long one.

Can you get a full-length top into an upstairs kitchen in New Southgate?

A join forced by the route still sits over a gable, so it is no poorer a join for that. What decides it is not the width of the stairwell but the length of piece that can be turned in it. Where there is a lift, whether it can be booked out and padded matters as much as its size. A car ceiling at 2.2m sets the tallest thing that will stand in it, and the trap panel and light fitting take a slice off even that. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. Piece length is capped in the drawing office, not on the landing.

Is a full-height splashback practical in a New Southgate kitchen?

A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. Cottage terraces have no hall to speak of and the front door opens almost straight into the room, which makes the carry easier and the protection harder. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. A parade unit is entered up a step nobody thought to measure.

How much upkeep is a stone worktop?

Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. Floors are suspended timber over a shallow void and have moved, so the units are packed and levelled before anything is set on them. These parades have a step up off the pavement and a door that was never sized for a counter top, so the shopfront caps the piece length. Where the hall is tall, the light finds every seam in the counter.

What do you need from me for the sink and hob cut-outs?

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A tap under a window board still needs room for its handle to lift, which is checked at the template. We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. An aisle under a metre stops being a working space the moment two people are in it, and the depth of the tops either side is what decides whether that happens. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The front edge is the one everybody touches, so it is drawn first.
