Petts Wood kitchens

The buildings and streets around Petts Wood

1930s mock-Tudor semi1930s detached1950s infillchalet bungalow

We plan the reception counters in Petts Wood around access, ceiling height and what the kitchen has already been through, none of which shows up in a phone call. Very consistent stock from the inter-war estate: the original kitchen is a small rear room, and almost every job is a rear or side-return extension turning it into an L-shaped kitchen-diner with a peninsula. Because the houses repeat, the layouts repeat, typically a 3.6m rear run plus a 2.1m return. You are not expected to diagnose your own kitchen. Get us out to Petts Wood, and we will tell you what you have got.

The extension slab was poured to its own level, so there is a lip or a ramp where the new floor meets the original one. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. The desk is furniture, so all four edges get the same finish.

Ceilings run to about two point four metres, so wall units, a splashback and an extractor are all competing for the same short band of wall. Practices in this stock are usually converted houses on or behind an interwar parade: a dental surgery, a veterinary practice or a small office with its reception in what was the front room. The knee recess is argued over hardest where the floor is shallowest.

Most of what we quote on here is 1930s mock-Tudor semi, 1930s detached, 1950s infill and chalet bungalow. What the units are screwed to varies between them, and that decides the fixings.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Petts Wood is its own job

Because we work across Petts Wood rather than one street of it, we know which questions are worth asking up front. Front drives on most houses and a side passage on the semis, but the side passages are narrow and often have a gas meter box or bin store in them, so slabs usually go in through the front. The estate is under an Article 4 style design control on the frontages, so the constraint is scheduling around the builder finishing the extension rather than the fit itself. You get a drawing you have agreed, a price that is fixed, and a five year guarantee on the workmanship.

The work

What reception counters involves

The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. The whole desk is dry-assembled at the works, returns and openings included, and checked against the drawing before a single piece is wrapped. You end up with the building open the next morning, because the work was sequenced around the hours it was allowed rather than around a normal working day.

A reception counter is two working surfaces at two heights joined by a return, and the lower one exists so somebody in a wheelchair can be served at it. Where a run is longer than one piece can be, the join is placed over a support and away from the line the eye travels along. A practice converted out of a house has its reception in the front room, so the carcass is built around a chimney breast and the counter is drawn to it. The join sits over a support and out of the sightline.

The money

What it costs in Petts Wood

Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. The corner is either a join or a single cut piece, and which one it is changes both the price and how the run reads. A per square metre figure of £110 to £550 describes stone, not a worktop. What turns one into the other is machining and a fitting day, and both are listed as themselves. The knee recess costs support, and the support is shown.

1930s and inter-war semis

The shape of the run

A mitred corner is cut and dressed as a matched pair, and if either leg shifts by a millimetre on site the joint opens along its whole length rather than at one end. Where the front is curved the top is cut on a waterjet, and the carcass has to be built to the same radius rather than close to it. Overhang at the public face is agreed before the carcass is built.

What Petts Wood asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop templating, worktop installation and worktop design & quotation. The stone, the machining and the crew are the same.

Petts Wood in the housing figures

Across Petts Wood, the great majority of homes are owned rather than rented. Every survey starts from a blank sheet. Permission to work late and a booked goods lift sit with the building rather than with the person behind the desk. Access is settled before a slab is committed.

Access

Getting stone into a Petts Wood kitchen

Front drives on most houses and a side passage on the semis, but the side passages are narrow and often have a gas meter box or bin store in them, so slabs usually go in through the front.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Petts Wood

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Petts Wood, or just list it?

Yes. Petts Wood is on the patch, and the postcodes we work here are BR5. It is worked on our south east London run, along with the rest of Bromley. Where the front garden has been paved over completely the van stands close to the house, and the route in is still a standard front door. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Where the goods entrance is round the back, the carry is priced from there. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

What is different about reception counters in Petts Wood?

The consumer unit and the meter tails often sit in a cupboard in the corner of the kitchen, and that cupboard has to stay reachable whatever goes in around it. The carcass is built around a chimney breast or into a bay, so the counter is drawn to a shape the joiner had to invent rather than to a rectangle, and the return between the upper counter and the transaction shelf rarely nests neatly against the long piece. Protected finishes decide the fixings before the drawing is finished. A stack boxed diagonally across a corner leaves a triangle of dead space, and the top is cut to that triangle rather than to a square return. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A packer belongs under the joinery, never under the counter.

Is access a problem in Petts Wood?

A side gate hung to open outward against a fence post is narrower in use than it measures, and lifting the gate off its hinges is usually the quickest win on the route. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Two heights means two carries, and the low one is not the difficult one. A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. An early slot buys an empty street and an empty lobby at once.

Would you call Petts Wood a reception counters area?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop templating, worktop installation and worktop design & quotation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Matching across sites means matching blocks, not matching names. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. The counter is quoted with the programme written beside it.

What makes one Petts Wood kitchen dearer than the next?

Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A join in the shelf and a join in the top belong in one place. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What holds a template up more often than anything else?

Where the boxing stands proud of the finished wall the upstand behind it has to be broken into separate lengths, because one piece cannot pass it. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. What the joiner left behind is what the templater records. Confirm whether the reception is at ground level or up the stair, and send the carcass drawing with the chimney breast and any bay recorded on it. Owner-occupied kitchens are usually being done once, which is why the edge profile, the vein direction and where a join falls are worth the conversation. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. A porter's desk is specified to outlast the porter.

What happens to the worktop that comes off?

If you want the old top kept for a garage or a utility, say so and it stays on site. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. An old stone top is heavier coming out than the new one is going in, and leaves in sections. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. Waiting time on a counter job is the most expensive hour of it.

How many joins will a Petts Wood kitchen need?

Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. An island often runs in one piece where a wall run cannot. A finished join is typically two to three millimetres, colour-matched and sanded flush. Corner sinks and corner hobs sit exactly where the joint wants to be, so on an L the cut-out positions get settled before the join positions do. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The front edge is the one everybody touches, so it is drawn first.

What is the order of events on a Petts Wood kitchen?

The same firm templates and fits. Nobody else is brought in to install. Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Rear extensions on these sit on shallow foundations, and the crack at the junction with the original wall tells you which way it has moved. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Nothing about the knee space is left for the fitters to improvise.

What is the difference between an upstand and a splashback?

Ordered later from a different batch, the match is not reliable where the two pieces meet. An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. What decides between them is usually the wall: what it is built of, how flat it is, and where the sockets ended up. A radiator sits under the rear window on the outside wall, and moving it is plumbing that belongs before the template rather than after it. Districts built out between the wars have parades of their own, and the practices in them run to a counter with a waiting room behind it and a filing run under the shelf. A desk seen from a whole floor is finished on every edge.
