Dulwich Village kitchens

The kitchens we meet in Dulwich Village

The honest way to talk about worktop installation in Dulwich Village is to talk about kitchens first and worktops second, because one sets the terms for the other. Large detached and semi-detached houses with rear garden-room kitchens - a 4m run, a full island of 2.4m to 3m, a second prep sink and a separate utility are all normal, while the 1960s Span-style houses have a more compact open-plan kitchen sized around the original modular grid. You will see the drawing before anything is machined, and if it is wrong on paper it gets changed on paper.

Units are often only 500mm deep, so a standard 600mm stone top overhangs at the front and the doors need checking against it. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. The whole run is dry-fitted before any adhesive is opened.

Ceiling heights dropped after the war, so there is less wall between the worktop and the wall units than in anything older. Dry-laying comes first even where the walls look modern, because a skim patched over decades is not a straight line. The age of the house sets the pace of it.

Locally the mix runs to Georgian villa, Victorian detached, 1960s Span estate and postwar detached. Each of those behaves differently once the old top comes off.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • We arrive five to ten working days after the measurements are taken.
  • An overhang longer than about 300mm is carried on steel or a bracket, not on the stone alone.
  • The installers are ours, on our payroll, rather than a crew booked in for the day.

The place

Why Dulwich Village is its own job

When we take on a kitchen in Dulwich Village the first thing we work out is how the stone reaches the room it is going in. The Dulwich Estate scheme of management governs external alterations, so extensions and rooflights are consented and often set back; the roads are wide with driveways and off-street standing, which makes this some of the easiest unloading in the borough. Clients here specify large-format slabs and book-matched islands, so slab selection and vein layout are part of the job rather than an afterthought. Access, levels and out-of-square walls all land on the same quote as the stone, itemised line by line.

The work

What worktop installation involves

Installation is the fitting day. The pieces arrive cut, polished and finished, and they are levelled, joined and sealed in your kitchen by our own installers rather than by a subcontracted crew. How long the day takes is a function of how many pieces there are and how far each has to travel through the house, which is why it is quoted as a day rather than by the hour. You end up with a run fitted by the same firm that templated it, and with the offcuts, packaging and old sealant taken away rather than left in the front garden.

A fitting day is mostly preparation and sequence. The stone itself is down in under an hour once everything before it has been done properly. Anything found on the day that changes the job is raised before it is fixed, not itemised afterwards. The plans repeat down the street, so the shape of the day is known before we arrive, and what varies is what has been altered since. The kitchen is usable again the same evening.

The money

What it costs in Dulwich Village

Installation is priced from the survey: how many hands, how long, and whether the pieces can reach the room in one go. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Nothing about the £110 to £550 supply range changes once the template is done. What the template settles is the piece count and the operations, and that is where the figure firms up. The carry is a line, because it is a cost.

period detached houses and villas

Dulwich Village in the housing figures

In Dulwich Village, new build has barely touched the stock, so we are fitting into existing kitchens rather than empty shells. It decides how many hands the day needs, which is the part people find out late. Any adjustment happens before adhesive, never after.

period detached houses and villas

The carry, and what it rules out

A visitor or a neighbour parked on the drive is a five-minute problem at eight in the morning and an hour-long one at eleven. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. A spotter on the van is a man off the tools.

What Dulwich Village asks for

It is on the shortlist for this patch rather than at the top of it, because worktop fabrication comes up more often. Nothing about the process differs between the two.

Access

Getting stone into a Dulwich Village kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

5–10 working days

From template to fitted is 5–10 working days from template. The same on this patch as every other.

Questions

Questions we get asked in Dulwich Village

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you actually work in Dulwich Village, or just list it?

Yes. Dulwich Village is on the patch, and the postcodes we work here are SE21. It is worked on our south east London run, along with the rest of Southwark. Where the front garden has been paved over completely the van stands close to the house, and the route in is still a standard front door. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. Camera enforcement does not take an explanation. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

02

What is different about worktop installation in Dulwich Village?

Post-war terraces have a short straight hall to the kitchen, which is a good deal kinder than the houses they replaced. Access is generally through the front door and a short straight hall into the kitchen, which is a good deal kinder than a Victorian terrace, though rear access through a back garden or shared path is often the better route if it exists. The slow parts are slow for a reason. A window board sitting below finished worktop height leaves two choices, drop the top under it or notch the stone around it, and both cost more than a straight run. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. A forced back edge cracks weeks later.

03

Is access a problem in Dulwich Village?

Rear access usually lets us fit longer pieces whole, so the join count ends up decided by the slab rather than by the building. The fitting day is planned backwards from that point, before anything comes off the van. The last piece off the van is the first one fitted. A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. We aim for the first slot of the day where parking is tight, because that is when the street is emptiest. Forty metres of carry changes the shape of the whole day.

04

Is worktop installation common in Dulwich Village?

It is one of the three we do most here, behind worktop fabrication. Whichever it is, the template and the fitters do not change. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. The fitting day is scheduled to suit that rather than to suit the diary. Fire doors stay shut, so the carry route is longer. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. The last trade in inherits every delay before it.

05

What makes one Dulwich Village kitchen dearer than the next?

Where an overhang is too deep for steel on its own the choice is a leg at the end or a bracket underneath, and a bracket that lands where a knee goes is worse than no bracket at all. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. Clamps close the joint, colour match settles it. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

06

What holds a template up more often than anything else?

A cill projecting forward of the plaster line pushes the back edge out, and the units then stand off the wall by that amount for the whole length. Rushing that is what leaves a gap you look at every morning for fifteen years. Mark it, lift it, cut it, offer it up again. Unlock any rear or shared path gate and clear both the hall and the back approach so we can choose the better route on the day. An owner living in the house makes the decisions and lives with them, so the specification tends to go towards the material rather than towards the lowest total. The fitting day is arranged with whoever can actually give us access for the whole slot. A void between tenancies has no spare days in it.

07

How many visits does a Dulwich Village worktop take?

The template produces a drawing, and the workshop cuts to that drawing once you agree it. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Nothing changes hands until after the template. A stub wall divides the kitchen from the back lobby, and it rarely stayed where the original drawing put it. The fitting day is planned backwards from all of it, before the first piece comes off the van. Dust extraction indoors, or the cut happens outside.

08

Is taking the old top off part of the job?

Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. Taking the old tops off and disposing of them is its own line on the quote rather than something folded into the stone price. The units below stay exactly as they are; only the surface is replaced. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. Two men and a long carry is a different day from two men and a drive, and the crew is sized on that. We would rather start at seven than argue with a warden.

09

What if a worktop will not physically fit through the building?

Splitting a run costs a join, and that is the price of getting stone into the room at all. Every piece goes in by hand and stone does not bend, so the tightest turn on the route sets the longest piece. Garden routes carry their own hazards: a drain cover, a step up to a patio, wet decking, or a lawn that will not take a loaded trolley. We walk the route with a tape and protect it end to end before the first piece is lifted. A carry that needs six hands gets six hands.

10

Is the quote a fixed price or an estimate?

Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. No installed price per square metre is published, because it is not a real number. Where the sill lands inside the height an upstand would occupy there is no upstand, and the stone either dies into the reveal or stops short of it. It adds an hour or two to the day, and that time sits in the schedule rather than being taken out of the finishing. The gap closes on the grinder, not in the sealant gun.
