King's Cross kitchens

The kitchens we meet in King's Cross

The honest way to talk about worktop replacement in King's Cross is to talk about kitchens first and worktops second, because one sets the terms for the other. Predominantly recent apartments with the kitchen built into the living space, so a 3-3.6m run plus an island or peninsula with an integrated hob and a designed-in overhang for stools. The converted industrial buildings have bigger floorplates and take longer single runs without a join. If that sounds like guesswork, it is not: it is measured on the day, in your kitchen, before anything is cut.

The kitchen is usually part of the living space, so three edges are read from a sofa rather than from standing height at the sink. Taking the old tops off is also the first honest look at what has been going on underneath them. A thicker top changes what clears the top drawer.

The party walls are new and built to current sound standards, so they are thick, true and take a fixing well. The lift is measured again for the new pieces, since the laminate went in flat and stone will not. The fabric gets checked while it is open.

The stock behind these kitchens runs to new-build apartment, converted railway and industrial building, Victorian terrace and ex-local-authority block. Which of those you have decides most of what follows.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

The place

Why King's Cross is its own job

We would rather tell you what a fit in King's Cross is going to involve now than discover it with a slab in the hallway. Estate management with booked loading bays, service lifts and delivery windows, which is straightforward if you book it and impossible if you do not. The surrounding roads including Euston Road and Pentonville Road are red routes with no stopping. New-build units are square and level, so the job is logistics and protecting finished floors rather than scribing, and the real risk is damaging a communal lobby rather than mis-cutting a top. The point of the free visit is that we see the King's Cross job for ourselves rather than guessing at it from an email.

The work

What worktop replacement involves

Replacement suits a kitchen that works but has a surface past saving, burnt, swollen at the joints, or lifting where water has found its way into the board underneath. The surface is cleared and the route out protected before anything is unfixed, because a top that has been sealed and screwed down for years leaves the house in pieces with edges on them. You end up with the same kitchen and a completely different surface, in one fitting day rather than a kitchen refit that empties the room for a fortnight.

Replacement is the one worktop job where the survey and the demolition are the same piece of work. The carcasses are read for swelling, soft ends and any fall along the length once the top is off, and that reading is what the day gets costed against. Cam-lock frames were specified for something light, so they get checked and stiffened before anything heavy is set on them. The tiling line and the wall behind it are dealt with too.

The money

What it costs in King's Cross

Taking the old surface off and getting rid of it is its own line rather than something folded quietly into the stone price. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. If you are holding two quotes, the £110 to £550 supply rate is the part they will agree on. Compare the join count, the edge profile and what the fitting line covers. Priced on the kitchen you have, not the one on the plan.

new-build flats and apartments

King's Cross in the housing figures

On the King's Cross streets we cover, landlords hold the greater part of the stock. A void week is the easiest slot to take, and it is worth asking for before a tenant moves in. Disposal is a line on the quote, not a surprise.

new-build flats and apartments

The shape of the run

Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. Cut-outs in the new tops rarely land exactly where the old ones did, so the sink and hob are checked against the new sizes rather than assumed to carry across. Appliance gaps are checked against the new thickness.

What King's Cross asks for

This is not the commonest thing we do here. Worktop installation and worktop fabrication come up more. It is a fact about the local building stock, not about the standard or the price of the work.

Getting stone into a King's Cross kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

5–10 working days

From template to fitted is 5–10 working days from template. The same on this patch as every other.

Questions

Questions we get asked in King's Cross

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Are you set up to work in King's Cross, or is it a subcontractor?

Yes. King's Cross is on the patch, and the postcodes we work here are N1C, N1, NW1. It is worked on our central and north London run, along with the rest of Camden. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. The old tops leave in one movement rather than piece by piece. The work comes to you. We template in your kitchen and fit in your kitchen, with nothing to visit or collect.

02

What do the kitchens in King's Cross do to worktop replacement?

Services were designed in rather than added later, so waste and feeds come up where the drawing put them and the sink is not moving. The work is all in the building, not the kitchen. Old fixings come out of soft brick and better ones go in. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The wall has not moved, and neither has the problem.

03

Do you have trouble getting long pieces into King's Cross kitchens?

Standing a three-metre length on end takes more headroom outside the car than inside it, and a low lobby ceiling is what actually stops it. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. A stone top coming out whole needs the same crew as one going in. Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. Where the van must move, the waste goes on first.

04

Does King's Cross actually ask for worktop replacement?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop installation and worktop fabrication. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. One plot replaced years on, matched or otherwise. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. The carcasses have to be sound, because stone is several times the weight of what is coming off. Shared-house tops take a decade of hard use.

05

What decides the price of a worktop in King's Cross?

The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. The island top is the one that may want its own slab. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

06

What do I need to sort out first?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. This is the commonest reason a replacement turns out to need more than a straight swap. Packing the carcasses is part of the replacement. Book the service lift, loading bay and concierge access for the full day, and confirm the building's permitted working hours in writing. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. If the carcasses are tired the honest answer is that stone will find that out, and it is better said before than after. Wear is what the next inventory records.

07

Can you machine drainer grooves into the stone?

A groove set is its own item on the quote rather than something rolled in with the sink cut-out. Where there is no room for a separate drainer, grooves are usually what gets specified instead. The bowl position has to be settled before templating, since the grooves are set out from it. Riser panels, wall boxes and the boiler cupboard sit in fixed positions the developer will not move for a worktop. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. The units are relevelled before anything new is bedded.

08

What is actually on a King's Cross worktop quote?

Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. Plumbing, gas and electrical work are not in the figure, because we do not do them. The edge profile is its own line, so a shaped edge and a square one are two different figures. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. We would rather find it at template than on the morning, which is why the templater looks behind the units. The laminate has been covering it up.

09

What happens if my units are not level?

The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Variation past what packing can take up has to be corrected in the carcasses before we cut, because the template records the units as they stand. The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. It usually explains the odd filler piece or strip of beading in the existing run that nobody could account for. Found at template, not on fit day.

10

What do you need from me for the sink and hob cut-outs?

The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. A galley that is also the route to the back door is a corridor first and a kitchen second, and what the shape can take is set by the traffic going through it. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. Level the units first, measure the shape second.
