Sands End kitchens

What the kitchens here are actually like

Victorian artisan cottage terraceformer gasworks and industrial site redevelopmentriverside apartment blockmodern courtyard townhouse

The lift car, the loading bay and the building manager decide the piece sizes here, not the slab. The fitting day is planned backwards from all of it, before the first piece comes off the van. One visit, our own installers.

The old cottage terraces have very small footprints, with kitchens of about 2.2-2.6m and rear additions too narrow to take an island of any kind. The redeveloped industrial land next to them delivers new apartments and townhouses with open-plan kitchens on a 3-3.5m run plus an island, all with fixed underfloor heating and services that dictate exactly where a socket or a downdraught can sit.

In finished blocks it is the standard managed routine - booked bay, goods lift, corridor protection - while the cottage streets have no loading bays and heavy resident parking. Ongoing construction across the regeneration area means temporary road layouts, contractor gates and hoarding lines that change month to month, so the approach needs confirming on the day.

Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. If the diagonal is short we either split the run with a planned join or, on lower floors, carry up the stairwell, which needs the half-landing turn checking as well. The slow parts are slow for a reason.

What turns up on the job sheets is Victorian artisan cottage terrace, former gasworks and industrial site redevelopment, riverside apartment block and modern courtyard townhouse. The differences between them show up at template, not at enquiry.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • Every piece is carried in by hand, and stone does not bend.
  • We seat and seal the sink and hob. We do not connect water, waste, gas or electrics.
  • Floors and units are protected before anything comes through the door.

Covered on our west London run. Fitted 3–7 working days from template.

Victorian and Edwardian terraces

What gets asked for here

The research on this patch puts this at the top of the list, above worktop fabrication and worktop templating.

Victorian and Edwardian terraces

The building, and what it does to the job

In the new-build townhouses the underfloor heating manifolds sit in the utility run, so agree cut-outs and access panels with the M and E drawings before templating.

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. It is the slow part of the day and it should be.

Access

Getting stone into a Sands End kitchen

Ongoing construction across the regeneration area means temporary road layouts, contractor gates and hoarding lines that change month to month, so the approach needs confirming on the day. In finished blocks it is the standard managed routine - booked bay, goods lift, corridor protection - while the cottage streets have no loading bays and heavy resident parking.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop installation in Sands End

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Sands End, or just list it?

Yes. Sands End is on the patch, and the postcodes we work here are SW6. It is worked on our west London run, along with the rest of Hammersmith and Fulham. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. We aim for the first slot of the day where parking is tight, because that is when the street is emptiest. It is why the arrival time is what it is. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop installation in Sands End?

Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. The lift is measured before the piece is loaded, and once inside the flat the fitting is quick by comparison. That is the shape of the day. In the new-build townhouses the underfloor heating manifolds sit in the utility run, so agree cut-outs and access panels with the M and E drawings before templating.

Is access a problem in Sands End?

Ongoing construction across the regeneration area means temporary road layouts, contractor gates and hoarding lines that change month to month, so the approach needs confirming on the day. In finished blocks it is the standard managed routine - booked bay, goods lift, corridor protection - while the cottage streets have no loading bays and heavy resident parking. Piece length is set by the internal diagonal of the lift car, not by the length of the slab. The fitting day is planned backwards from that point, before anything comes off the van. None of it is worked out on the doorstep.

Is worktop installation the job you do most in Sands End?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop fabrication and worktop templating. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. The fitting day is scheduled to suit that rather than to suit the diary. One visit, done properly. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. The prep list is not optional.

What decides the price of a worktop in Sands End?

Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. Dry-lay first, always. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. Rushing that is what leaves a gap you look at every morning for fifteen years. Dry-lay, mark, cut, then bond. Book the service lift and loading bay with the building manager for the whole fitting window, and have the fob or key for lift override ready. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. The fitting day is arranged with whoever can actually give us access for the whole slot. Access for the whole slot, or a different day.
