Imperial Wharf kitchens

The kitchens we meet in Imperial Wharf

No two streets in Imperial Wharf throw up the same problem, and the installations we book there are priced off what is actually behind the units rather than off a floor plan. Entirely purpose-built apartment stock with kitchens planned as part of the living space, generally a 3-3.4m run against the service wall plus an island or peninsula of 2-2.4m, sitting over a fixed riser. The frequent job now is replacing the original 2000s granite or composite with lighter large-format quartz or sintered stone, matching existing cut-outs so the plumbing does not move. Guessing at this stage would only put a wrong number in front of you, so we do not do it.

Underfloor heating in a screed rules out fixing into the floor and rules out standing anything heavy on a single point. Pieces come in the order they go down, because there is rarely anywhere to stand the second one while the first is bedded. A bad floor is corrected under the carcass, never with sealant.

A balcony door is the only other opening in the flat and it leads nowhere useful, so everything comes in through the front door. Everything comes up in the lift, so we measure the lift car's internal diagonal before the piece is loaded, because a car that takes 2.4m on the diagonal will not take a 3m worktop no matter how you stand it. Old floors get packed, not argued with.

The mix here is 2000s riverside apartment tower, podium-deck apartment block, modern townhouse and mixed-use block over a landscaped estate. That is why the same worktop costs differently two doors apart.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • Every piece is carried in by hand, and stone does not bend.
  • We seat and seal the sink and hob. We do not connect water, waste, gas or electrics.
  • Floors and units are protected before anything comes through the door.

The place

Why Imperial Wharf is its own job

The questions we ask about a job in Imperial Wharf are about the route, the doorways and the walls, not about the finish. Gated estate with a security barrier, contractor registration, a designated loading bay and a goods lift that must be booked and lined before use, plus estate rules on working hours. From the lift lobby the route to the flat is a long carpeted corridor across a podium, so floor protection is mandatory and the trolley run is significant. Sintered stone and thin porcelain are the usual upgrade here, and those need a rigid transport frame and a full set of suction lifters - they do not forgive being flexed on a long corridor carry. The itemised quote is deliberately boring reading, because a boring quote is one with no surprises left in it.

The work

What worktop installation involves

Fitting covers the stone and everything holding it down: the pieces are set, the joins pulled up, and the sink and hob bedded into their openings before the run is sealed. How long the day takes is a function of how many pieces there are and how far each has to travel through the house, which is why it is quoted as a day rather than by the hour. You end up knowing what was done and why. Anything the room turned out to need was explained while the work was in front of you, rather than appearing on paper afterwards.

A fitting day is mostly preparation and sequence. The stone itself is down in under an hour once everything before it has been done properly. Anything found on the day that changes the job is raised before it is fixed, not itemised afterwards. Developer carcasses are thin cam-lock chipboard, so they are checked and braced before stone goes anywhere near them. The kitchen is usable again the same evening.

The money

What it costs in Imperial Wharf

The fitting line on a quote is manpower and time, which is why it responds to the route into the kitchen rather than to the size of it. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. If you are holding two quotes, the £110 to £550 supply rate is the part they will agree on. Compare the join count, the edge profile and what the fitting line covers. Access is quoted honestly or not at all.

What Imperial Wharf asks for

Part of the regular mix on this patch. Worktop replacement edges it, and worktop replacement and worktop fabrication fill out the rest.

Victorian and Edwardian terraces

The shape of the run

The walkway between the two runs is fixed by the units either side, so any overhang added to one worktop comes straight off the space somebody has to stand in. Support goes in before stone does, so whatever steel, plywood or extra noggin the shape calls for is fitted while the room is still empty. Nothing is bonded until the whole run sits flat.

Victorian and Edwardian terraces

The building, and what it does to the job

A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. If it will not drop in, it goes back out to the saw.

Getting stone into an Imperial Wharf kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

From template to fitted is 5–10 working days from template. The same on this patch as every other.

Questions

Questions we get asked in Imperial Wharf

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you cover Imperial Wharf?

Yes. Imperial Wharf is on the patch, and the postcodes we work here are SW6. It is worked on our west London run, along with the rest of Hammersmith and Fulham. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. Where the van stands sets how the day runs. Your part of it happens entirely at home, with nothing to travel to and nothing to bring back.

02

What do the kitchens in Imperial Wharf do to worktop installation?

Sprinkler heads and extract ducts are coordinated into the ceiling, so an extractor over an island goes where the services already allow. If the diagonal is short we either split the run with a planned join or, on lower floors, carry up the stairwell, which needs the half-landing turn checking as well. The units are shimmed to one datum before stone touches them. Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. Rushing that is what leaves a gap you look at every morning for fifteen years. Dry-lay, mark, cut, then bond.

03

Do you have trouble getting long pieces into Imperial Wharf kitchens?

The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. The fitting day is planned backwards from that point, before anything comes off the van. Boards go down wherever a loaded trolley has to run. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. An early slot is the cheapest parking arrangement there is.

04

Is worktop installation common in Imperial Wharf?

It sits second or third on this patch, behind worktop replacement. Same template visit, same benches, same installers either way. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. The fitting day is scheduled to suit that rather than to suit the diary. One kitchen out of use, never the whole house. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. Plot after plot, the same fitting sequence.

05

What decides the price of a worktop in Imperial Wharf?

Both runs are in view at the same time, so the two pieces are taken off the same area of slab and the veining is set to run the same way on each side. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. The join is the last thing finished. The material band is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

06

What do I need to sort out first?

A stack boxed diagonally across a corner leaves a triangle of dead space, and the top is cut to that triangle rather than to a square return. The back edge is eased in progressively rather than offered up once and forced. Eased in, never forced. Book the service lift and loading bay with the building manager for the whole fitting window, and have the fob or key for lift override ready. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. The fitting day is arranged with whoever can actually give us access for the whole slot. One person is responsible for the door that morning.

07

Will you fit stone onto units that are not level?

The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Variation past what packing can take up has to be corrected in the carcasses before we cut, because the template records the units as they stand. Levelling belongs in the carcasses, on their own legs and packers. Where the boxing stands proud of the finished wall the upstand behind it has to be broken into separate lengths, because one piece cannot pass it. It adds an hour or two to the day, and that time sits in the schedule rather than being taken out of the finishing. It is the slow part of the day and it should be.

08

Who decides where a join falls?

What you get is a line rather than a step, because the pieces are levelled to each other first. Slabs come in finite sizes, so a long run needs a join whatever the room looks like. An island often runs in one piece where a wall run cannot. A galley closed at one end takes a short return across the top, and that little piece carries the same edge work, the same handling and nearly the same cost as a full length. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. Support first, stone second.

09

How do you cut out for an undermounted sink?

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. Walls at both ends mean two scribes on every piece, and a run that has to drop between two fixed points has no tolerance left to give away. Joins are pulled with suction clamps and finished flush, then colour-matched, which is the last thing done rather than the first. The laying order follows the shape.

10

Do most Imperial Wharf kitchens take upstands or full-height splashbacks?

Tiling and stone can meet, but where they meet is decided before the template rather than after. Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. A riverside block is a managed building with a booked goods lift, a loading bay and a concierge, and all three have to line up on the same day. The lift is measured before the piece is loaded, and once inside the flat the fitting is quick by comparison. Fixings go into what the wall actually is.
