Streatham Vale kitchens

The kitchens we meet in Streatham Vale

Anyone who has already replaced a kitchen in Streatham Vale will tell you that worktop installation is decided by the room long before anyone opens a colour chart. Uniform interwar semis with rear kitchens roughly 2.5m by 3m, and the standard project is a small rear extension or a knock into the dining room giving an L with a breakfast bar. Islands are rare because the extended room is used as a dining space instead. The quotation visit costs nothing and commits you to nothing. It is also the simplest way to find out which you have.

The boiler has usually been moved into the kitchen at some point, with its flue through the outer leaf and its pipework surface run to the nearest corner. The fitting day is planned backwards from all of it, before the first piece comes off the van. Every unit gets a level on it before a piece lands.

Downstairs the hall and dining room are boarded but the kitchen was laid solid from the start, so the room sits on a different construction from the one beside it. Where a return wraps into a recess, the piece is offered in dry, marked and eased rather than pushed. Old fabric gets handled as old fabric.

The houses and blocks behind these jobs are 1930s semi, Interwar terrace and Postwar infill. The run length that is easy in one is a join in another.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • Floors and units are protected before anything comes through the door.
  • The fit follows a template taken in the same room, not a set of plan measurements.
  • We arrive five to ten working days after the measurements are taken.

The place

Why Streatham Vale is its own job

The survey in Streatham Vale is looking at the route and the walls at least as hard as it is looking at the run itself. Streets are quieter and largely uncontrolled compared with the Streatham high road, and many houses have hardstanding or a dropped kerb. The railway line and the limited crossings mean the approach route needs checking, and side alleys are around 780mm at the gate. These houses almost all still have the original back-boiler flue or a boxed vertical duct in the kitchen corner, so allow for a notched return leg as a matter of course. It is all worked out on site in Streatham Vale, written down, and agreed with you before a single cut is made.

The work

What worktop installation involves

Installation is the fitting day. The pieces arrive cut, polished and finished, and they are levelled, joined and sealed in your kitchen by our own installers rather than by a subcontracted crew. Every piece comes in through the house by hand, so the route is walked before the van is opened and the tight turn is found then rather than with three metres of stone in the air. You end up with a run fitted by the same firm that templated it, and with the offcuts, packaging and old sealant taken away rather than left in the front garden.

The fitting day is the day the templating either pays off or does not, and almost nothing that makes it hard belongs to the stone. Silicone is cut in with a blade rather than run with a finger, so the line stays straight when the light crosses it. A side passage means the pieces come in without going through the house, which usually takes an hour off the day. The kitchen is usable again the same evening.

The money

What it costs in Streatham Vale

What makes a fitting day expensive is almost never the stone. It is the building. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. One visit, and what it covers is written down.

1930s and inter-war semis

What Streatham Vale asks for

Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. The fitting day is scheduled to suit that rather than to suit the diary. A shared house stays occupied while we work in it.

Whatever else we are booked for here, it is usually this. Then worktop replacement.

1930s and inter-war semis

Streatham Vale in the housing figures

On the Streatham Vale streets we cover, a large share of the housing went up between the wars. On a room that size the cut-outs cost more than the area. The awkward moment is nearly always the same one on this plan, so it is dealt with early. The day is planned to the stock, not to a standard slot.

Access

Getting stone into a Streatham Vale kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

5–10 working days

From template to fitted is 5–10 working days from template. The same on this patch as every other.

Questions

Questions we get asked in Streatham Vale

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Streatham Vale on your patch?

Yes. Streatham Vale is on the patch, and the postcodes we work here are SW16. It is worked on our south London run, along with the rest of Lambeth. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. An early slot is the cheapest parking arrangement there is. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

02

What do the kitchens in Streatham Vale do to worktop installation?

Deep timber window boards were fitted throughout and they stand proud of the plaster, so a top reaching the window meets a stepped edge rather than a flat one. Access is usually the easy part here, as most of these have a side gate and a back door straight into the kitchen, so we carry down the side alley rather than through the house and keep the mess outside. Lath and plaster is not a fixing, and is treated accordingly. Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. Two millimetres at the wall is two millimetres you see.

03

Do you have trouble getting long pieces into Streatham Vale kitchens?

Grass and gravel will not take a loaded trolley, so a boarded track gets laid from the gate to the door before the first piece moves. The fitting day is planned backwards from that point, before anything comes off the van. Suction pads go on once the face is clean and dry, not before. A drive that shelves towards the house needs the van chocked and the trolley controlled, since a loaded A-frame gathers speed quickly on a slope. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. A crew waiting for a space is a crew being paid to wait.

04

Is Streatham Vale mostly worktop installation work for you?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop replacement. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. Fire doors stay shut, so the carry route is longer. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. One visit, with the sink and hob seated and sealed before we leave. The last trade in inherits every delay before it.

05

What decides the price of a worktop in Streatham Vale?

The return piece is the awkward one on a slab: short, full depth, and rarely nesting neatly against the long lengths, so yield rather than area is what moves the material figure. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. Nothing is cut on site if the bench can do it. Reckon on £110 to £550 per square metre for the material supply only, with templating, fabrication and fitting itemised separately.

06

What do I need to sort out first?

Anything that has to stay accessible, a stopcock, a gas meter, a riser panel, is marked on the template so the stone is cut around it instead of over it. Rushing that is what leaves a gap you look at every morning for fifteen years. Nothing bears on plasterboard. Unlock and clear the side gate and back door, and move bins, planters and washing lines out of the alley run. A quartz sample left on the counter for a week under the actual kitchen lights settles more arguments than any showroom, and an owner is the only person in a position to do that. The fitting day is arranged with whoever can actually give us access for the whole slot. Booked around the tenant, not around the owner.

07

Will you fit stone onto units that are not level?

A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. Units have to be fitted, fixed and level before templating, and it is better to hear that at the template than on the fitting day. A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. The back edge is eased in progressively rather than offered up once and forced. The awkward corner goes in first, not last.

08

When do I pay for a Streatham Vale worktop?

Every run, cut-out, edge, join and groove set is a line, which is what makes it comparable with anyone else’s. Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. Plumbing, gas and electrical work are not in the figure, because we do not do them. A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. It adds an hour or two to the day, and that time sits in the schedule rather than being taken out of the finishing. Fixings find the studs or they find nothing.

09

Are drainer grooves cut on site or in the workshop?

Grooves and an undermounted bowl are usually specified together, since the grooves are run to the bowl edge. The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. The bowl position has to be settled before templating, since the grooves are set out from it. Crittall windows were swapped for plastic ones in openings that were made good rather than rebuilt, which leaves reveals that are neither straight nor equal. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. A bad floor is corrected under the carcass, never with sealant.

10

Do most Streatham Vale kitchens take upstands or full-height splashbacks?

Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. What decides between them is usually the wall: what it is built of, how flat it is, and where the sockets ended up. Tiling and stone can meet, but where they meet is decided before the template rather than after. The hall is parquet or original boards in a good many of these, and it is the surface that takes the traffic for the whole of a fitting day. The fitting itself is slower than the carry: original plaster on the party wall and around the old chimney breast is rarely square to the run, so back scribes get cut on site, and where a return wraps into a breast recess we template that shoulder tight and ease it in. One datum, taken off the highest point of the floor.
