Bruce Grove kitchens

The kitchens we meet in Bruce Grove

What splashback and upstand work actually involves in Bruce Grove depends on what you are fitting into, and around here that is not one thing. Large Victorian houses that were built for single families and are now mostly split into flats, so kitchens end up in odd places - a former front parlour, a half-landing return room, or a back addition. Run lengths vary wildly between 1.8m and 3.5m in the same street. You do not need to know which one you have before you call. We work that out on the survey.

Party wall settlement pulls the floor down at one side of the room, so a long run reads level at one end and not at the other. A wall out by a few millimetres over a metre will show behind a full-height panel and disappear behind an upstand. Old walls take a scribed upstand better than a rigid panel.

The partitions put in at conversion are studwork standing on the old floor, so they take a fixing well but carry nothing, and a heavy end panel needs a different answer. Where a client wants a full-height piece behind the hob, it usually sits in the old chimney recess, and that recess is rarely square top to bottom or side to side, so it has to be templated as a trapezium rather than a rectangle. The wall makes that decision, not the brochure.

The kinds of building we work in here are Victorian terrace, Victorian villa conversion and flat above shop. Each carries its own carry problem before it carries a worktop.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Upstands are small pieces, so they usually come out of the offcut the worktop leaves.
  • Dekton and sintered stone are stable in heat and daylight, which is why they suit a wall behind a hob.
  • A wide wall takes more than one piece, because slab width is finite.

The place

Why Bruce Grove is its own job

A firm that has not worked in Bruce Grove tends to find out about the access on the morning of the fit, which is too late to change anything. The High Road end has heavy bus traffic, market activity and loading restrictions, and the side streets are permit-controlled. Converted houses have a communal front door, a shared hall with buggies and bikes in it, and a stair with a tight quarter-turn. Because these are conversions, the kitchen is often above someone else's living room - drop cloths and a no-cutting-inside rule are worth agreeing with the freeholder up front. You see the drawing before we cut, and if we have read the room wrong, that is the moment to say so, not the morning the fitters arrive.

The work

What worktop splashbacks & upstands involves

The decision belongs to the quotation stage rather than to the week after the kitchen is finished, because the stone for the wall is taken from the worktop order rather than bought again. Because the tops are already in, the kitchen stays in use around this stage. It is a return visit rather than another day of the room being unavailable. You end up with the room finished. The wall was the last thing outstanding, so once these pieces are on there is nothing left waiting on another visit or another trade.

Fitting them is a couple of hours with no water, gas or electricity touched, which is why it usually comes back as a short return visit. Behind a hob the panel usually rises higher than the rest of the run and stops at the extractor instead of at the units. A rear extension often puts the sink under a window whose sill is barely clear of the surface, and that settles the height before anyone gets a say. A hand's width, or all of it.

The money

What it costs in Bruce Grove

Upstands and splashbacks are priced by the metre of finished edge and the number of cut-outs, not by the area of wall they cover. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. Same slab run, and the quote says so.

Victorian and Edwardian terraces

What Bruce Grove asks for

We are not going to claim this is the local speciality when the stock says otherwise. Worktop replacement and worktop installation is what these streets actually ask for. The work itself is done exactly the same way.

Victorian and Edwardian terraces

Bruce Grove in the housing figures

Across this patch the great majority of the housing predates the First World War. The kitchens are compact, so the fixed lines outweigh the stone. On a bowed run an upstand can be scribed in, where a single sheet would sit proud at one end. Nothing cut until the tiling decision is final.

Victorian and Edwardian terraces

The carry, and what it rules out

A shared-use bay allows a paid stay up to a set maximum, and that maximum is routinely shorter than the working day the job needs. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Nothing this long gets walked while a warden is circling.

Getting stone into a Bruce Grove kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Bruce Grove

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Bruce Grove far enough out to be a problem for you?

Yes. Bruce Grove is on the patch, and the postcodes we work here are N17. It is worked on our north London run, along with the rest of Haringey. Camera enforcement gives nobody the chance to explain, where an officer on foot at least sees a tail lift down and stone coming off it. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. The crate stays on the van until the route in is clear. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

02

Is there anything about Bruce Grove buildings that catches worktop splashbacks & upstands out?

The flat entrance door is a certified fire door on a closer, and taking it off for an hour means dealing with the seals and the closer before the day ends. Lath-and-plaster on the party wall and the chimney breast returns almost never runs true, so a 100mm upstand bedded on silicone is the honest answer here, it rides the bow and hides the junction the worktop can never close on its own. Cut from the same slab run as the tops. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. An upstand rides what a panel exposes.

03

What do you check about the route into a Bruce Grove property?

The measurement that decides everything is the diagonal between the underside of the flight above and the outer edge of the turn below it. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. That is agreed at template, not on fitting day. Where a loading concession applies at all, it holds only while something is being carried, which makes it a way to unload rather than a way to park. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Distance from tail lift to door is the whole risk here.

04

Would you call Bruce Grove a worktop splashbacks & upstands area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement and worktop installation. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. A converted flat is measured off the original house, so no two units in the same building have quite the same kitchen run. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. The annexe gets the same panel as the main run. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. A repeated spec needs a repeatable splashback.

05

Why do two Bruce Grove kitchens the same size price differently?

A tall bank of housings at one end takes a chunk out of the working run, so the usable length of that side is always less than the length of the wall behind it. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Panel height is set by the extractor. Material sits between £110 and £550 per square metre supply only, and templating, fabrication and fitting are quoted line by line.

06

What has to be finished before you can template?

Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Make the wall good first, or accept the detail. The chimney breast recess must be replastered and fully dry, and the hob and extractor positions fixed, before anyone templates a full-height piece into it. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. Full-height panels need the wall made good first, which is another trade and another timescale. A deferred splashback still comes off this drawing.

07

How many visits does a Bruce Grove worktop take?

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. No payment is due before the template. Gas, waste and later wiring were boxed in against the wall long after the house was built, and that boxing is what the run has to clear. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. Twenty millimetres of packing behind a panel is not a fix.

08

What happens when the route into a Bruce Grove kitchen is tighter than the worktop?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. The carry route is measured before anything is cut, so a piece that will not make the turn is split at the drawing stage rather than discovered on the day. There is no leaning a piece against a wall halfway up, so any flight longer than a dozen treads is planned around a rest point on a landing. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. The panel is sized to the turn, not to the wall alone.

09

Will I have to look after it? What does a Bruce Grove worktop need?

The bead where the sink and hob meet the stone is siliconed rather than sealed, and wants watching. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. Boxed sash frames swallow a hundred millimetres of wall on each side of the opening, so the wall between a window and a corner is shorter than a plan makes it look. A 100mm upstand bedded on silicone is the honest answer where the plaster bows, because it rides what a tall panel exposes. Decided before fabrication starts.

10

Is the quote a fixed price or an estimate?

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. Material is quoted supply only and templating, fabrication and fitting sit on their own lines, so it is visible which part is stone and which is labour. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. It decides whether the run gets one continuous piece or a set of separate lengths with a joint at every obstruction. Scribed, dubbed out, or set proud. Pick one.
