Haydons Road kitchens

The kitchens we meet in Haydons Road

Where the fabrication runs in Haydons Road get complicated is rarely the stone itself, and much more often the room the stone has to go into. Dense small terraces where the kitchen occupies the original rear addition and measures barely 1.9m wide, so it is a true galley with units on one side only. A large share are split into upper and lower flats, and the upper flat kitchen is often a former bedroom with a boxed-in stack. Bring us the problem rather than the diagnosis. Working out what you have got is the first thing we do.

There is usually a step down into the back addition, so the kitchen floor and the hall floor are not the same level and neither of them is flat. Mitres, cut-outs and drainer grooves are all machined before delivery, because none of them can be done well in a kitchen. Cut-outs are set out from the units, not the appliance box.

A conversion takes kitchen waste to a stack added to the outside of the building, which fixes the sink position long before anyone draws a layout. Joins land over a cabinet gable and clear of every cut-out, because the alternative is a bridge of stone that will not survive the carry. Settled on the drawing, cut once.

Locally the mix runs to Victorian two-up two-down, Late Victorian terrace and Flat conversion. The age of the shell tells us more than the age of the kitchen does.

True everywhere

Worktop fabrication, in short

  • Slabs come in finite sizes, so a long run needs a join.
  • Joins sit over a cabinet gable, never spanning a gap or running through a cut-out.
  • A finished join is typically 2–3mm, colour-matched and sanded flush.
  • Your sink and hob are dry-fitted on the bench before dispatch.

The place

Why Haydons Road is its own job

People who have already had stone fitted in Haydons Road will know most of what follows, and will know why we ask. Houses front directly onto the pavement with no forecourt, the streets are permit-controlled and narrow, and the railway line limits through routes so vans have to approach from the right end. Internal halls are around 850mm with a sharp turn at the foot of the stairs. With no forecourt there is nowhere to set a slab down between van and door, so anything wider than the hall has to be carried in one continuous move, plan the pair and the route before unloading. We template Haydons Road kitchens after the units are in and levelled, which is the only point at which the real measurements exist.

The work

What worktop fabrication involves

The stage takes three to seven working days between template and fit, because the slab has to be machined in between rather than pulled finished off a shelf. Edges are worked after the cutting, and the profile chosen at the quotation is machined into every exposed run, so the front of the kitchen reads the same from one end to the other. You are left with stone handled by machines in a workshop rather than by two people with a grinder in a kitchen, which is where the finish on an edge actually comes from.

Fabrication happens in one place, on machines that hold a tolerance no hand tool on site could hold. Edges are profiled and then polished through a run of finer heads until the shine matches the factory face of the slab. Nothing in a house of this age is square, so the wall line the template records is the line the stone is worked to, ninety degrees or not. Every edge is finished here, not at your house.

The money

What it costs in Haydons Road

Machining time is what separates two quotes on the same stone: mitres, cut-outs and profiled edges are hours, and hours are the cost. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. The slab is worked before the price is given.

Victorian and Edwardian terraces

The shape of the run

A doorway partway along one wall breaks that side into two separate pieces, and two short pieces cost more between them than the single long one they replace. Pieces are dry-assembled on the bench before dispatch so the corners are known to close before they leave the workshop. Book-matched pieces are cut adjacent or not at all.

Victorian and Edwardian terraces

The building, and what it does to the job

Anything that has to stay accessible, a stopcock, a gas meter, a riser panel, is marked on the template so the stone is cut around it instead of over it. None of it is left for the fitter to grind out on site, since a polished edge cannot be put back once it has gone. A notch and a cut-out never share the same span.

What Haydons Road asks for

Around here this is occasional rather than routine. The routine ones are worktop replacement and worktop splashbacks & upstands. That is a comment on the buildings and on nothing else.

Getting stone into a Haydons Road kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Haydons Road

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Which postcodes do you cover around Haydons Road?

Yes. Haydons Road is on the patch, and the postcodes we work here are SW19. It is worked on our south west London run, along with the rest of Merton. A van waiting on a loading concession has somebody standing with it, because a vehicle left unattended is the one that collects the ticket. It rarely changes what we cut, but it does change how the pieces are stacked and strapped for the run out. The strapping answers to the walk, not the drive. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

02

Is there anything about Haydons Road buildings that catches worktop fabrication out?

Floors are the original joists with a later acoustic layer laid over them, and that layer is not flat where it meets the doorways. The galley run down a side-return usually measures longer than a slab will give us, so a join is designed in from the start and nested to land over a cabinet gable rather than wherever the material happens to run out. The bench proves it before the van moves. A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. The casing gets plotted. The steel inside it does not.

03

What do you check about the route into a Haydons Road property?

Spindles and a newel cap stand proud of the string, so the usable width on a turn is measured to the handrail rather than to the wall behind it. So the nesting is worked to the measured route first and to the slab second. Nothing leaves the bench longer than the way in allows. Controlled hours that end in the middle of the afternoon make the second half of the day easy and put the whole problem in the first half. Where unloading has to happen in one go, the load order is planned so nothing has to come off twice. Stacking order is a parking decision here.

04

Does Haydons Road actually ask for worktop fabrication?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement and worktop splashbacks & upstands. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Several units in one building are fitted out to the same drawing, so an error on that drawing is an error repeated in every flat. Cutting several kitchens from different slabs and calling them matched is where firms get caught out. One drawing set, every unit. A converted flat is measured off the original house, so no two units in the same building have quite the same kitchen run. Pieces are dry-assembled and checked on the bench before anything is loaded. The batch stays together to the crate.

05

Why do two Haydons Road kitchens the same size price differently?

Handles on opposing runs meet in the middle of the aisle, so a deep edge profile specified on both sides takes width out of the standing space twice over. The nest is laid out around that, with joins placed over cabinet gables and kept clear of every cut-out. A recut loses the sequence for good. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

06

What has to be finished before you can template?

A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. Cut it square where it should be radiused and the piece will fail on the lift, not in the kitchen. The piece is nested around the scribe, not despite it. The sink and hob need to be on site and the run layout fixed before we start cutting, because moving a hob after the join position is set means recutting the whole piece. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. Changing an appliance after the nest is set means recutting the piece, not adjusting it. Appliance changes after nesting are a new piece.

07

Is a drainer groove worth it in a small Haydons Road kitchen?

They are cut with a fall towards the bowl, which is why they cannot be added on site later. The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. All of that is settled at the nesting stage, because a machined piece cannot be adjusted afterwards. Drainer grooves are machined flat, on a bed, never on site.

08

What if the units in a Haydons Road kitchen have moved since they went in?

Units have to be fixed down as well as levelled. A loose carcass moves under stone. Units have to be fitted, fixed and level before templating, and it is better to hear that at the template than on the fitting day. Levelling belongs in the carcasses, on their own legs and packers. Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. Internal corners are machined with a radius and polished, and kept well clear of any join or cut-out. Nothing leaves the bench expecting a square wall.

09

Can a Haydons Road worktop be done in one piece?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. An island often runs in one piece where a wall run cannot. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. A join that lands in the wrong place cannot be moved once the cut-outs are machined, so it is settled on the drawing. Every piece is labelled to its place in the run.

10

Is a full-height stone splashback worth doing?

An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. It is quoted by area like the worktop, so a long run is a material line rather than a trim. The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. The communal stair is wide and handsome and the flat door at the top of it is a standard leaf, which is where a long piece stops. The other constraint is the hall: a piece has to come through the front door, round the newel at the foot of the stairs and through a doorway into the back kitchen, so we size the pieces to the tightest turn on that route before we nest anything, which sometimes means splitting a run that would otherwise have gone in whole. Every join over a gable, clear of every cut-out.
