Holland Park kitchens

The kitchens we meet in Holland Park

Most of the splashback jobs we do in Holland Park land in one of a few kinds of kitchen, and which one you have changes the job long before the stone is ordered. Villas here carry full-width lower ground kitchen and family rooms, frequently with two islands or an island plus a separate prep run, and single pieces of 3.6m and up are normal rather than exceptional. Book-matched veined stone on a waterfall island and a matching full-height rear panel is the standard specification, which means slab selection at the yard comes before any cutting. Photographs of the run and a rough length are usually enough for us to say which of those you are looking at.

Ground floors fall away towards the garden across the whole footprint, so the units are packed up long before anything is measured for stone. Height is set off the units and the hob, not off the tile line that was there before. A chimney breast breaks a panel run regardless of the drawing.

The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. Where an upstand meets a window reveal the return is mitred rather than butted, so the joint does not open as the wall moves. Blown plaster comes off before stone goes on.

What turns up on the job sheets is Italianate detached and semi-detached villa, large stucco terrace, 1960s-70s architect-designed infill house and gated modern townhouse. The age of the shell tells us more than the age of the kitchen does.

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • The same fitters who install the worktop put the stone on the wall.
  • Wall pieces are priced by the square metre like everything else, from £110 upwards.
  • Edges are polished on every side that shows, including the top edge of an upstand.

The place

Why Holland Park is its own job

Working in Holland Park regularly means we plan for what catches people out here rather than finding it on the day. Several roads are private or gated with gravel drives and speed humps, and gravel is the enemy of an A-frame trolley, so the load usually has to be carried from the road edge. Where houses have their own side gate to the garden it is worth using it, because the main staircases here are wide but turn twice and the balustrades are frequently listed and cannot be unbolted. The island pieces routinely exceed what six men can hand-carry down a domestic stair, so budget for glass suction and a stair crawler rather than assuming extra labour will solve it. Both are settled at the template visit and written into the quote, so nothing about the day is discovered on your doorstep.

The work

What worktop splashbacks & upstands involves

The choice is not all or nothing. A kitchen can take slim upstands along the run and a taller piece behind the hob alone, and the two are priced as separate items. These are templated after the worktop is fitted and settled, never before, so they scribe to the wall the worktop actually meets. Socket and switch positions need to be final first. You end up with a continuous run of stone from the worktop up, cut from the same slab batch so the colour matches where the two pieces meet.

The survey for these pieces is a separate visit with a separate drawing, made after the tops are in and the room has stopped changing. Behind a hob the panel usually rises higher than the rest of the run and stops at the extractor instead of at the units. Chimney breasts in these kitchens leave a shallow opening where the range once stood, so the strip has to return into it on both sides. Machined to the room, not trimmed to it.

The money

What it costs in Holland Park

Sockets and switches are cut-outs like any other, and their number does more to the price than the height of the panel does. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. For a rough sense of the material, £110 to £550 per square metre supply only is the honest span. Treat it as one line of a quote that will carry several more. Same slab run, and the quote says so.

period detached houses and villas

The carry, and what it rules out

Gravel and block paving both look like hard standing and neither takes a loaded trolley, so the run from tail lift to door gets boarded. Where the carry is long the panels come in on edge, two hands on them and nothing else in the way. Long panels and long carries do not mix.

What Holland Park asks for

Not typical work for this area. Worktop fabrication and worktop installation are what the housing asks for. The process is unchanged; only how often we are on the street differs.

Holland Park in the housing figures

In this neighbourhood the bands run high by London standards. Nothing sits on a standard module. Ordered later, from a different batch, the match is not reliable where the pieces meet. Returns and reveals set out at finished size.

Questions

Questions we get asked in Holland Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Holland Park far enough out to be a problem for you?

Yes. Holland Park is on the patch, and the postcodes we work here are W11, W14. It is worked on our west London run, along with the rest of Kensington and Chelsea. A shared drive is only useful if the neighbour is not the one parked behind the van, so we ask which side the standing belongs to before the date is set. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Off the van last, and never in a hurry. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

02

Why would worktop splashbacks & upstands in Holland Park be any different from anywhere else?

Original panelling and shutter boxes stand out from the structural wall, so the face the units meet is joinery rather than plaster. Lath-and-plaster on the party wall and the chimney breast returns almost never runs true, so a 100mm upstand bedded on silicone is the honest answer here, it rides the bow and hides the junction the worktop can never close on its own. The wall build-up sets the depth of the return. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. Scribe the top edge too or it stands off.

03

What is the carry like in Holland Park?

Where the stairwell is narrow enough that the stone travels on edge the polished face runs within an inch of the plaster, so the walls get boarded as well as the steps. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Full height goes in only where the way in allows full height. Drives with a dropped kerb and a tight turn-in take a long van at an angle, and that angle decides which side the tail lift can work from. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. The crate exists for the walk from the van.

04

Do you get much worktop splashbacks & upstands work in Holland Park?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop fabrication and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Plot spec panels are ordered by the plot, not the room. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. One conversion drawing repeats its mistakes six times.

05

Where does the money go on a Holland Park worktop?

Sockets set into the end panel keep the top clear, but they sit below the stone and are cut into the panel by the fitter rather than machined into the worktop. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Upstands follow the return round the corner. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

06

What needs to be ready before you come to Holland Park?

Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. The sill caps the upstand before anything else does. The chimney breast recess must be replastered and fully dry, and the hob and extractor positions fixed, before anyone templates a full-height piece into it. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. The wall trade answers to a different budget.

07

How many visits does a Holland Park worktop take?

Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. The fit follows 5 to 10 working days after the template, and nothing is cut before that visit because nothing is cut from a plan. The back addition is frequently a single skin of brick rendered on both faces, which takes a fixing badly and moves with the weather. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. Boxed pipework decides the panel width before taste does.

08

What if a worktop will not physically fit through the building?

Splitting a run costs a join, and that is the price of getting stone into the room at all. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. A window sill or a radiator on the half-landing takes the corner out of the turn at precisely the point the piece needs that corner. Where the route is tight we break a long splashback at a natural vertical joint instead of forcing one panel through. Upstands make almost any turn a worktop will not.

09

How many joins will a Holland Park kitchen need?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Join count and position are settled from the template drawing rather than improvised on the fitting day. A pop-up socket in the surface is one more cut-out through the full thickness, and it wants the same clear space beneath it that a sink does. Upstands follow the run exactly, so every internal and external corner is a separate mitred or butted piece. The hob panel is sized after the extractor, not before.

10

Is the quote a fixed price or an estimate?

No installed price per square metre is published, because it is not a real number. The edge profile is its own line, so a shaped edge and a square one are two different figures. The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. A downstand sets the panel height, not the wall units.
