St Katharine Docks kitchens

The kitchens we meet in St Katharine Docks

Two kitchens a street apart in St Katharine Docks can turn splashback and upstand work into two quite different pieces of work, which is why nothing is priced from the doorstep. Apartments around the marina have modest kitchens, often 2.4m to 3m in a galley or L opening to a dining area, with plenty of duplexes where the kitchen sits on the entry level. Refits here are almost always replacements in a sound kitchen rather than a full knock-through. Whichever it is, the process below is the same, and the figure you get after templating is fixed.

The original plan had one sink position, and moving it means taking a waste through a wall that does not want to be cut. Height is set off the units and the hob, not off the tile line that was there before. Window reveals decide where the run of stone stops.

Windows went in on a programme with plastic frames set into the original openings, so the frame is thicker, the glass area smaller and the reveal has a liner over the concrete. The rough band left where tiles took the plaster with them is covered by the upstand rather than made good twice. A reveal in a thick wall changes where the panel stops.

What the job sheets keep listing is 1970s-80s marina apartment block, converted dock warehouse and recent infill apartment. The template reads them differently even where the layout looks identical.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Edges are polished on every side that shows, including the top edge of an upstand.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.
  • Socket and switch positions must be final before templating.

The place

Why St Katharine Docks is its own job

Nothing about fitting stone in St Katharine Docks is guesswork on our part, because guesswork with a machined slab is expensive. The estate is privately managed with barrier-controlled vehicle entry, so the van needs booking in and a time-limited pass to reach the block door. Once inside it is a flat, level route across paved quayside, but lifts are small 1970s cars and some blocks route deliveries through a basement service corridor. Barrier and dwell-time limits mean the slab comes off the van in one go, so the crew and the route need to be sorted before it arrives. Once the template is signed off the price is fixed. It does not move because the job turned out fiddly.

The work

What worktop splashbacks & upstands involves

The work carries the same five year workmanship guarantee as the worktop and is done by the same installers, which is why it is booked as part of the same job. Where a run is longer than one sheet will cover, the break is put on a vertical that has a reason to be there, and the two edges are cut as a pair so the seam closes without filler. You end up with a wall that gets wiped down in the same pass as the worktop, because it is the same material carrying on upward rather than a different one starting.

Behind a hob the choice of material stops being about looks: a resin-based surface will mark under sustained heat where a sintered one will not. The exposed edge of an upstand is polished and eased the same way as the front of the worktop, because it sits at eye level and gets looked at more. The kitchens are narrow and the cooker nearly always backs onto the party wall, which puts the tallest piece in the tightest part of the room. Cut from the slab the worktop came out of.

The money

What it costs in St Katharine Docks

The wall decides the labour. A bowed wall behind a long run is scribing time, and scribing time is the cost. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Thickness on its own can move the supply figure a long way inside the £110 to £550 range, and it changes the machining as well, which is why the two are never given as one number. Height is a decision with a figure against it.

The shape of the run

Handles on opposing runs meet in the middle of the aisle, so a deep edge profile specified on both sides takes width out of the standing space twice over. The panel behind a hob is usually the tallest piece in the kitchen, and its height is set by the extractor above it rather than by the wall cupboards either side. Socket cut-outs are machined, not chipped in on site.

What St Katharine Docks asks for

The stock here does not generate much of this. What it generates is worktop replacement and worktop installation. The job itself is surveyed, quoted and fitted exactly as it would be anywhere else we work.

The carry, and what it rules out

Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. The frame they travel in needs the clearance as well.

Access

Getting stone into a St Katharine Docks kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in St Katharine Docks

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you actually work in St Katharine Docks, or just list it?

Yes. St Katharine Docks is on the patch, and the postcodes we work here are E1W. It is worked on our east London run, along with the rest of Tower Hamlets. With no scheme to work with there is nothing to book and nobody to ring, so the only levers left are an early arrival and a word with the neighbours. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Panels come across in one pass with the route already cleared. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

02

What is different about worktop splashbacks & upstands in St Katharine Docks?

The landing serves two or three front doors that open outward onto it, so the space to turn a piece at the top of the flight is not entirely yours to use. The rear kitchen wall in ex-council flats and maisonettes is commonly dense in-situ concrete or blockwork with a thin skim, which means mechanical fixings are hard work and the splashback is held on adhesive rather than screwed. Blown plaster comes off before stone goes on. Where the boxing stands proud of the finished wall the upstand behind it has to be broken into separate lengths, because one piece cannot pass it. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A tall panel exposes what an upstand forgives.

03

Is access a problem in St Katharine Docks?

Sign-in at the gate, a permit on the dash and a named contact are usually wanted before anything comes off the van. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. A vertical break is easier to live with than a cracked panel. Unrestricted kerbside is straightforward as long as the space in front of the property is actually clear when the van arrives. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. A short bay slot is when the tall pieces get damaged.

04

Would you call St Katharine Docks a worktop splashbacks & upstands area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement and worktop installation. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Damage in a let flat is settled as a deposit deduction, so a surface that can be repaired in place is worth more than one that has to be replaced whole. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. A repeated spec needs a repeatable splashback. The person choosing the worktop is not the person using it, and that shifts the balance from appearance towards running cost. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. One damaged panel, one twin already on the shelf.

05

What makes one St Katharine Docks kitchen dearer than the next?

Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. A peninsula end takes a panel on both faces. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

06

What holds a template up more often than anything else?

A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Scribe the top edge too or it stands off. Any surface trunking or conduit has to be rerouted or accepted and boxed before templating, because the stone cannot be scribed around a live conduit on site. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. Whoever specifies it signs the drawing.

07

Is templating a separate visit from fitting?

A template on a normal kitchen takes two to three hours in the room. The template is taken in your kitchen after the units are in and fixed, never before. The template produces a drawing, and the workshop cuts to that drawing once you agree it. Walls and ceilings carry decades of thick emulsion over artex, and neither surface tells you where the true line is. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. The extractor position is measured before the panel is drawn.

08

Can a St Katharine Docks worktop be done in one piece?

A finished join is typically two to three millimetres, colour-matched and sanded flush. A join is glued and clamped flush on the day, so it is fixed rather than something to be undone. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Scribe to the wall rather than stretch the panel.

09

Is a drainer groove worth it in a small St Katharine Docks kitchen?

On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. A fob on the communal door and a shared lift mean the carry is timed rather than continuous. Splashbacks come off the same slab run as the tops, which means the decision has to be made before fabrication starts. Behind the hob is where full height earns its cost.

10

What if a piece cracks while it is being carried in?

A remake goes back through the same cutting and polishing, so it is a return visit rather than a patch. Door frames and the stair route are protected too, since most contact happens on the way in. The rest of the kitchen still goes in. One damaged piece does not hold up the pieces either side. Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. Where the route is tight we break a long splashback at a natural vertical joint instead of forcing one panel through. Full height goes in only where the way in allows full height.
