Upper Holloway kitchens

The kitchens we meet in Upper Holloway

In Upper Holloway, what the local housing does to splashback and upstand work is worth knowing before you commit to anything. Terraces built on a hill, so the back additions step down and the kitchen floor often sits a step or two below hall level. Runs are 3-3.5m in an L with the sink under a rear window and a chimney breast to work around at the far end. Ring us with the rough dimensions and we will tell you what is likely, then confirm it properly at the Upper Holloway survey.

The back addition is frequently a single skin of brick rendered on both faces, which takes a fixing badly and moves with the weather. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. Window reveals decide where the run of stone stops.

A conversion takes kitchen waste to a stack added to the outside of the building, which fixes the sink position long before anyone draws a layout. A full-height panel in a chimney recess is templated as a trapezium, since that recess is square in neither direction. A reveal in a thick wall changes where the panel stops.

The buildings themselves are mostly Victorian terrace, Edwardian terrace, post-war block and conversion flat. A quote that ignores which one you have is guessing.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Upstands are small pieces, so they usually come out of the offcut the worktop leaves.
  • Dekton and sintered stone are stable in heat and daylight, which is why they suit a wall behind a hob.
  • A wide wall takes more than one piece, because slab width is finite.

The place

Why Upper Holloway is its own job

If a firm has never fitted in Upper Holloway, the things that decide the day will only turn up once the van is parked. Steep streets running off Junction Road and Holloway Road with permit bays and a narrow carriageway, and the gradient makes trolley work awkward so A-frames need two people throughout. Front steps followed by an internal step down into the kitchen is the usual sequence. Where the kitchen floor drops below the hall, agree the finished worktop height with the client early, because the split level surprises people once the units are in. That is a survey question, not a fitting-day question, and we treat it as one.

The work

What worktop splashbacks & upstands involves

What these pieces do is protect the wall where water and heat land: behind the tap, behind the hob, and along the back edge where a cloth never quite reaches. The wall is read for how flat and how plumb it is before anything is drawn, because a panel that stands off a bowed wall at one end shows it along its whole length. You end up with a joint that stays closed. It is siliconed rather than filled hard, so the wall and the surface can move against each other without opening a crack.

Upstands and splashbacks are drawn, priced and made as their own piece of work, not thrown in as an offcut at the end of a worktop order. Height is taken from the finished surface up to the underside of the wall units, so a stretch with nothing above it has no obvious answer and gets asked about. A rear extension often puts the sink under a window whose sill is barely clear of the surface, and that settles the height before anyone gets a say. One sheet, two seams, nothing to reseal.

The money

What it costs in Upper Holloway

Sockets and switches are cut-outs like any other, and their number does more to the price than the height of the panel does. An L has a return, and a return rarely nests neatly on a slab, so the yield question arrives earlier than it does on a straight run. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. Priced by the edge and the openings, not the wall.

What Upper Holloway asks for

Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Six kitchens, one socket layout, one panel drawing.

Infrequent work for this area, though we do it whenever it is asked for. Worktop replacement and worktop installation are the commoner calls. Nothing about the method or the standard varies with frequency.

Upper Holloway in the housing figures

On the Upper Holloway streets we cover, landlords hold the greater part of the stock. The joint to the worktop is siliconed rather than grouted, which matters more in a let property than an owner expects. Fitted to the room the top was measured in.

Questions

Questions we get asked in Upper Holloway

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Upper Holloway far enough out to be a problem for you?

Yes. Upper Holloway is on the patch, and the postcodes we work here are N19. It is worked on our north London run, along with the rest of Islington. Where a loading concession applies at all, it holds only while something is being carried, which makes it a way to unload rather than a way to park. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. The longer the walk, the fewer the panels per trip. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

02

Does the housing in Upper Holloway change how worktop splashbacks & upstands works?

Floors are the original joists with a later acoustic layer laid over them, and that layer is not flat where it meets the doorways. Lath-and-plaster on the party wall and the chimney breast returns almost never runs true, so a 100mm upstand bedded on silicone is the honest answer here, it rides the bow and hides the junction the worktop can never close on its own. Blown plaster comes off before stone goes on. Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. Full height wants a flat wall behind it.

03

How does the stone actually reach a kitchen in Upper Holloway?

Everything comes through the front door and down the hall, so the tightest point on the route is usually the newel post at the foot of the stairs. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. What can be got into the room decides the height above the worktop. Loading concessions differ from one zone to the next rather than following a single national rule, so what applied on the last job proves nothing about this one. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. A narrow gap between parked cars decides how a panel turns.

04

Is Upper Holloway really a worktop splashbacks & upstands area?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop replacement and worktop installation. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. The annexe gets the same panel as the main run. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. A repeated spec needs a repeatable splashback.

05

What am I actually paying for, line by line?

One leg of an L is nearly always the working run and the other little more than a landing space, but both are templated, cut and edged to the same standard. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Long walls break where the worktop breaks. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.

06

Is there anything I have to finish before the template in Upper Holloway?

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Each obstruction is another joint, and it is priced as one. The chimney breast recess must be replastered and fully dry, and the hob and extractor positions fixed, before anyone templates a full-height piece into it. One staircase can serve an owner on the first floor and a managed tenancy on the second, so the access arrangement changes at every landing while the building stays the same. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. Upstand height taken from the specification.

07

What if the stairs turn too tightly for the stone?

An external stair, a side return or a rear garden counts as carry and is measured the same way. Where there is a lift, whether it can be booked out and padded matters as much as its size. Hoisting through a window is occasionally the answer, and it is a decision made at the template, not improvised on the fitting day. A narrow entrance hall with a turn into the back of the house caps the longest piece we can physically get in, whatever the run itself measures. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. They stand upright in the van and stay upright until they are on the wall.

08

What happens once you have templated in Upper Holloway?

Nothing is measured until the sink, the tap and the hob are in the room to measure against. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. The same firm templates and fits. Nobody else is brought in to install. A picture rail, a deep skirting and a moulded architrave all sit in the way of anything that assumes flat wall from floor to ceiling. Splashbacks come off the same slab run as the tops, which means the decision has to be made before fabrication starts. The extractor position is measured before the panel is drawn.

09

Does a stone worktop need sealing?

A seal is not waterproofing. It only buys time to wipe a spill up. Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. The communal stair is wide and handsome and the flat door at the top of it is a standard leaf, which is where a long piece stops. Where a client wants a full-height piece behind the hob, it usually sits in the old chimney recess, and that recess is rarely square top to bottom or side to side, so it has to be templated as a trapezium rather than a rectangle. The wall build-up sets the depth of the return.

10

Where will the joins be?

What you get is a line rather than a step, because the pieces are levelled to each other first. Slabs come in finite sizes, so a long run needs a join whatever the room looks like. Two runs meeting at an internal corner is the most common shape we fit, and the corner is where the decisions are. Upstands follow the run exactly, so every internal and external corner is a separate mitred or butted piece. Upstands follow the return round the corner.
