The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. The fitting day is planned backwards from all of it, before the first piece comes off the van. One visit, our own installers.

Smaller cottage-scale terraces where the whole ground floor is only about 4.5m wide, so a side return infill only buys another metre and the kitchen ends up as a 3.2m run with a 1.2-1.6m peninsula rather than a full island.

Narrow streets with parking both sides mean a Luton effectively blocks the road, so a short controlled unload with a spotter is the way to do it. Ceiling heights in the rear addition are low, which pushes people toward slim 20mm tops and upstands instead of full-height stone.

A small room puts the sink, hob and tap cut-outs close together on one short length, and the bridge of stone left between them decides whether it can be cut in one piece. We measure the front door, the hall width and the turn into the kitchen before anything comes off the van, because a 3m piece has to swing through that corner on edge and stone does not bend to help you. The slow parts are slow for a reason.

The mix here is small two-up two-down terrace, late Victorian bay-fronted terrace, flat over shop and modern rear extension. A quote that ignores which one you have is guessing.

Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. Dry-lay, mark, cut, then bond. Clear the full hall and stairs route of furniture, bikes, coats and stair-gates, and keep the front door propped and unobstructed for the carry. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A half-day of access is not a fitting day, and it is better to say so at booking than to find out at eleven. Access for the whole slot, or a different day.
