Riverside towers with a single loading bay, booked service lift, protective floor coverings demanded by building management, and no kerbside anywhere near the entrance. A bathroom is one visit sitting between two plumbing visits, and the sequence matters at least as much as the stone does. Fixings for a shelf or a surround land in timber, dense block or a resin anchor rather than in plasterboard alone, and what is behind the board is established before anything is ordered. Do you cover Bankside?

What do you check about the route into a Bankside property?

Piece length is set by the internal diagonal of the lift car, not by the length of the slab. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. An en-suite is the same four operations at a smaller size. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. One tap across a building means one drilling setup.

Why do two Bankside kitchens the same size price differently?

An island carries its own edge detail all the way round, so a mitred 100mm apron on four sides is four mitres cut, bonded and polished before the piece ever leaves the bench. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. The waste from a basin aperture is what a shelf is cut from. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What has to be finished before you can template?

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. An out-of-square corner shows on a short top faster than a long one. Confirm the unit depth for each bathroom separately, book the lift if the building wants it booked, and have both taps on site. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A fixed changeover date leaves no room to redrill a top.

Is the quote a fixed price or an estimate?

What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. Every run, cut-out, edge, join and groove set is a line, which is what makes it comparable with anyone else’s. No installed price per square metre is published, because it is not a real number. The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. Half-tiled walls leave a line the top has to meet.

What if the units in a Bankside kitchen have moved since they went in?

Units have to be fitted, fixed and level before templating, and it is better to hear that at the template than on the fitting day. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. Small variation is taken up by packing under the top on the fitting day. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. A cloakroom under a stair slope limits the tap before the top.

What happens if a piece will not go up the stairs?

Splitting a run costs a join, and that is the price of getting stone into the room at all. What decides it is not the width of the stairwell but the length of piece that can be turned in it. An external stair, a side return or a rear garden counts as carry and is measured the same way. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. A vanity top goes wherever a person will go.

Does my sink have to be on site before you template in Bankside?

A tap under a window board still needs room for its handle to lift, which is checked at the template. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. Waterfall ends are cut in sequence off the length either side of the top so the vein carries down the leg, and that sequence is gone the moment a piece has to be recut. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Small pieces are drawn onto the plan, never left to chance.
