Gallions Reach kitchens

The kitchens we meet in Gallions Reach

What makes splashback and upstand work in Gallions Reach worth thinking about properly is that the same worktop behaves very differently depending on what it is being fitted around. New-build houses here have a kitchen-diner across the rear with a 3m run plus a 1.5m island, generally already square and level, which makes the templating straightforward. Apartments have small single-wall kitchens with the washing machine inside the run. We would rather find the awkward corner now than on the day the stone arrives in Gallions Reach, so the survey looks at everything.

The kitchen is usually part of the living space, so three edges are read from a sofa rather than from standing height at the sink. Height is set off the units and the hob, not off the tile line that was there before. The extractor position is measured before the panel is drawn.

Timber-frame construction with plasterboard linings means every fixing has to find a stud, and a peninsula end needs proper support built in beforehand. Where the run passes a boxed stack the panel breaks into returns, and each return gets a mitred external corner. Solid plaster on brick takes a panel; a hollow wall wants thought.

Around here the stock is 2000s new-build house, recent apartment block and 1990s estate housing. They fail in different places, which is why the survey looks at different things.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Upstands are small pieces, so they usually come out of the offcut the worktop leaves.
  • Dekton and sintered stone are stable in heat and daylight, which is why they suit a wall behind a hob.
  • A wide wall takes more than one piece, because slab width is finite.

The place

Why Gallions Reach is its own job

Our survey in Gallions Reach exists to answer how the stone gets to the room and what it has to be levelled against. Wide modern roads, retail park loading and driveways on most houses mean a full-size van can park at the door with no permit issues. Newer blocks have modern lifts of a usable size, but gated parking courts need a resident to let the van in. Modern square rooms make this the closest thing to a drawing-office job in the borough, though the island's overhang still needs proper brackets, not just adhesive. Fitters who templated the room turn up to fit it, which is why the awkward bits are already accounted for.

The work

What worktop splashbacks & upstands involves

The pieces are made to the wall they will stand against, so they are not stock items and cannot be ordered from a size. Each one is drawn for its own stretch of wall. Because the tops are already in, the kitchen stays in use around this stage. It is a return visit rather than another day of the room being unavailable. You end up with a joint that stays closed. It is siliconed rather than filled hard, so the wall and the surface can move against each other without opening a crack.

Fitting them is a couple of hours with no water, gas or electricity touched, which is why it usually comes back as a short return visit. Internal corners are butt-jointed rather than mitred, and the vertical is put where the light does not rake across it. The hob is usually a small induction unit on a stud partition, which makes a tall sheet a question of wiping down rather than of heat. One sheet, two seams, nothing to reseal.

The money

What it costs in Gallions Reach

The wall decides the labour. A bowed wall behind a long run is scribing time, and scribing time is the cost. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. That £110 to £550 per square metre buys the slab and nothing else. Templating, machining, edges, cut-outs and the fitting day are counted and charged one by one. Quoted as its own item, so the grout line has a price.

new-build flats and apartments

The carry, and what it rules out

Sign-in at the gate, a permit on the dash and a named contact are usually wanted before anything comes off the van. Panels travel on edge in a frame, and the frame needs the same clearance the finished piece does. Nothing is leaned anywhere it could slide down.

Gravel and block paving both look like hard standing and neither takes a loaded trolley, so the run from tail lift to door gets boarded. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Standing a panel on the pavement is the last resort.

What Gallions Reach asks for

We are not going to claim this is the local speciality when the stock says otherwise. Worktop installation is what these streets actually ask for. The work itself is done exactly the same way.

Access

Getting stone into a Gallions Reach kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Gallions Reach

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Are you set up to work in Gallions Reach, or is it a subcontractor?

Yes. Gallions Reach is on the patch, and the postcodes we work here are E6, E16. It is worked on our east London run, along with the rest of Newham. A shared drive is only useful if the neighbour is not the one parked behind the van, so we ask which side the standing belongs to before the date is set. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Handling is where these pieces get damaged. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

02

What is different about worktop splashbacks & upstands in Gallions Reach?

These houses are three storeys on a small footprint, so the kitchen is on the ground floor and everything else is stacked above it. The plasterboard is genuinely flat here, so a full-height splashback sits well and a slim upstand looks almost redundant, but the sockets are the problem, because they are set out to the developer's original kitchen and often land at odd heights or right on a joint line. A chimney breast breaks the run and the panels follow it. Dot-and-dab plasterboard sounds solid and is hollow behind, so anything fixed through it has to hit a dab or a batten rather than a void. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A window board below worktop height ends the upstand argument.

03

Is access a problem in Gallions Reach?

Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. The break goes where a joint reads as deliberate. Drives with a dropped kerb and a tight turn-in take a long van at an angle, and that angle decides which side the tail lift can work from. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. One trip is always better than three.

04

Do you get much worktop splashbacks & upstands work in Gallions Reach?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Replacing one plot years after handover is the problem nobody plans for, because a quartz colour can be reordered and a granite block cannot. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. The extension electrician finishes after the drawing did. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Upstands turn batch offcuts into finished rooms.

05

What makes one Gallions Reach kitchen dearer than the next?

A galley closed at one end takes a short return across the top, and that little piece carries the same edge work, the same handling and nearly the same cost as a full length. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. A joint behind a tap is a joint on show. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

06

What holds a template up more often than anything else?

Taped internal angles in plasterboard belly at the corner, so the run picks up a few millimetres over the last 300mm and a plan-angle mitre will not close. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. Full height wants a flat wall behind it. Any socket you intend to move must be moved and re-plastered before templating, because a cut-out in the wrong place means a new piece of stone. Where a landlord or housing provider is involved there is a specification to meet and a process to follow, and both are settled before a date is offered. Full-height panels need the wall made good first, which is another trade and another timescale. Full height is decided before fabrication, not after.

07

Is templating a separate visit from fitting?

The template produces a drawing, and the workshop cuts to that drawing once you agree it. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. Riser panels, wall boxes and the boiler cupboard sit in fixed positions the developer will not move for a worktop. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. Behind the hob is where full height earns its cost.

08

How many joins will a Gallions Reach kitchen need?

There are only ever a few legal positions, and the one taken is furthest from the light. Slabs come in finite sizes, so a long run needs a join whatever the room looks like. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. Walls at both ends mean two scribes on every piece, and a run that has to drop between two fixed points has no tolerance left to give away. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Panels come off the same slab area as the run.

09

What if a piece cracks while it is being carried in?

A remake goes back through the same cutting and polishing, so it is a return visit rather than a patch. Every piece is dry-assembled on the bench before it is loaded, so a fabrication mistake is found in the workshop rather than in your kitchen. The workmanship guarantee runs 5 years on every kitchen we fit. Booked delivery windows on a managed estate run to an hour, and a worktop install does not happen inside an hour. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. A panel that would need turning indoors is turned outside instead.

10

What happens if a piece will not go up the stairs?

The alternative to a join is a shorter run, which is usually the wrong thing to trade away. The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. A height barrier on the car park entrance rules out a tail-lift van outright, and the stone then transfers to a trolley at the barrier itself. Where the route is tight we break a long splashback at a natural vertical joint instead of forcing one panel through. What can be got into the room decides the height above the worktop.
