Worktop templating in Manor House
A digital template plotting the room as it really is, taken once your units are fitted, fixed and level.
Manor House kitchens
What the kitchens here are actually like
A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. The template records what the building actually did, not what the plan intended, and the gap between those two is what this visit is for. Units fitted, fixed and level first.
Mostly flats with compact fixed kitchens of 2.4-2.8m and appliances already in position, so replacement runs and upstands are the bread and butter. The Victorian terraces on the side streets give occasional rear-addition kitchens with a bit more length to work with. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run.
Where the side return has been filled in, the old external wall is now an internal one and still carries its render, its gutter line and its old fixings. Alcoves either side of the breast are rarely the same width and rarely parallel, so each one is templated as its own piece with its own scribe. Recorded as it is, not as it was drawn.
What we are usually templating in is post-war estate block, Victorian terrace, 1930s block and new-build apartment. That mix is why two jobs on the same road can run completely differently.
True everywhere
Worktop templating, in short
- Two to three hours on site for a typical kitchen.
- Units must be fitted, fixed and level first. No stone is ever cut from a plan.
- Sink, tap and hob must be physically on site, not just ordered.
- A Belfast or butler sink must be installed and at its final height.
Covered from the Essex patch. Fitted 3–7 working days from template.

Getting stone into the room
Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent.
Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. It goes on the job sheet for the fitting crew.

What gets asked for here
The research on this patch does not put this among the three commonest jobs. Worktop replacement, worktop splashbacks & upstands and worktop installation do. That changes how often we are here, not how the work is done.

Questions
Worktop templating in Manor House
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Manor House, or just list it?
Yes. Manor House is on the patch, and the postcodes we work here are N4. It is run from the Essex side, covering Essex & East London. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. A templater circling for a space arrives late into a slot that was already tight, and the drawing is what suffers. Two hours is the realistic figure. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop templating in Manor House?
A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. The laser plots the bow along the back of the run, which is why a tape reading taken beforehand never matches. Two to three hours, once the units are in. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run.
Is access a problem in Manor House?
Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent. Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. It goes on the drawing with the run dimensions. Is Manor House really a worktop templating area?
Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. The room as it is, not as it was drawn. Handover-spec kitchens are square, plumb and predictable, which means the join count is honest and driven by run length rather than by the building. Two to three hours on site, with the sink, tap and hob physically present. The room as it is, not as it was drawn.
What decides the price of a worktop in Manor House?
The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. A layout templated off one wall instead of one datum will not sit right once all the pieces are down together. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. It is recorded on the drawing with the run dimensions so the workshop is not guessing. That is why the visit takes two or three hours. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. The template happens when the units are in, fixed and level, whoever is fitting them. Appliances on site, not on order.
