Park Royal kitchens

The kitchens we meet in Park Royal

A good quote for worktop replacement in Park Royal reads like a description of your kitchen rather than a price list, and that is deliberate. Very little traditional housing stock, so the domestic work is mostly at the residential fringe and in converted or newly built blocks with compact single-wall kitchens. The real activity here is trade: this is stone yard, slab wholesaler and CNC territory, so it is where material gets bought and cut rather than where it gets fitted. We would rather find the awkward corner now than on the day the stone arrives in Park Royal, so the survey looks at everything.

The original openings were sized for goods, but the residential doors dropped into them were not. Carcasses that carried laminate for two decades are worth checking, and often bracing, before they carry stone. A thicker top changes what clears the top drawer.

Windows are large industrial openings with deep sills, and a run finishing at one meets a reveal a full brick deep. Scribes of fifteen to twenty millimetres are normal, so the replacement is templated to the wall exactly as it is. The fabric gets checked while it is open.

Most of what we quote on here is industrial estate with little housing, 1930s workers' terrace at the edges and recent residential conversion blocks. Each of those behaves differently once the old top comes off.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

The place

Why Park Royal is its own job

Knowing Park Royal means knowing what to look at on the survey, and what to allow for when the templates are cut. Wide industrial roads, forklift-friendly yards and A-road access, which is exactly why the supply chain sits here. Domestic drops at the edges are ordinary kerbside jobs, but weekday HGV traffic around the estate makes timing slots unreliable. This is the collection end of the job rather than the fitting end, and a slab picked up here still has to survive the North Circular before it reaches a kitchen. You get a drawing you have agreed, a price that is fixed, and a five year guarantee on the workmanship.

The work

What worktop replacement involves

A worktop replacement keeps your existing units and changes only the surface. The old top comes off, what is underneath gets checked, and the new one goes down the same day. Whatever sits on top of the old surface, tiling, an upstand or a run of sealant, has to be dealt with in the same visit, so it is priced with the job rather than left as a surprise. You end up with cut-outs machined for the sink and hob you have now, which is not always what the old top was cut for, and a run that meets the wall as it stands today.

Replacement is two jobs in one visit: taking the old surface out, and setting the new one on what is left behind. The wall behind the old splashback is made good and left flat before the new piece is templated against it. The original fit-out here was a design statement rather than a catalogue kitchen, and what it left behind is rarely standard. Sink and hob settled before the templater attends.

The money

What it costs in Park Royal

A replacement is priced against the kitchen that is there now, and the carcasses are the one condition that can change it. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. No surprises pulled out from under the old top.

warehouse and wharf conversions

Park Royal in the housing figures

In this corner of the borough, landlords hold the greater part of the stock. Service voids and boxed pipework turn up in the same places. The changeover fits inside one working day, with no night without a kitchen. What comes off tells us what goes on.

warehouse and wharf conversions

What Park Royal asks for

The stock here does not generate much of this. What it generates is worktop fabrication and worktop installation. The job itself is surveyed, quoted and fitted exactly as it would be anywhere else we work.

warehouse and wharf conversions

The carry, and what it rules out

A level threshold with hard standing outside it is the one arrangement where a full run goes in without a single re-grip. A stone top being taken out is cut down in place wherever the route will not take it whole. The old top leaves by the route the new one arrives on.

Getting stone into a Park Royal kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Park Royal

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do your own fitters come out to Park Royal?

Yes. Park Royal is on the patch, and the postcodes we work here are NW10, W3. It is worked on our north west London run, along with the rest of Brent. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. The strip-out waits until the new stone has somewhere to stand. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

02

Is there anything about Park Royal buildings that catches worktop replacement out?

Services run on the surface in these buildings, so conduit and pipework cross the wall behind the units and stand proud of it. Converted warehouses put the kitchen against original brick or blockwork that has never been made flat, so scribes of 15 to 20mm along a run are normal and every piece is templated to the wall exactly as it is rather than to a drawing. Everything the last fit ignored is visible for a morning. Exposed structure means the back edge is not a straight line at all, and a scribe of fifteen or twenty millimetres across a run is normal. This is the commonest reason a replacement turns out to need more than a straight swap. Levels get corrected before the new top is measured.

03

What do you check about the route into a Park Royal property?

The tail lift is still the pinch point, because the piece has to be walked off it onto the trolley while it is sitting at chest height. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Where it will not come out whole it comes out in sections. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. Loading out is loading in, done in reverse and heavier.

04

Is worktop replacement what Park Royal is known for?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop fabrication and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Studio and one-bed conversions put the whole kitchen against a single wall, so the job is one run and everything depends on that one length. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. One flat out of use at a time. A kitchen carved out of a larger room sits under whatever the original plan left behind, so the run frequently ends at a blocked doorway or a boxed-in service. The carcasses have to be sound, because stone is several times the weight of what is coming off. Chosen against the doors that are staying.

05

Why do two Park Royal kitchens the same size price differently?

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. Same shape, different cut list. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

06

What has to be finished before you can template?

A deep scribe comes out of the nest, so how far the stone has to be relieved changes which part of the slab the piece is cut from. We would rather find it at template than on the morning, which is why the templater looks behind the units. Same footprint, different tolerances. Book the goods lift and loading bay for the day, clear a straight route through the open plan, and have a plumber on hand for the island services coming up through the floor. Where a letting agent sits between us and the owner the approval passes through two sets of hands, so a quote has to be clear enough to forward without a covering explanation. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Nothing to reseal is the point in a let.

07

Do you cut drainer grooves on Park Royal kitchens?

A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. Painted brick is flat nowhere, and raked-back mortar joints leave a line no straightedge agrees with. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. The units are relevelled before anything new is bedded.

08

Is taking the old top off part of the job?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. Disposal means it goes in the van, not into the garden to wait for a collection. If you want the old top kept for a garage or a utility, say so and it stays on site. Where parking runs down both sides the road is left as a single lane, and a van standing in it has to be somewhere it does not stop a bin lorry. Two loads share the one space here, the old tops waiting to go and the new stone waiting to come in. Two carries in one day doubles what the distance costs.

09

Are hob and sink cut-outs priced separately on a Park Royal quote?

A tap under a window board still needs room for its handle to lift, which is checked at the template. Each cut-out is priced on its own line, so a range, a bowl and a half, a boiling tap and a drainer are four items rather than one. The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. The old cut-outs prove nothing.

10

Is the quote a fixed price or an estimate?

The quote is written from the template drawing. Before that it works from what you have described. Every run, cut-out, edge, join and groove set is a line, which is what makes it comparable with anyone else’s. Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. A downstand over a run caps wall unit height before it caps anything else, and the splashback then takes its height from the steel rather than from the units. A laminate top was scribed thin at the back to swallow it, and stone cannot be shaved down the same way. The sill was always low. Nobody had to care until now.
