Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. No stone is ever cut from a plan, which is why the visit happens after the units are in and not before. The room as it is, to the millimetre.

Two extremes within a few hundred metres: listed Nash terraces where the kitchen is in the basement or lower ground with vaulted ceilings and a service stair, and the neighbouring post-war estate with small standard galleys. In the listed houses the room is deep, cool and awkwardly shaped, and the layout works around structural walls that cannot be touched. The Outer Circle has strict waiting restrictions and no loading in front of the terraces, so access to the listed houses is by an area stair or a rear service entrance. In the Nash terraces you are working under listed consent against vaulted, uneven basement walls where nothing is square, so template on site and expect a scribe on every back edge.

Listing and conservation conditions apply to a good number of these, which constrains what can be altered around the kitchen rather than what goes on top of the units. Alcoves either side of the breast are rarely the same width and rarely parallel, so each one is templated as its own piece with its own scribe. Two to three hours, once the units are in.

What decides the price of a worktop in Regent's Park?

Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed.
