South Bank kitchens

The kitchens we meet in South Bank

People often assume worktop installation in South Bank is a straight swap, and sometimes it is, though the kitchen usually has an opinion about that. Predominantly apartment kitchens in managed buildings: an appliance wall plus a peninsula or a compact island, all within the developer's original layout and with no scope to move services. Stone is chosen to be seen from the living area rather than to work hard. The survey is the part where guessing stops. Everything after it is worked from real measurements taken in your own South Bank kitchen.

Plasterboard partitions mean light scribes and clean joins, and the fabrication effort moves to the visible faces instead. A run that has to be scribed twice takes an hour longer than one that does not, and the day is costed with that hour in it. The whole run is dry-fitted before any adhesive is opened.

Windows are small and set to suit the elevation rather than the room, so most of the wall above the worktop is solid. Silicone goes on last and the surface is left clean, since there is nothing else in a finished flat to hide behind. Old fabric gets handled as old fabric.

The houses and blocks behind these jobs are 1980s co-operative housing, Riverside tower and Converted commercial building. A quote that ignores which one you have is guessing.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • We arrive five to ten working days after the measurements are taken.
  • An overhang longer than about 300mm is carried on steel or a bracket, not on the stone alone.
  • The installers are ours, on our payroll, rather than a crew booked in for the day.

The place

Why South Bank is its own job

The work we do in South Bank has taught us which details to write down at the survey and which to allow extra for. Everything moves through a service entrance with a booked goods lift, a signed-in delivery window and often a restriction on working before 9am or after 5pm. Riverside frontages have no vehicle access at all, so the loading dock is at the back of the building. Buildings here have strict rules on wet cutting and dust, so any on-site adjustment needs extraction and a sheeted area agreed with building management in advance. Better to know it at the design visit than to find out with a slab standing on the pavement.

The work

What worktop installation involves

Installation is quoted on its own line, separately from the stone, so you can see what the fitting day costs rather than reading it off a rate per square metre. Where a run passes a wall that bows, the back edge is scribed to follow it, which takes longer than cutting straight and is the difference between a gap you can see and one you cannot. You end up knowing what was done and why. Anything the room turned out to need was explained while the work was in front of you, rather than appearing on paper afterwards.

Two fitters, one van, and a room that has to be handed back usable at the end of it. Anything found on the day that changes the job is raised before it is fixed, not itemised afterwards. Square walls and a flat floor mean the scribes are light and the day is mostly about the joins and the visible faces. The room is left clean and the offcuts go with us.

The money

What it costs in South Bank

What makes a fitting day expensive is almost never the stone. It is the building. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. Access is quoted honestly or not at all.

What South Bank asks for

Asked for often here, just not as often as worktop replacement. Same day, same team, same standard.

Victorian and Edwardian terraces

South Bank in the housing figures

Around South Bank, this is overwhelmingly let and managed property. Half a day of access is not a fitting day, and it is better said at booking than discovered at eleven. Sealant lines cut in, not smeared on.

Victorian and Edwardian terraces

The shape of the run

An island carries its own edge detail all the way round, so a mitred 100mm apron on four sides is four mitres cut, bonded and polished before the piece ever leaves the bench. Scribes are cut and eased one piece at a time, and a piece is only offered up to its final position once the pieces either side of it are down. One datum for every run in the room.

Access

Getting stone into a South Bank kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

5–10 working days

From template to fitted is 5–10 working days from template. The same on this patch as every other.

Questions

Questions we get asked in South Bank

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do your own fitters come out to South Bank?

Yes. South Bank is on the patch, and the postcodes we work here are SE1. It is worked on our south London run, along with the rest of Lambeth. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. A spotter on the van is a man off the tools. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

02

Does the housing in South Bank change how worktop installation works?

Floors are chipboard deck on timber joists, which moves enough that level is taken with the units loaded rather than empty. Everything comes up in the lift, so we measure the lift car's internal diagonal before the piece is loaded, because a car that takes 2.4m on the diagonal will not take a 3m worktop no matter how you stand it. Lath and plaster is not a fixing, and is treated accordingly. Where a partition has been built off the floor screed rather than off the slab, it moves, and a mitre bonded across that corner is the first thing to open. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. A scribe is a cut. It is not an adjustment.

03

How does the stone actually reach a kitchen in South Bank?

A goods lift booked by the hour puts a clock on the whole delivery, so pieces go up in a planned order and nothing is handled twice. The fitting day is planned backwards from that point, before anything comes off the van. That is what the morning is planned around. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. We aim for the first slot of the day where parking is tight, because that is when the street is emptiest. Camera enforcement does not take an explanation.

04

Does worktop installation come up often in South Bank?

Yes, one of the three we see most, with worktop replacement ahead of it. Same visit to template, same workshop, same installers on the day. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. The prep list is not optional. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. One visit, with the sink and hob seated and sealed before we leave. Sealed before we leave.

05

What am I actually paying for, line by line?

Waterfall ends are cut in sequence off the length either side of the top so the vein carries down the leg, and that sequence is gone the moment a piece has to be recut. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. The island is set against the perimeter, not a wall. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.

06

Is there anything I have to finish before the template in South Bank?

An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. The back edge is eased in progressively rather than offered up once and forced. The last hundred millimetres decide how it reads. Book the service lift and loading bay with the building manager for the whole fitting window, and have the fob or key for lift override ready. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A half-day of access is not a fitting day, and it is better to say so at booking than to find out at eleven. The slot belongs to whoever can open the door.

07

What if the stone cannot get up the stairs in a South Bank flat?

The carry route is measured before anything is cut, so a piece that will not make the turn is split at the drawing stage rather than discovered on the day. Splitting a run costs a join, and that is the price of getting stone into the room at all. The lift is only part of the route, and the corridor from the lobby to the flat door often holds a tighter turn than the car does. Finding it out on the morning costs the whole slot, because there is no second route to fall back on. It gets checked before the first piece is lifted.

08

What happens if a piece is damaged on the fitting day?

The rest of the kitchen still goes in. One damaged piece does not hold up the pieces either side. A dropped pan years later is a different question, and stone is remade rather than filled either way. Floors and units are protected before anything comes through the door. A rated load sounds ample until three lengths of granite and two fitters are standing on it, so the stone goes up one piece at a time. It sets the crew: two fitters where the route is straightforward, four where it is not. None of it is worked out on the doorstep.

09

How much upkeep is a stone worktop?

No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Day to day all three want soap and water; abrasive creams and scouring pads are what dull a polished surface. Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. A gated development controls when a van gets in, where it can stand and for how long, and none of that gets decided on the morning. If the diagonal is short we either split the run with a planned join or, on lower floors, carry up the stairwell, which needs the half-landing turn checking as well. One datum, taken off the highest point of the floor.

10

Is a full-height splashback practical in a South Bank kitchen?

Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Estate roads are narrow with parking courts behind the blocks, so the carry crosses open ground rather than a pavement. The lift is measured before the piece is loaded, and once inside the flat the fitting is quick by comparison. Settlement is packed out, never levered out.
