Upton Park kitchens

The kitchens we meet in Upton Park

Half of what we get asked about splashback and upstand work in Upton Park could be answered by a tape measure and ten minutes in the room in question. Large multi-generational households are common, so kitchens get pushed to the back of the house and extended, with 3m to 4m of run, a big freestanding range cooker and heavy-duty use rather than a display island. A number of houses have a second prep kitchen or utility area added off the main one. Ring us with the rough dimensions and we will tell you what is likely, then confirm it properly at the Upton Park survey.

The lift car, the loading bay and the building manager decide the piece sizes here, not the slab. Splashbacks come off the same slab run as the tops, which means the decision has to be made before fabrication starts. Same slab run, same day, same batch.

Rooflights over the rear bring light straight down onto the worktop, which shows a polished finish and any step at a join. Panels come off the same slab as the tops so the colour and the movement carry from horizontal to vertical. The plaster behind it is the real question.

Most of what we quote on here is Edwardian terrace, converted terrace flat and 2010s onwards stadium-site apartment block. What the units are screwed to varies between them, and that decides the fixings.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • The joint to the worktop is siliconed, never grouted.
  • Upstands are small pieces, so they usually come out of the offcut the worktop leaves.
  • Dekton and sintered stone are stable in heat and daylight, which is why they suit a wall behind a hob.

The place

Why Upton Park is its own job

Half of quoting a kitchen in Upton Park is understanding the approach to it, which is why the survey is done in person. The market street and the surrounding shopping parades are congested through the day with loading restrictions, so residential drops are best mid-morning off the side streets. The redeveloped stadium site apartments have their own service entrance and lift booking system, quite unlike the terraces around them. Heavy cooking use here means people want deep upstands and a solid splashback behind the range, not a 6mm glass panel. That is a survey question, not a fitting-day question, and we treat it as one.

The work

What worktop splashbacks & upstands involves

The pieces are made to the wall they will stand against, so they are not stock items and cannot be ordered from a size. Each one is drawn for its own stretch of wall. The wall is read for how flat and how plumb it is before anything is drawn, because a panel that stands off a bowed wall at one end shows it along its whole length. You end up with a joint that stays closed. It is siliconed rather than filled hard, so the wall and the surface can move against each other without opening a crack.

The survey for these pieces is a separate visit with a separate drawing, made after the tops are in and the room has stopped changing. A window sill sitting lower than the surface settles the argument on its own: the strip runs into the reveal, returns, and the wall above is left alone. Developer kitchens arrive with a laminated or tiled finish already on that wall, and it has to come off before stone can be templated against it. Cut from the slab the worktop came out of.

The money

What it costs in Upton Park

Cutting from the same slab run as the worktop is what keeps the colour matched, and ordering the two together is cheaper than ordering them apart. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Multiplying your worktop area by something between £110 and £550 gives you a material bill rather than a job cost, and the two are far enough apart to be worth keeping separate. Same slab run, and the quote says so.

Victorian and Edwardian terraces

Upton Park in the housing figures

On these streets the great majority of the housing predates the First World War. On a room that size the cut-outs cost more than the area. On a bowed run an upstand can be scribed in, where a single sheet would sit proud at one end. The stone follows the wall, not the other way round.

Victorian and Edwardian terraces

The carry, and what it rules out

On an event day the controls are wider, tighter and enforced harder than the signage suggests on any other morning of the week. Full-height panels are the awkward thing to move, light enough to lift and long enough to flex on the way. The longer the walk, the fewer the panels per trip.

What Upton Park asks for

Around here this shares the list with worktop installation. Worktop installation edges it, but the difference is how often we are on the street rather than anything about the work.

Access

Getting stone into an Upton Park kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Upton Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Are you set up to work in Upton Park, or is it a subcontractor?

Yes. Upton Park is on the patch, and the postcodes we work here are E13, E6. It is worked on our east London run, along with the rest of Newham. The practical answer is to check the fixture list before the date is offered, because a template slot lost to a road closure cannot be recovered that week. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. A narrow gap between parked cars decides how a panel turns. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

02

What is different about worktop splashbacks & upstands in Upton Park?

The party walls are new and built to current sound standards, so they are thick, true and take a fixing well. The plasterboard is genuinely flat here, so a full-height splashback sits well and a slim upstand looks almost redundant, but the sockets are the problem, because they are set out to the developer's original kitchen and often land at odd heights or right on a joint line. A bowed wall is what decides between an upstand and a panel. Where a partition has been built off the floor screed rather than off the slab, it moves, and a mitre bonded across that corner is the first thing to open. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. Scribed along the top edge as well.

03

Is access a problem in Upton Park?

Whether the stone can stand on end in the car is the first question, because a lift that takes 2.1m upright takes nothing like that lying flat. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. It travels on edge, so the clearance is checked on edge. Where an event closes the road entirely, the van cannot be moved once it is in, which is a different problem from not being able to park at all. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. These travel flat and get carried on edge, and both want room.

04

Is there a lot of worktop splashbacks & upstands work in Upton Park?

It is one of the three we do most here, behind worktop installation. Whichever it is, the template and the fitters do not change. A second kitchen or a kitchenette in an annexe is a small job with the same fixed template, fabrication and fitting lines as a large one. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Sockets final before template. Where an annexe has been built or converted, its floor and its walls are newer than the main house and behave differently under the same run. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Cut with the tops while the batch is open.

05

What makes one Upton Park kitchen dearer than the next?

The walkway between the two runs is fixed by the units either side, so any overhang added to one worktop comes straight off the space somebody has to stand in. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Height is agreed before the cut list closes. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

06

What holds a template up more often than anything else?

An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. The obstruction breaks the length, every time. Any socket you intend to move must be moved and re-plastered before templating, because a cut-out in the wrong place means a new piece of stone. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. Upstand height taken from the specification.

07

Is taking the old top off part of the job?

An old stone top is heavier coming out than the new one is going in, and leaves in sections. The template can be taken with the old top still down, which is why one visit covers both. If you want the old top kept for a garage or a utility, say so and it stays on site. A market day closes the street to traffic for the morning and hands it back in the afternoon, which moves the visit rather than cancelling it. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Where the van has to move, the panels come in first.

08

What if a worktop will not physically fit through the building?

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Goods lifts and passenger lifts fail differently: one has a rated load that matters, the other has a door aperture that matters more. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. Break positions are chosen for the carry.

09

Is templating a separate visit from fitting?

Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Nothing is measured until the sink, the tap and the hob are in the room to measure against. Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. The wall decides, not the brochure.

10

What if I have already sourced the slab?

How the slab has been stored is worth telling us, because stone kept flat is not stone off a rack. How much slab you hold matters: upstands and any remake have to come out of the same batch. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Extended households run kitchens hard, and that pushes the specification towards granite or sintered stone rather than a light quartz. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Cut as a set, so one can replace another.
