Upton Park kitchens

The kitchens we meet in Upton Park

We turn down very few replacements in Upton Park, but we do insist on seeing the kitchen first, and the reason for that is in the rooms themselves. Large multi-generational households are common, so kitchens get pushed to the back of the house and extended, with 3m to 4m of run, a big freestanding range cooker and heavy-duty use rather than a display island. A number of houses have a second prep kitchen or utility area added off the main one. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

The kitchen is usually part of the living space, so three edges are read from a sofa rather than from standing height at the sink. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. What comes off tells you what goes on.

Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. The room itself is the easy part: walls are plumb, corners are square and the floor is flat, so scribes are minimal and joins can be tight. Off in the morning, on by the afternoon.

The building types here are Edwardian terrace, converted terrace flat and 2010s onwards stadium-site apartment block. The one you have sets the piece length before the kitchen does.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.
  • Templating happens in the room, and it is the measurement everything else is cut from.

The place

Why Upton Park is its own job

We treat a kitchen in Upton Park as its own job, because that is what the survey keeps showing us it is. The market street and the surrounding shopping parades are congested through the day with loading restrictions, so residential drops are best mid-morning off the side streets. The redeveloped stadium site apartments have their own service entrance and lift booking system, quite unlike the terraces around them. Heavy cooking use here means people want deep upstands and a solid splashback behind the range, not a 6mm glass panel. All of it is priced before you commit to anything, and the itemised quote shows exactly where the awkward parts of the job are and what they add.

The work

What worktop replacement involves

The service assumes the units stay in place, so it is not a route to changing the layout. Moving a sink or a run of cabinets makes it a kitchen job with a worktop in it. Whatever sits on top of the old surface, tiling, an upstand or a run of sealant, has to be dealt with in the same visit, so it is priced with the job rather than left as a surprise. You end up spending on the surface rather than on the cabinetry, which is where the money shows, because a worn top ages a kitchen faster than doors that are still square.

A replacement is measured against the kitchen standing in the room today rather than the layout it was fitted to years ago. Brackets, battens and any timber sub-frame come out with the top, and what was screwed into the wall gets filled. The top being changed here is often the developer original and only a few years old, going for what it is rather than what it has done. Nothing is taken apart that does not have to be.

The money

What it costs in Upton Park

A replacement is priced against the kitchen that is there now, and the carcasses are the one condition that can change it. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. What is found underneath is raised before it is charged.

Victorian and Edwardian terraces

The shape of the run

Where the aisle is too tight the usual answer is a reduced-depth top on one side, and a 500mm run is a different cut, a different sink and a different drainer to a 600mm one. The shape is already there to be measured, which makes the template straightforward and leaves the strip-out as the part that actually needs planning. Laminate hides what the gables are really doing.

What Upton Park asks for

Honestly, this is not what we do most on this patch. Worktop installation and worktop splashbacks & upstands come up more often. That is a statement about the local housing rather than about the work, and nothing about how it is quoted, cut or fitted changes because of it.

Victorian and Edwardian terraces

Upton Park in the housing figures

Across Upton Park, the stock is overwhelmingly Victorian and Edwardian. A short run leaves nowhere to hide a join. The units get packed and levelled before stone goes on them, whatever the old laminate was sitting on. A strip-out, not a refit.

Getting stone into an Upton Park kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Upton Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Upton Park on your patch?

Yes. Upton Park is on the patch, and the postcodes we work here are E13, E6. It is worked on our east London run, along with the rest of Newham. An event-day suspension can override a bay that is perfectly usable the rest of the week, so a booked space gets checked again nearer the time. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. Booking the bay for the whole day is the honest plan. The work comes to you. We template in your kitchen and fit in your kitchen, with nothing to visit or collect.

02

What should I expect from worktop replacement in an Upton Park kitchen?

Infill plots usually put the kitchen at the back with wide doors to a small garden, and that opening is the best route in. The work is all in the building, not the kitchen. The old top hid it; the new one will not. Where a peninsula returns into a stud wall the load has to sit on the units, with the wall doing no more than steadying it. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. It is the usual surprise, and it is a known one.

03

How would you get a worktop into a property in Upton Park?

A goods lift booked by the hour puts a clock on the whole delivery, so pieces go up in a planned order and nothing is handled twice. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. The way out is measured with the way in. Where a road is shut for filming or for works the diversion adds distance to the carry even when parking itself was never the problem. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. Old tops out and new stone in, both through the same gap.

04

Does Upton Park actually ask for worktop replacement?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop installation and worktop splashbacks & upstands. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. Households sharing a house tend to want two prep areas rather than one, which usually means an island as well as a perimeter run. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. The flat earns nothing while it sits empty. A second kitchen or a kitchenette in an annexe is a small job with the same fixed template, fabrication and fitting lines as a large one. The carcasses have to be sound, because stone is several times the weight of what is coming off. Same day, because the void is the whole budget.

05

What moves the number on a quote around here?

Two parallel runs with a walkway between them is the most efficient shape there is on a slab, because both pieces nest as straight lengths with almost no waste. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. A corner that was butted can be mitred this time. The material band is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

06

What state does an Upton Park kitchen have to be in before you template?

A lightweight stud partition will not carry a breakfast bar or a peninsula end, and stone finds that out faster than laminate ever did. This is the commonest reason a replacement turns out to need more than a straight swap. It was there long before we were. Book the service lift, loading bay and concierge access for the full day, and confirm the building's permitted working hours in writing. Two flats with an identical layout can want entirely different things from the same run of worktop, which is why the quote follows the run rather than the address. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Nothing to reseal is the point in a let.

07

What if the base units are out of level?

A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. Dot-and-dab plasterboard sounds solid and is hollow behind, so anything fixed through it has to hit a dab or a batten rather than a void. We would rather find it at template than on the morning, which is why the templater looks behind the units. The old top hid it. The drawing will not.

08

How much upkeep is a stone worktop?

A seal is not waterproofing. It only buys time to wipe a spill up. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. The house is designed to the width it was allowed, so the kitchen is long and narrow and the run has no real choice about where it goes. Housings set out for a 38mm laminate change clearance when you drop to 20mm or 30mm stone, and that is checked before cutting. Same units, straighter line, better surface.

09

Who decides where a join falls?

A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. Join count is a question about slab size and run length, nothing else. A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. Old runs are rarely square, and stone will not forgive it.

10

What do you need from me for the sink and hob cut-outs?

A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A tap under a window board still needs room for its handle to lift, which is checked at the template. The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. Where the seam went before is not where it goes now.
