Wallington kitchens

The kitchens we meet in Wallington

If you have had one quote for splashback and upstand work in Wallington and it did not match the next one, the difference is usually sitting in the room itself. Tree-lined roads near the station with substantial Edwardian and inter-war houses, so kitchens are often in a rear return that gets widened, giving a long run plus a peninsula or a compact island. A fair number of the Edwardian villas have been split into flats with kitchens fitted into former bedrooms. You will get a firm figure for your Wallington kitchen once it has been templated, and that figure does not move afterwards.

Solid walls hold their heat and their damp, and anything sealed against them is worth looking at again a season later. Cutting sockets and switch plates into stone is a workshop operation, so the electrics have to be final before the template. The flatter the wall, the taller the stone.

The kitchen is generally a rear extension or a knocked-through pair of rooms, so part of the perimeter is old wall and part of it is new. A panel in a range recess is templated to the recess, since those openings are rarely square top to bottom. Dry lining behind a panel needs a fixing plan of its own.

Around here the stock is Edwardian villa, 1930s semi, 1930s detached and 1960s flats. They were built to different tolerances, and the stone has to absorb that.

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Wall pieces are priced by the square metre like everything else, from £110 upwards.
  • Edges are polished on every side that shows, including the top edge of an upstand.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.

The place

Why Wallington is its own job

A slab cut to the wrong assumption about Wallington is scrap, so the assumptions get checked in person first. Mature street trees with low branches make van positioning awkward on some roads, and the villas sit behind long front paths with a tiled step up to a recessed porch. Recessed Edwardian porches are narrower than the front door opening, so the real constraint is the porch, and we measure that rather than the door frame. Templating in the room after the units are level takes the guesswork out of all of it.

The work

What worktop splashbacks & upstands involves

The choice is not all or nothing. A kitchen can take slim upstands along the run and a taller piece behind the hob alone, and the two are priced as separate items. Nothing is trimmed on site. The openings and the returns are machined at the workshop, so the drawing has to carry every dimension the wall is going to demand of the piece. You end up with a joint that stays closed. It is siliconed rather than filled hard, so the wall and the surface can move against each other without opening a crack.

The panels are machined at the works and arrive finished, so nothing about them can be persuaded into place with a grinder on the day. On natural stone a panel added a year later will read as a different stone, which is why the material behind the hob is settled at the same time as the surface. There is often a window over the sink and another along the run, so the strip becomes four short returns instead of one continuous length. The panel clears the extractor before it is machined.

The money

What it costs in Wallington

It is priced as its own item so you can see what removing the grout line actually costs before deciding. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. The rate is £110 to £550 per square metre supply only, though what you buy is slabs rather than square metres, which is why the material line follows the yield and not the tape. Same slab run, and the quote says so.

What Wallington asks for

Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. Where the same panel repeats across units it is cut as a set, so a damaged one can be swapped for its twin. Six kitchens, one socket layout, one panel drawing.

Around here this is occasional rather than routine. The routine ones are worktop installation and worktop replacement. That is a comment on the buildings and on nothing else.

period detached houses and villas

The building, and what it does to the job

Once the carcasses are levelled the gap under the plinth varies along the run, and that varying gap is the honest record of what the floor is doing. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A window board below worktop height ends the upstand argument.

Questions

Questions we get asked in Wallington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Wallington on your patch?

Yes. Wallington is on the patch, and the postcodes we work here are SM6. It is worked on our south London run, along with the rest of Sutton. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Standing a panel on the pavement is the last resort. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

02

What is different about worktop splashbacks & upstands in Wallington?

There is a door to the garden, a door to the hall and often a door to a utility, so the perimeter run is interrupted three times. These runs are long and often include a range recess, so the splashback is nearly always more than one piece and the joint placement matters, put it in a corner or over a hob centre line, not randomly in the middle of a clear run. Old plaster rarely gives you a flat metre. A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Full height wants a flat wall behind it.

03

Is access a problem in Wallington?

An inward-opening door swinging back against the wall leaves less clear opening than the frame measures, and a storm porch in front of it is tighter again. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. They stand upright in the van and stay upright until they are on the wall. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Handling is where these pieces get damaged.

04

Would you call Wallington a worktop splashbacks & upstands area?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop installation and worktop replacement. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Studio and one-bed conversions put the whole kitchen against a single wall, so the job is one run and everything depends on that one length. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. The annexe gets the same panel as the main run. A kitchen carved out of a larger room sits under whatever the original plan left behind, so the run frequently ends at a blocked doorway or a boxed-in service. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. A repeated spec needs a repeatable splashback.

05

What makes one Wallington kitchen dearer than the next?

The two runs are rarely the same length, and the shorter one often carries the sink, which puts the cut-outs in the piece with the least material to spare. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Height is agreed before the cut list closes. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

06

What holds a template up more often than anything else?

Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. Each obstruction is another joint, and it is priced as one. The range and extractor must be sited and the window cill finished before the template, as both fix the vertical limits of the splashback. Someone who expects to still be there in ten years asks different questions: how a honed finish marks, what a sealer does and does not do, and whether a chip by the sink can be repaired in place. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. Two budgets, settled before anything is cut.

07

Is a drainer groove worth it in a small Wallington kitchen?

On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. They are cut with a fall towards the bowl, which is why they cannot be added on site later. A larder, a butler sink and a dresser run put more edges and more cut-outs into the job than the floor area suggests. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. Sockets cut in the shop, not on site.

08

What if a worktop will not physically fit through the building?

Where there is a lift, whether it can be booked out and padded matters as much as its size. Splitting a run costs a join, and that is the price of getting stone into the room at all. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. A step up off the pavement means the piece is lifted to the threshold before it is carried anywhere, and that first lift is the one that wants four hands. Where the route is tight we break a long splashback at a natural vertical joint instead of forcing one panel through. A door frame catches a tall panel long before a short one.

09

What is the order of events on a Wallington kitchen?

The same firm templates and fits. Nobody else is brought in to install. No money changes hands before the template. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. The kitchen is nearly always in a later rear or side extension, so half the room is a century older than the other half and the two meet mid-run. Splashbacks come off the same slab run as the tops, which means the decision has to be made before fabrication starts. Height off the units, not off the old tiles.

10

Does my sink have to be on site before you template in Wallington?

Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A tall bank of housings at one end takes a chunk out of the working run, so the usable length of that side is always less than the length of the wall behind it. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Joint placement is a decision, not an accident.
