Bayswater kitchens

The kitchens we meet in Bayswater

You can plan worktop fabrication in Bayswater from a floor plan, but the plan and the room have a habit of disagreeing once the tape comes out. Huge stucco houses cut into six or eight flats, so kitchens are small and often windowless - a 2.2m run with a combination microwave and no dishwasher is common in the letting stock. The better garden-square flats have proper kitchens with a 3m run and a breakfast bar. Nothing above needs settling before you get in touch. It gets settled with a tape measure, in your kitchen, in Bayswater.

Ground floors fall away towards the garden across the whole footprint, so the units are packed up long before anything is measured for stone. The slab is laid out around it, so which piece comes from where is decided by the room rather than by convenience. Yield is worked out against the run lengths the house allows.

Floors are the original joists with a later acoustic layer laid over them, and that layer is not flat where it meets the doorways. Pieces are sized to the tightest turn on the route before anything is nested to the slab. Thin partitions get shallower overhangs, decided in the shop.

What the research records here is Victorian stucco terrace, multi-flat conversion, hotel conversion and garden-square mansion flat. What is behind the plaster is different in each, and it matters at fixing.

True everywhere

Worktop fabrication, in short

  • Slabs come in finite sizes, so a long run needs a join.
  • A finished join is typically 2–3mm, colour-matched and sanded flush.
  • Your sink and hob are dry-fitted on the bench before dispatch.
  • All cutting and machining happens in the workshop, so no stone is cut inside your home.

The place

Why Bayswater is its own job

A quote for Bayswater that ignores how the slab gets in is a quote that will change on the day. Almost all flats are conversions with a shared front door, a wide but long communal stair, and no lift above the second floor. Parking is metered and permanently full, and the hotel traffic on the main roads blocks the kerb all day. High-turnover rental flats want the cheapest workable spec, so keep it to a plain square-edge quartz with a matching upstand - budget dictates the material here more than taste does. Anything about the Bayswater job that adds work is on the quote as its own line, not buried in a total.

The work

What worktop fabrication involves

Without this stage a kitchen would be cut on site, which means cut roughly, cut in your house, and cut with no way of proving the pieces meet before they are down. Cut-outs for the sink and the hob are machined here rather than on site, which is why both had to be standing in the room at the template instead of ordered and in transit. You end up with pieces that fit the room they were measured in, because nothing is cut to a plan and nothing is left to be adjusted once it reaches the house.

Fabrication is machine work with a person deciding what the machine does, and the deciding is the part that matters. A bridge saw or a waterjet does the cutting, and which one depends on the shape being cut rather than on the stone. Nothing in a house of this age is square, so the wall line the template records is the line the stone is worked to, ninety degrees or not. The mistakes happen on the bench, not in your kitchen.

The money

What it costs in Bayswater

The nesting decides the material bill. How the pieces sit on a slab determines whether the job takes one or two, and that is worked before the price is given. The return into the wall and the free end are two different details on one piece, and both are machined rather than cut square. Thickness on its own can move the supply figure a long way inside the £110 to £550 range, and it changes the machining as well, which is why the two are never given as one number. What the workshop does is on the quote in its own words.

Victorian and Edwardian terraces

The carry, and what it rules out

The measurement that decides everything is the diagonal between the underside of the flight above and the outer edge of the turn below it. So the nesting is worked to the measured route first and to the slab second. The drawing carries that decision through to the saw.

Victorian and Edwardian terraces

Bayswater in the housing figures

In this neighbourhood most of what is standing went up before 1919. The blocks set the piece sizes as much as the run does. Back edges are cut oversize on the bench and eased in, never trimmed on site with a grinder. Cut to the survey, not to what the housing usually does.

What Bayswater asks for

We are not going to claim this is the local speciality when the stock says otherwise. Worktop replacement, worktop splashbacks & upstands and worktop installation is what these streets actually ask for. The work itself is done exactly the same way.

Questions

Questions we get asked in Bayswater

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you cover Bayswater?

Yes. Bayswater is on the patch, and the postcodes we work here are W2. It is worked on our central London run, along with the rest of Westminster. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. It rarely changes what we cut, but it does change how the pieces are stacked and strapped for the run out. The load plan follows from it. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

02

What should I expect from worktop fabrication in a Bayswater kitchen?

The communal stair is wide and handsome and the flat door at the top of it is a standard leaf, which is where a long piece stops. The galley run down a side-return usually measures longer than a slab will give us, so a join is designed in from the start and nested to land over a cabinet gable rather than wherever the material happens to run out. The template carries the building into the workshop. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. A notch and a cut-out never share the same span.

03

How would you get a worktop into a property in Bayswater?

There is no leaning a piece against a wall halfway up, so any flight longer than a dozen treads is planned around a rest point on a landing. Getting that wrong leaves a finished, machined piece that cannot reach the room, which is a remake rather than a trim. It is settled on the bench, not on site. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. Where unloading has to happen in one go, the load order is planned so nothing has to come off twice. It is decided in the yard, not at the kerb.

04

Is worktop fabrication what Bayswater is known for?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Where kitchens turn over between tenancies the priority is a surface that survives a decade of being treated as a chopping board. Cutting several kitchens from different slabs and calling them matched is where firms get caught out. Spares crated with the batch and labelled by unit. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Pieces are dry-assembled and checked on the bench before anything is loaded. Same slab run, or it is not a match.

05

What moves the number on a quote around here?

The joint where a peninsula meets the main run wants a gable directly under it, and where the units do not offer one, steel goes in to carry that joint instead. The nest is laid out around that, with joins placed over cabinet gables and kept clear of every cut-out. Drawn onto the slab before it is cut. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.

06

What state does a Bayswater kitchen have to be in before you template?

Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. Cut it square where it should be radiused and the piece will fail on the lift, not in the kitchen. The casing gets plotted. The steel inside it does not. The sink and hob need to be on site and the run layout fixed before we start cutting, because moving a hob after the join position is set means recutting the whole piece. A landlord with several similar flats usually wants one specification repeated, so the material, the edge detail and the upstand height are recorded and reused rather than rechosen each time. The workshop works from the approved drawing, so whoever signs it off is signing off the join positions too. A provider specification is cut exactly as written.

07

What happens if a piece is damaged on the fitting day?

Our own installers do the carry, so there is nobody in the middle to argue with about it. A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. Pendant fittings over the stairwell and anything hung on the half-landing come down first, because a piece on edge sweeps a wider arc than the people carrying it. The maximum piece length is fixed at drawing stage and every join is placed over a cabinet gable from there. Once the cut-outs are machined there is no going back on it.

08

Is a full-height splashback practical in a Bayswater kitchen?

Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. Kitchens in the upper flats often sit in the return wing at half-landing level, so there are three or four steps inside the flat before the room is reached at all. The other constraint is the hall: a piece has to come through the front door, round the newel at the foot of the stairs and through a doorway into the back kitchen, so we size the pieces to the tightest turn on that route before we nest anything, which sometimes means splitting a run that would otherwise have gone in whole. A wall that leans is machined to the lean.

09

What do you need from me for the sink and hob cut-outs?

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A tap under a window board still needs room for its handle to lift, which is checked at the template. A breakfast bar on the outer side is an overhang like any other, and the support under it is sized for people leaning on the end rather than for the weight of the stone alone. A join that lands in the wrong place cannot be moved once the cut-outs are machined, so it is settled on the drawing. Mitres are cut as pairs, off one setting.

10

I have a slab already. Can you template and fit it in Bayswater?

Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Order is what matters: a slab is templated before it is cut, so an uncut slab is straightforward and one already machined for another kitchen is not. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Repeat pieces are cut from one drawing set, so what arrives on the bench is the same every time. Proven on the bench before dispatch.
