Blackwall kitchens

The kitchens we meet in Blackwall

Nearly all the splashback jobs we quote in Blackwall start with the same conversation about what is already in the kitchen and what is staying. Newer towers have small open-plan kitchens with an appliance wall and a short return, generally 2.4m to 3m of top plus a 1.5m island in the larger units. The 1990s riverside houses and townhouses have a kitchen on the ground or lower level with a straightforward U-shape. Send through a photograph or two and the rough run length. We will tell you what you are probably dealing with.

The room is square, the walls are plumb and the floor is flat, so almost every complication in the job belongs to the building rather than the kitchen. Height is set off the units and the hob, not off the tile line that was there before. Height off the units, not off the old tiles.

Access is a question about the plot rather than the house: a narrow frontage between older buildings with nowhere obvious to stand a van. A full-height panel is bonded across its back and carried on the upstand line rather than left hanging on adhesive alone. A chimney breast breaks the run and the panels follow it.

The kitchens we see here sit in 1990s riverside development, 2010s onwards apartment tower and post-war estate remnant. The wall build-up is different in each, and the scribe follows the wall.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • A wide wall takes more than one piece, because slab width is finite.
  • The same fitters who install the worktop put the stone on the wall.
  • Wall pieces are priced by the square metre like everything else, from £110 upwards.

The place

Why Blackwall is its own job

There is nothing clever about a fit in Blackwall going smoothly, only a survey that asked the right things beforehand. The tunnel approach and its slip roads carry heavy traffic with no stopping, so plan the drop for off-peak or you will be circling. Towers require a loading bay booking, dimensions confirmed for the goods lift, and building management usually insist on lift protection and a named delivery contact. Delivery windows are tight because of the tunnel traffic, so the fit gets sequenced to unload first and set out second. Everything above is looked at on the free design visit, and none of it is charged for until the template.

The work

What worktop splashbacks & upstands involves

The decision belongs to the quotation stage rather than to the week after the kitchen is finished, because the stone for the wall is taken from the worktop order rather than bought again. The height is settled first, since a slim upstand and a full sheet up to the wall units are different pieces of work and the wall between them is where the decision shows. You end up with the room finished. The wall was the last thing outstanding, so once these pieces are on there is nothing left waiting on another visit or another trade.

The survey for these pieces is a separate visit with a separate drawing, made after the tops are in and the room has stopped changing. On natural stone a panel added a year later will read as a different stone, which is why the material behind the hob is settled at the same time as the surface. Developer kitchens arrive with a laminated or tiled finish already on that wall, and it has to come off before stone can be templated against it. Stone behind the hob, not grout.

The money

What it costs in Blackwall

A full-height splashback costs more than an upstand for the obvious reason and one less obvious one: there is more to scribe and more to machine around. The middle run is usually the one that dictates the slab, and the two wings are worked around it. Colour and finish account for most of the distance between £110 and £550 per square metre. Everything decided after that is labour, and labour is quoted by the operation. The cut-outs are counted, not estimated.

Victorian and Edwardian terraces

Blackwall in the housing figures

On the Blackwall streets we cover, the stock is unusually new for London. The lift car is part of the specification here. Ordered later, from a different batch, the match is not reliable where the pieces meet. The height is a decision, not a default.

Victorian and Edwardian terraces

What Blackwall asks for

Infrequent work for this area, though we do it whenever it is asked for. Worktop installation and worktop replacement are the commoner calls. Nothing about the method or the standard varies with frequency.

Victorian and Edwardian terraces

The carry, and what it rules out

A bay shared across a parade of shops turns over all day, so the arrival time matters more than the length of the booking does. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. A short bay slot is when the tall pieces get damaged.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Blackwall

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do your own fitters come out to Blackwall?

Yes. Blackwall is on the patch, and the postcodes we work here are E14. It is worked on our east London run, along with the rest of Tower Hamlets. Building management is often the real gate rather than the bay itself, since the barrier, the shutter and the lift each need someone with a fob. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Kerb to kitchen is measured before the panels are unstrapped. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

02

Why would worktop splashbacks & upstands in Blackwall be any different from anywhere else?

Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. The plasterboard is genuinely flat here, so a full-height splashback sits well and a slim upstand looks almost redundant, but the sockets are the problem, because they are set out to the developer's original kitchen and often land at odd heights or right on a joint line. Where the plaster undulates, the shorter piece wins. Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A downstand sets the panel height, not the wall units.

03

What is the carry like in Blackwall?

Blankets on the walls and a board on the floor go in before the first piece, because a scratched car becomes a bill from the managing agent long after the kitchen is finished. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. The frame they travel in needs the clearance as well. Time-limited bays are camera-enforced across a lot of managed estates, so the unload runs to the clock and the van moves off afterwards. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. Wind on an open street matters more than the walk does.

04

Do you get much worktop splashbacks & upstands work in Blackwall?

Not to any real extent, and it would be easy to imply it was. What the research on this patch actually lists is worktop installation and worktop replacement. It describes the kitchens on this patch, not the work that goes into them. Same quoting, same cutting, same fitting as anywhere else on the patch. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Less to clean, for whoever cleans it. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Panels for every unit, cut in one go.

05

Where does the money go on a Blackwall worktop?

A U puts the sink in one leg, the hob in another and any drainer grooves in whatever is left, which spreads the cut-outs about but does not reduce the machining time. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Socket cut-outs are machined, not chipped in on site. Stone is £110 to £550 per square metre supply only, and the templating, the fabrication and the fitting each carry their own line.

06

What needs to be ready before you come to Blackwall?

A partition that gives when you lean on it will give under someone sitting at an overhang, and a bonded mitre nearby is where that movement shows first. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Behind the boxing it becomes two pieces. Any socket you intend to move must be moved and re-plastered before templating, because a cut-out in the wrong place means a new piece of stone. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. What repeats across flats is recorded once and repeated.

07

How many visits does a Blackwall worktop take?

The same firm templates and fits. Nobody else is brought in to install. The template is taken in your kitchen after the units are in and fixed, never before. The design and quotation visit comes first. It is free and carries no obligation. Plasterboard partitions mean light scribes and clean joins, and the fabrication effort moves to the visible faces instead. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. A bowed wall gets measured at three heights first.

08

What maintenance does a worktop need in a Blackwall kitchen?

Marble is the one people underestimate. It is porous, like granite, and wants sealing. Where a top takes wine, oil and lemon most days, the non-porous materials ask least of the household. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Infill plots usually put the kitchen at the back with wide doors to a small garden, and that opening is the best route in. Every socket, switch and any USB point has to be cut out of the stone to the actual measured position, so the template has to be taken with the faceplates off and the back boxes visible. The tile bed comes off before anything is measured.

09

Is a drainer groove worth it in a small Blackwall kitchen?

They are cut with a fall towards the bowl, which is why they cannot be added on site later. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. The lift car, the loading bay and the building manager decide the piece sizes here, not the slab. Splashbacks come off the same slab run as the tops, which means the decision has to be made before fabrication starts. Full height needs a flat wall and a finished electrician.

10

Upstands or a full-height splashback?

Ordered later from a different batch, the match is not reliable where the two pieces meet. Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. The house is designed to the width it was allowed, so the kitchen is long and narrow and the run has no real choice about where it goes. The plasterboard is flat enough for a full-height panel; it is the socket positions that cause the trouble. Panels expose a wall; upstands forgive one.
