Canning Town kitchens

The kitchens we meet in Canning Town

Over the years the splashback jobs we have done in Canning Town have followed a few recognisable patterns, and knowing which one you are in saves a great deal of argument later. New regeneration blocks have compact open-plan kitchens with a 2.4m to 3m run and a tall appliance stack, no island, and a balcony door at one end. Older estate flats keep a separate kitchen of around 2.2m with a boiler cupboard eating the corner. None of that has to be decided before you get a price. It is what the survey is for.

Walls and ceilings carry decades of thick emulsion over artex, and neither surface tells you where the true line is. Height is set off the units and the hob, not off the tile line that was there before. Twenty millimetres of packing behind a panel is not a fix.

Kitchens sit one above another on the same line up the block, so the stack a sink joins is shared with the flats above and below it. The rough band left where tiles took the plaster with them is covered by the upstand rather than made good twice. The plaster behind it is the real question.

What we are usually templating in is post-war council estate, 1980s low-rise and 2010s onwards regeneration apartment block. The differences between them show up at template, not at enquiry.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Upstands are small pieces, so they usually come out of the offcut the worktop leaves.
  • Dekton and sintered stone are stable in heat and daylight, which is why they suit a wall behind a hob.
  • A wide wall takes more than one piece, because slab width is finite.

The place

Why Canning Town is its own job

A worktop that fits in Canning Town is the result of what was noticed at the survey, not of what was hoped for afterwards. The area is carved up by flyovers, the tunnel approach and red routes, so the practical unloading point is often inside an estate or a development service yard rather than the nearest road. New blocks require the managing agent to sign off a delivery slot, and lift dimensions vary a lot between phases of the same development. Different phases of the same regeneration scheme have different lift sizes, so confirm the block, not just the postcode, before promising a single-piece top. Access, levels and out-of-square walls all land on the same quote as the stone, itemised line by line.

The work

What worktop splashbacks & upstands involves

Splashbacks and upstands put the same stone on the wall behind your worktop instead of tiles, which takes the grout line out of the kitchen. The wall is read for how flat and how plumb it is before anything is drawn, because a panel that stands off a bowed wall at one end shows it along its whole length. You end up with a continuous run of stone from the worktop up, cut from the same slab batch so the colour matches where the two pieces meet.

Fitting them is a couple of hours with no water, gas or electricity touched, which is why it usually comes back as a short return visit. Every outlet on that wall is recorded at its finished face beforehand, since a machined opening in a sheet of stone has no tolerance to move into. Concrete panel construction in these blocks will not accept a plug, so bonding a sheet to it suits the building better than fixing through would. One sheet, two seams, nothing to reseal.

The money

What it costs in Canning Town

It is priced as its own item so you can see what removing the grout line actually costs before deciding. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. For a rough sense of the material, £110 to £550 per square metre supply only is the honest span. Treat it as one line of a quote that will carry several more. Same slab run, and the quote says so.

ex-local-authority flats and estates

The carry, and what it rules out

A single red line has hours and a double red line does not, and the difference decides whether an early start is a plan or a penalty. These are the pieces most likely to be left until last, which is why the parking has to still be there at last. Handling is where these pieces get damaged.

Canning Town in the housing figures

Across this patch landlords hold the greater part of the stock. The kitchens are compact, so the fixed lines outweigh the stone. The joint to the worktop is siliconed rather than grouted, which matters more in a let property than an owner expects. Cut from the same batch as the surface below.

What Canning Town asks for

Around here this shares the list with worktop replacement and worktop installation. Worktop replacement edges it, but the difference is how often we are on the street rather than anything about the work.

Getting stone into a Canning Town kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Canning Town

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Are you set up to work in Canning Town, or is it a subcontractor?

Yes. Canning Town is on the patch, and the postcodes we work here are E16. It is worked on our east London run, along with the rest of Newham. Where a marked loading box sits on the red route the stop is legal but timed, so the unload runs as one movement with every hand on it. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. One trip is always better than three. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

02

Why would worktop splashbacks & upstands in Canning Town be any different from anywhere else?

Flats are handed in pairs about the stair core, so half the kitchens in the block are the mirror image of the other half. The rear kitchen wall in ex-council flats and maisonettes is commonly dense in-situ concrete or blockwork with a thin skim, which means mechanical fixings are hard work and the splashback is held on adhesive rather than screwed. A bowed wall is what decides between an upstand and a panel. A stack boxed diagonally across a corner leaves a triangle of dead space, and the top is cut to that triangle rather than to a square return. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A downstand sets the panel height, not the wall units.

03

What is the carry like in Canning Town?

The lift is only part of the route, and the corridor from the lobby to the flat door often holds a tighter turn than the car does. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Full height goes in only where the way in allows full height. A bus lane along the frontage brings its own hours with it, and stopping in one is enforced the same way the red route is. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. That is why they are crated the way they are.

04

Is there a lot of worktop splashbacks & upstands work in Canning Town?

It is inside the three we do most here, under worktop replacement. Either way: same template, same workshop, same fitters. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Reordered next year, it will not match. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Full height behind the hob is less for a tenant to scrub.

05

Where does the money go on a Canning Town worktop?

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Every internal corner is two pieces, not one. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

06

What needs to be ready before you come to Canning Town?

Where the boxing stands proud of the finished wall the upstand behind it has to be broken into separate lengths, because one piece cannot pass it. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Behind the boxing it becomes two pieces. Any surface trunking or conduit has to be rerouted or accepted and boxed before templating, because the stone cannot be scribed around a live conduit on site. Residents are given written notice before anyone attends, and that notice period rather than the workshop is what governs the earliest sensible start. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. Agreed with whoever is paying for both.

07

How many visits does a Canning Town worktop take?

The template is taken in your kitchen after the units are in and fixed, never before. The template produces a drawing, and the workshop cuts to that drawing once you agree it. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. A fob on the communal door and a shared lift mean the carry is timed rather than continuous. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. The batch is held while the tops are cut, or the colour drifts.

08

Is taking the old top off part of the job?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. The units stay where they are and only the surface changes. The van is not staying on a main road for the day, so once the stone is off it goes and parks properly somewhere else. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Long panels and long carries do not mix.

09

Do you check the carcasses before templating in Canning Town?

If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. Nothing gets hidden behind a full-height panel.

10

Can the price change after templating?

Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. No installed price per square metre is published, because it is not a real number. Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. It decides whether the run gets one continuous piece or a set of separate lengths with a joint at every obstruction. The reveal decides where the stone dies.
