Royal Victoria kitchens

The kitchens we meet in Royal Victoria

The splashback jobs we are called out to in Royal Victoria tend to arrive with a history, and reading that history is half of getting the measurements right. Dockside apartments have open-plan kitchens set along a single wall with a 2.8m to 3.2m run, a tall bank of integrated appliances and an island only in the larger corner units. Duplex and penthouse units carry the bigger specifications, including waterfall island ends and full-height matching splashbacks. Guessing at this stage would only put a wrong number in front of you, so we do not do it.

Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. A wall out by a few millimetres over a metre will show behind a full-height panel and disappear behind an upstand. Height is taken at the shortest point of the run.

These flats are built with a floating floor over a concrete slab for acoustic reasons, and it deflects slightly under the weight of a stone island. Where the run passes a boxed stack the panel breaks into returns, and each return gets a mitred external corner. The age of the plaster decides the fixing, not the finish.

The kinds of building we work in here are 2000s dockside apartment block, 2015 onwards tower and converted dock building. The template reads them differently even where the layout looks identical.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • A wide wall takes more than one piece, because slab width is finite.
  • The same fitters who install the worktop put the stone on the wall.
  • Wall pieces are priced by the square metre like everything else, from £110 upwards.

The place

Why Royal Victoria is its own job

Knowing Royal Victoria means knowing what to look at on the survey, and what to allow for when the templates are cut. The dock roads are wide with proper loading laybys and no market or terraced-street congestion, so getting the van in is genuinely easy. The buildings are the constraint: booked goods lift, concierge sign-in, insurance documents on file, and event days at the nearby exhibition centre bring temporary traffic management. Big exhibition events shut down the approach roads at short notice, so check the venue calendar before committing to a fit date. That is why we survey Royal Victoria kitchens first and quote second. Working the other way round is how deposits turn into arguments.

The work

What worktop splashbacks & upstands involves

Splashbacks and upstands put the same stone on the wall behind your worktop instead of tiles, which takes the grout line out of the kitchen. Because the tops are already in, the kitchen stays in use around this stage. It is a return visit rather than another day of the room being unavailable. You end up with the room finished. The wall was the last thing outstanding, so once these pieces are on there is nothing left waiting on another visit or another trade.

The survey for these pieces is a separate visit with a separate drawing, made after the tops are in and the room has stopped changing. Panels are offered up dry before any adhesive goes near them, and the scribe comes off the piece, never off the plaster. Developer kitchens arrive with a laminated or tiled finish already on that wall, and it has to come off before stone can be templated against it. Machined to the room, not trimmed to it.

The money

What it costs in Royal Victoria

The wall decides the labour. A bowed wall behind a long run is scribing time, and scribing time is the cost. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. Thickness, finish and colour move a slab within the £110 to £550 supply band before anyone touches it, so that figure is settled by what you pick rather than by the room. Height is a decision with a figure against it.

What Royal Victoria asks for

The stock here does not generate much of this. What it generates is worktop installation and worktop replacement. The job itself is surveyed, quoted and fitted exactly as it would be anywhere else we work.

Victorian and Edwardian terraces

The carry, and what it rules out

A goods lift booked by the hour puts a clock on the whole delivery, so pieces go up in a planned order and nothing is handled twice. A panel cracked on the way in is a full remake, because there is no repairing a polished face close to an edge. They stand upright in the van and stay upright until they are on the wall.

Victorian and Edwardian terraces

Royal Victoria in the housing figures

In the streets around Royal Victoria, much of what is standing is recent build. Void periods set the date more often than taste does. Ordered later, from a different batch, the match is not reliable where the pieces meet. The height is a decision, not a default.

Access

Getting stone into a Royal Victoria kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Royal Victoria

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you actually work in Royal Victoria, or just list it?

Yes. Royal Victoria is on the patch, and the postcodes we work here are E16. It is worked on our east London run, along with the rest of Newham. Where an event closes the road entirely, the van cannot be moved once it is in, which is a different problem from not being able to park at all. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Off the van last, and never in a hurry. Nothing needs visiting and nothing needs collecting: the template is in your kitchen and so is the fit.

02

What is different about worktop splashbacks & upstands in Royal Victoria?

A balcony door is the only other opening in the flat and it leads nowhere useful, so everything comes in through the front door. The plasterboard is genuinely flat here, so a full-height splashback sits well and a slim upstand looks almost redundant, but the sockets are the problem, because they are set out to the developer's original kitchen and often land at odd heights or right on a joint line. The wall makes that decision, not the brochure. Taped internal angles in plasterboard belly at the corner, so the run picks up a few millimetres over the last 300mm and a plan-angle mitre will not close. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. An upstand rides what a panel exposes.

03

Is access a problem in Royal Victoria?

The lift is only part of the route, and the corridor from the lobby to the flat door often holds a tighter turn than the car does. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. A door frame catches a tall panel long before a short one. A market day closes the street to traffic for the morning and hands it back in the afternoon, which moves the visit rather than cancelling it. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. The crate exists for the walk from the van.

04

Is worktop splashbacks & upstands what Royal Victoria is known for?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop installation and worktop replacement. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Reordered next year, it will not match. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Full height behind the hob is less for a tenant to scrub.

05

What makes one Royal Victoria kitchen dearer than the next?

Where the aisle is too tight the usual answer is a reduced-depth top on one side, and a 500mm run is a different cut, a different sink and a different drainer to a 600mm one. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Behind an island there is no wall to hide against. Stone is £110 to £550 per square metre supply only, and the templating, the fabrication and the fitting each carry their own line.

06

What holds a template up more often than anything else?

Where a partition has been built off the floor screed rather than off the slab, it moves, and a mitre bonded across that corner is the first thing to open. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. Make the wall good first, or accept the detail. Any socket you intend to move must be moved and re-plastered before templating, because a cut-out in the wrong place means a new piece of stone. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. Full-height panels need the wall made good first, which is another trade and another timescale. A deferred splashback still comes off this drawing.

07

What happens to the worktop that comes off?

Old laminate is light and awkward rather than heavy, so it is usually the easier half of the day. An old stone top is heavier coming out than the new one is going in, and leaves in sections. On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. A timed school street shuts the road either side of the school day, so the van goes in between those two windows or it does not go in. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. A tall panel and a timed bay is the worst combination here.

08

Do you cut drainer grooves on Royal Victoria kitchens?

They are cut with a fall towards the bowl, which is why they cannot be added on site later. They read strongly across a dark stone and are nearly invisible on a pale one, so look before deciding. Everything arrives through one controlled entrance with a booking sheet, and a delivery that misses its slot waits. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. A chimney breast breaks a panel run regardless of the drawing.

09

What happens if a piece will not go up the stairs?

Splitting a run costs a join, and that is the price of getting stone into the room at all. The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. A rated load sounds ample until three lengths of granite and two fitters are standing on it, so the stone goes up one piece at a time. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. Joint positions follow from that.

10

Is a full-height stone splashback worth doing?

Ordered later from a different batch, the match is not reliable where the two pieces meet. It is quoted by area like the worktop, so a long run is a material line rather than a trim. Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. Sprinkler heads and extract ducts are coordinated into the ceiling, so an extractor over an island goes where the services already allow. Every socket, switch and any USB point has to be cut out of the stone to the actual measured position, so the template has to be taken with the faceplates off and the back boxes visible. Cut from the same slab run as the tops.

“I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!”
