Clerkenwell kitchens

The kitchens we meet in Clerkenwell

The replacements we are called out to in Clerkenwell tend to arrive with a history, and reading that history is half of getting the measurements right. Loft conversions of print, watchmaking and light-industrial buildings, where the kitchen is a run and an island in one large open space with exposed brick, steel and timber floors. Runs of 4m plus a 2.5-3m island are common and clients often want a single stone carried across island, worktops and splashback. None of it needs deciding today. The survey is where the guessing ends and the numbers start.

Concrete or steel overhead means no fixings into the ceiling and no help from the structure for anything hung above the run. The old tops come off in pieces, and what is under them decides whether the units need levelling before anything new goes on. Stone is far heavier than what is coming off.

Poured screed over steel decking can fall away across a long run, so level is checked across the whole room before anything is packed. An island pod with feeds coming up through the floor cannot be nudged, so the stone is cut to suit the island. Old tops were scribed to a wall that has moved since.

What turns up on the job sheets is former industrial warehouse conversion, Georgian terrace, Victorian model-dwelling block and modern apartment. What the units are screwed to varies between them, and that decides the fixings.

The place

Why Clerkenwell is its own job

When people ask what is different about a worktop job in Clerkenwell, the answer is in the route and in the walls. Inside the Congestion Charge zone with narrow one-way streets, loading bans through the busiest hours and traffic filters on several residential blocks. Many converted buildings retain a goods lift, which is the difference between a one-piece island and a jointed one. The floors in these conversions are old timber over long spans and are rarely flat, so level and pack the island carcass properly before setting stone or a 3m top will telegraph every dip. Our own installers do the fitting, so whoever templated the room is not handing the problem over to a subcontractor.

The work

What worktop replacement involves

The service assumes the units stay in place, so it is not a route to changing the layout. Moving a sink or a run of cabinets makes it a kitchen job with a worktop in it. The template and the fit are separate visits with three to seven working days between them, so the kitchen is only out of action on the day the old surface comes off. You end up with the same kitchen and a completely different surface, in one fitting day rather than a kitchen refit that empties the room for a fortnight.

A replacement is priced in three parts: the new stone, the work of taking the old top out, and carting it away afterwards. A bonded stone top is broken down where it sits before it is taken out, because it will not come away from the cabinets whole. The original fit-out here was a design statement rather than a catalogue kitchen, and what it left behind is rarely standard. You keep the kitchen; only the top is new.

The money

What it costs in Clerkenwell

Taking the old surface off and getting rid of it is its own line rather than something folded quietly into the stone price. Overhangs, a waterfall end and seating all add machining, and an island is where those decisions cluster. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. The strip-out and the disposal are their own lines.

warehouse and wharf conversions

Clerkenwell in the housing figures

In Clerkenwell, flats outnumber houses by a wide margin. The old tops have to leave the way the new ones arrive, and a laminate run is easier to remove whole than to carry whole. Booked around what the stock actually is.

warehouse and wharf conversions

What Clerkenwell asks for

The housing on this patch does not throw up much of this. It throws up worktop fabrication and worktop installation. When it does come up, it gets the same template, the same bench and the same crew.

warehouse and wharf conversions

The carry, and what it rules out

The van is not staying on a main road for the day, so once the stone is off it goes and parks properly somewhere else. Two loads share the one space here, the old tops waiting to go and the new stone waiting to come in. The van has to stand through both halves of the day.

Access

Getting stone into a Clerkenwell kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Clerkenwell

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you actually work in Clerkenwell, or just list it?

Yes. Clerkenwell is on the patch, and the postcodes we work here are EC1. It is worked on our north London run, along with the rest of Islington. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. A one-hour window will not hold a two-way job. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

02

Why would worktop replacement in Clerkenwell be any different from anywhere else?

Ceilings are high and there are usually no wall units, so a splashback runs to whatever height is decided rather than to a cupboard. Converted warehouses put the kitchen against original brick or blockwork that has never been made flat, so scribes of 15 to 20mm along a run are normal and every piece is templated to the wall exactly as it is rather than to a drawing. What the last fitter did to the wall shows up on strip-out. Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The old cut-out was hiding the notch you now need.

03

What is the carry like in Clerkenwell?

The step and the gap at the car threshold catch a trolley wheel, so the piece comes off the trolley and goes in by hand. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. The van stands for both movements, not just the delivery. Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. The strip-out waits until the new stone has somewhere to stand.

04

Do you get much worktop replacement work in Clerkenwell?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop fabrication and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. The flat earns nothing while it sits empty. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. The carcasses have to be sound, because stone is several times the weight of what is coming off. Same day, because the void is the whole budget.

05

Where does the money go on a Clerkenwell worktop?

Knee room under a breakfast bar is measured from the face of the cabinets rather than from the edge of the stone, so a deep apron quietly eats the depth somebody actually gets to sit in. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. The strip-out is the part worth planning. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

06

What needs to be ready before you come to Clerkenwell?

Floors settle, and once base units are packed and levelled properly the stone sits true while everything else in the room admits it is not. This is the commonest reason a replacement turns out to need more than a straight swap. Levels get corrected before the new top is measured. Book the goods lift and loading bay for the day, clear a straight route through the open plan, and have a plumber on hand for the island services coming up through the floor. Work between tenancies runs against a fixed date rather than a preference, and stone has a lead time that has to fit inside that window with a few days spare. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Out and in on the same permission.

07

What if a worktop will not physically fit through the building?

If a piece cannot be got in at all, we say so at the template rather than on the day. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Where a basement car park is the only way up from the parking level the carry starts below ground, and two lifts in one building rarely share the same internal dimensions. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. A laminate run comes out easier than stone goes in.

08

Is a drainer groove worth it in a small Clerkenwell kitchen?

The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. Ceilings are high and every surface is hard, so cutting on site carries further here than in any other kind of building. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. Units checked before stone goes on them.

09

Is taking the old top off part of the job?

If you want the old top kept for a garage or a utility, say so and it stays on site. Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. Loading out is loading in, done in reverse and heavier.

10

What if I have already sourced the slab?

Remnants bought elsewhere are the awkward case, because the drawing is then made to fit the stone. Say what you have and where it came from before anything is booked, because thickness and batch decide what can be done with it. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Old tops out in the morning, new stone down and sealed the same afternoon. Repairable in place beats replaced whole.
