Why Fulham Reach is its own job

A worktop is made to fit one kitchen, and in Fulham Reach the kitchen and the way into it are what we work from. Managed estate with a concierge desk, contractor sign-in, insurance checks and a booked goods lift that has to be protected before use. There is a basement car park with a height barrier and a loading bay, and once out of the lift the corridors are long and carpeted, so boards go down before anything is wheeled. Everything is fixed by the developer's services, so this is a precision replacement job - measure the existing undermount and drainage grooves, do not redesign them. It gets measured, drawn, agreed and priced, in that order, and you sign the drawing off before the workshop puts a blade near the slab.

The choice is not all or nothing. A kitchen can take slim upstands along the run and a taller piece behind the hob alone, and the two are priced as separate items. Because the tops are already in, the kitchen stays in use around this stage. It is a return visit rather than another day of the room being unavailable. You end up with a joint that stays closed. It is siliconed rather than filled hard, so the wall and the surface can move against each other without opening a crack.

The panels are machined at the works and arrive finished, so nothing about them can be persuaded into place with a grinder on the day. On natural stone a panel added a year later will read as a different stone, which is why the material behind the hob is settled at the same time as the surface. Walls in these flats are plasterboard on metal studs, so anything above a strip is carried by the worktop and the adhesive rather than by the partition. One sheet, two seams, nothing to reseal.

A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. The pier takes a joint against it, not across it.

What is the carry like in Fulham Reach?

The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Nothing is leaned anywhere it could slide down. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. The crate exists for the walk from the van.

What needs to be ready before you come to Fulham Reach?

Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. A window board below worktop height ends the upstand argument. Any socket you intend to move must be moved and re-plastered before templating, because a cut-out in the wrong place means a new piece of stone. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. A second visit needs a second permission.

What if a worktop will not physically fit through the building?

Where there is a lift, whether it can be booked out and padded matters as much as its size. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. The break goes where a joint reads as deliberate.

Is taking the old top off part of the job?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. An old stone top is heavier coming out than the new one is going in, and leaves in sections. The carcasses stay. Only the surface changes. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. Full-height panels are the awkward thing to move, light enough to lift and long enough to flex on the way. A tall panel and a timed bay is the worst combination here.

Why would a Fulham Reach kitchen need a join at all?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. Join count is a question about slab size and run length, nothing else. An island often runs in one piece where a wall run cannot. An island carries its own edge detail all the way round, so a mitred 100mm apron on four sides is four mitres cut, bonded and polished before the piece ever leaves the bench. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Long walls break where the worktop breaks.

Can I buy the stone elsewhere and have you fit it?

Say what you have and where it came from before anything is booked, because thickness and batch decide what can be done with it. The workmanship guarantee is the same either way. It does not extend to a material we did not supply. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. Upstands are the cheapest way to finish several kitchens consistently, and they come out of the offcuts the tops leave behind. Upstands turn batch offcuts into finished rooms.
