Old Kent Road kitchens

The buildings and streets around Old Kent Road

One kitchen in Old Kent Road might take a single run along a back wall and the next an island as well, which is why bathroom worktop fitting is never quoted blind. The corridor itself is filling with new tall blocks whose kitchens are a single compact run in an open-plan living space, while the terraced streets set back behind it have modest rear kitchens, often with a lean-to extension of 2.5m to 3m across the back. None of it needs deciding today. The survey is where the guessing ends and the numbers start.

The kitchen is usually part of the living space, so three edges are read from a sofa rather than from standing height at the sink. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Shelves and a window board come off the same offcut.

Underfloor heating in the screed means nothing is fixed into the floor, so an island is anchored to the carcasses alone. Bathrooms in these are square, plumb and finished before anyone moves in, so the template is short work and the question moves to what the unit is fixed to. A pod bathroom inside a shell has walls built last week.

Locally the mix runs to Victorian terrace, 1960s and 1970s estate and 2020s regeneration tower. Each of those behaves differently once the old top comes off.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Any of the 181 surfaces we supply can be cut down to a vanity size.
  • Up to four quartz samples are posted free, so colour can be judged against your tiling.
  • Granite stays porous, so a granite vanity is sealed before it is used.

The place

Why Old Kent Road is its own job

The part of a Old Kent Road job that goes wrong is almost never the stone, it is what nobody looked at first. The road is a red route with continuous traffic and no stopping, so every job is worked from the side streets, and new blocks add gated basement parking with limited headroom. New-build handover kitchens here come with 20mm composite that is already chipped at the sink cutout, so replacement is usually about matching an existing sink and tap footprint. We do not quote Old Kent Road from a plan and a postcode. We come out, we measure, and then we price it.

The work

What bathroom worktops involves

The work carries the same five year workmanship guarantee as a kitchen, because seating stone is the same work at either size. On the fitting day the top is set, the basin bonded and clipped from beneath, and the joint against the wall siliconed rather than grouted. You end up with a bathroom surface in the same stone as the rest of the house, cut for the basin you chose rather than for a standard one.

Most vanity tops are cut from offcut stock, because a standard vanity depth is a good deal narrower than a kitchen run. A window board in the same stone is templated with the top, because a reveal is almost never the same depth at both ends. A stud wall wants timber behind the board before a wall-hung unit is fixed, and that is checked at template rather than on the day. Cut to the fitted unit, not to the bathroom plan.

The money

What it costs in Old Kent Road

The material is usually the smallest line on a bathroom quote, since most vanity tops come out of offcut stock rather than a slab bought for them. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. The spread from £110 to £550 per square metre is the width of the catalogue rather than vagueness about price, and where you land in it is a decision about material. Every hole and aperture is counted before a figure is given.

Victorian and Edwardian terraces

Old Kent Road in the housing figures

Across this patch owner-occupation is well below the London average. The kitchens are compact, so the fixed lines outweigh the stone. A landlord fitting out to relet weighs sealing intervals differently from an owner staying put, and that changes the shortlist before the colour does. The tap holes come off your tap, whatever the housing data says.

Victorian and Edwardian terraces

What Old Kent Road asks for

Replacing one plot years after handover is the problem nobody plans for, because a quartz colour can be reordered and a granite block cannot. Wet rooms are spreading through the newer refurbishments, and a wet room has no boundary between the soaked half and the dry half, which widens what any surface in it has to tolerate. A landlord specifying once is specifying tap holes once.

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop replacement, worktop installation and worktop splashbacks & upstands. The stone, the machining and the crew are the same.

Questions

Questions we get asked in Old Kent Road

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do your own fitters come out to Old Kent Road?

Yes. Old Kent Road is on the patch, and the postcodes we work here are SE1, SE15. It is worked on our south east London run, along with the rest of Southwark. A bus lane along the frontage brings its own hours with it, and stopping in one is enforced the same way the red route is. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The bathroom pieces come off last and go in first. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

02

Is there anything about Old Kent Road buildings that catches bathroom worktops out?

Ceiling heights are held to the minimum the plan allows, so the panel between worktop and wall units is a short piece. Bathrooms in these are square, plumb and finished before anyone moves in, so the template is short work and the whole question becomes what the unit is fixed to. The window over the basin is the one the top answers to. Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. Templated off the fitted unit, never off the bathroom plan.

03

What do you check about the route into an Old Kent Road property?

Sign-in at the gate, a permit on the dash and a named contact are usually wanted before anything comes off the van. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. An en-suite off a bedroom adds a second flight, not a second job. The van is not staying on a main road for the day, so once the stone is off it goes and parks properly somewhere else. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. A vanity fit ends before most parking restrictions do.

04

Would you call Old Kent Road a bathroom worktops area?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. En-suites and family bathrooms rarely take the same depth. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Repeat work is where a vanity stops being an afterthought.

05

Why do two Old Kent Road kitchens the same size price differently?

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. One template visit covers both rooms if both are ready. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

06

What has to be finished before you can template?

A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The scribe on a vanity is measured in depth it cannot spare. Confirm the unit depth for each bathroom separately, book the lift if the building wants it booked, and have both taps on site. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Owner bathrooms get the slab viewed; let ones get the sample.

07

What happens when the route into an Old Kent Road kitchen is tighter than the worktop?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. A join forced by the route still sits over a gable, so it is no poorer a join for that. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. The bath is usually in the way before the doorway is.

08

Do you take the old worktop away?

An old stone top is heavier coming out than the new one is going in, and leaves in sections. The template can be taken with the old top still down, which is why one visit covers both. What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. The plumber and the van rarely want the street on the same day.

09

What is not included in the quoted figure?

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. What is quoted is what the drawing says, and the figure does not move unless the drawing does. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. A sloping floor is corrected under the unit, not under the stone.

10

Do you cut drainer grooves on Old Kent Road kitchens?

Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Grooves and an undermounted bowl are usually specified together, since the grooves are run to the bowl edge. Riser panels, wall boxes and the boiler cupboard sit in fixed positions the developer will not move for a worktop. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. The stone is the simple half of a bathroom fit.

“Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.”
