Shadwell kitchens
What the kitchens here are actually like
Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. What that does to a quote is move the number away from square metreage and towards slab yield, join count and time on site. You can compare it against anything.
Newer towers near the station have compact open-plan kitchens with a short island of 1.6m to 2m.
The older blocks have separate kitchens of about 2.2m in an L, often serving large households, with heavy daily use and a preference for hard-wearing dark quartz. Heavy-use family kitchens here get an honest conversation about edge chipping and overhang support rather than the thinnest profile available. The through road is a red route and the market street is closed to vehicles during trading, so timing the drop matters more than distance.
Piece size is set by the lift car and the entrance dogleg, which routinely turns a two-piece kitchen into a three-piece one. This is usually the cheapest stock we fit: the room is square, walls are plumb, the lift works and the corridors are clear, so fitting time is predictable and we rarely add a join for access. You see it before you commit to anything.
The mix here is post-war council block, 1980s dock-edge housing and 2010s onwards residential tower. A quote that ignores which one you have is guessing.
True everywhere
Worktop design and quotation, in short
- Material is £110–£550/m² supply. That is the slab only.
- Templating, fabrication and fitting are quoted as their own lines.
- No installed price per square metre is published, because it is not a real number.
- Nothing is payable until we template.
Covered on our east London run. Fitted 3–7 working days from template.

What gets asked for here
Second or third on the list around here, after worktop replacement. Same visit, same bench, same crew, same lead time.
ex-local-authority flats and estates
Getting stone into the room
Estate blocks have small lifts and long deck walkways; the new towers have a service lift but need a permit-to-work and a booked slot from the managing agent.
Piece length is set by the internal diagonal of the lift car, not by the length of the slab. That is why the fitting line on a quote reflects manpower and time rather than square metres. It appears as its own line rather than buried in a rate.

True everywhere, stated once
Two kitchens with identical floor areas can price very differently, and the reason is almost always how the runs fall onto a slab and how the stone reaches the room.

Getting stone into a Shadwell kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop design & quotation in Shadwell
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Shadwell, or just list it?
Yes. Shadwell is on the patch, and the postcodes we work here are E1. It is worked on our east London run, along with the rest of Tower Hamlets. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. Tell us at enquiry stage and it is priced properly, because a crew stood waiting is the most expensive thing on any job. Nothing here is added after the fact. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop design & quotation in Shadwell?
Piece size is set by the lift car and the entrance dogleg, which routinely turns a two-piece kitchen into a three-piece one. This is usually the cheapest stock we fit: the room is square, walls are plumb, the lift works and the corridors are clear, so fitting time is predictable and we rarely add a join for access. You see it before you commit to anything. Heavy-use family kitchens here get an honest conversation about edge chipping and overhang support rather than the thinnest profile available.
Is access a problem in Shadwell?
The through road is a red route and the market street is closed to vehicles during trading, so timing the drop matters more than distance. Estate blocks have small lifts and long deck walkways; the new towers have a service lift but need a permit-to-work and a booked slot from the managing agent. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. That is why the fitting line on a quote reflects manpower and time rather than square metres. Nothing about it gets estimated after the fact.
Do you do much worktop design & quotation around Shadwell?
It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Extended households run kitchens hard, and that pushes the specification towards granite or sintered stone rather than a light quartz. Everything is itemised: material, template, fabrication, fitting, each cut-out and each metre of upstand. Itemised, so it can be compared honestly. A second kitchen or a kitchenette in an annexe is a small job with the same fixed template, fabrication and fitting lines as a large one. That changes what the quote should be compared against, because the shape of the job is not the same as a single family kitchen. Nothing payable until we template.
What decides the price of a worktop in Shadwell?
An island is a single visible piece with four finished edges and no wall to hide against, so it is the piece the whole kitchen is judged on. Slab yield is worked out at quote stage, so if the layout forces a second slab you hear it before you commit rather than after. The join count is stated with its reason. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Where a partition has been built off the floor screed rather than off the slab, it moves, and a mitre bonded across that corner is the first thing to open. It is fabrication time rather than material, so it appears on the fabrication line and not in the square metre figure. Priced as fabrication, not as area. Send a floor plan with the run lengths and confirm whether the existing units and sink are staying, along with the goods lift or loading bay rules if the building has any. Where a landlord or housing provider is involved there is a specification to meet and a process to follow, and both are settled before a date is offered. Nothing is payable until we template, so a quote can sit while consents and decisions catch up. Written to be read by whoever is paying.
