Sloane Square kitchens

The kitchens we meet in Sloane Square

Nearly all the splashback jobs we quote in Sloane Square start with the same conversation about what is already in the kitchen and what is staying. Estate leasehold flats dominate and the kitchens are original service positions - often a narrow room of 2.2-2.8m against an external wall with a light well window, and a separate utility cupboard. Landlord consent shapes the job more than the room does, so most work is like-for-like surface replacement with new upstands rather than a re-plan. If you are not sure which of those describes your kitchen, that is normal, and it is exactly what the template visit settles.

Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. A wall out by a few millimetres over a metre will show behind a full-height panel and disappear behind an upstand. A bowed wall gets measured at three heights first.

Half-landings mean the back of the house sits at a slightly different level from the front, and a knocked-through kitchen crosses that line. Where an upstand meets a window reveal the return is mitred rather than butted, so the joint does not open as the wall moves. The plaster behind it is the real question.

The mix here is Cadogan Estate red-brick and terracotta mansion block, late Victorian townhouse, Georgian survivor terrace and estate-managed leasehold flat. Two of those can sit on the same street and quote a long way apart.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • The same fitters who install the worktop put the stone on the wall.
  • Wall pieces are priced by the square metre like everything else, from £110 upwards.
  • Edges are polished on every side that shows, including the top edge of an upstand.

The place

Why Sloane Square is its own job

There is nothing clever about a fit in Sloane Square going smoothly, only a survey that asked the right things beforehand. Porters, sign-in books, lift protection and a works-hours window that typically runs weekday daytime only, with no weekend working permitted under the lease. Sloane Street and the square itself have short loading windows and heavy enforcement, so unloading is normally into the block's side or rear service door on a timed slot. Landlord consent and the lease decide what you are allowed to change, so confirm it is a straight replacement before templating anything that moves a service. Three to seven working days sit between the template and the fit, and everything difficult gets solved in that gap.

The work

What worktop splashbacks & upstands involves

The decision belongs to the quotation stage rather than to the week after the kitchen is finished, because the stone for the wall is taken from the worktop order rather than bought again. Where a run is longer than one sheet will cover, the break is put on a vertical that has a reason to be there, and the two edges are cut as a pair so the seam closes without filler. You end up with a continuous run of stone from the worktop up, cut from the same slab batch so the colour matches where the two pieces meet.

Behind a hob the choice of material stops being about looks: a resin-based surface will mark under sustained heat where a sintered one will not. The exposed edge of an upstand is polished and eased the same way as the front of the worktop, because it sits at eye level and gets looked at more. A rear extension often puts the sink under a window whose sill is barely clear of the surface, and that settles the height before anyone gets a say. Stone behind the hob, not grout.

The money

What it costs in Sloane Square

A full-height splashback costs more than an upstand for the obvious reason and one less obvious one: there is more to scribe and more to machine around. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. The supply band of £110 to £550 per square metre is known the day you choose a colour. What is not known until the template is the piece count and the number of cut-outs. Height is a decision with a figure against it.

mansion blocks and purpose-built flats

The carry, and what it rules out

Time-limited bays are camera-enforced across a lot of managed estates, so the unload runs to the clock and the van moves off afterwards. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. A narrow gap between parked cars decides how a panel turns.

mansion blocks and purpose-built flats

What Sloane Square asks for

Damage in a let flat is settled as a deposit deduction, so a surface that can be repaired in place is worth more than one that has to be replaced whole. Upstands are the cheapest way to finish several kitchens consistently, and they come out of the offcuts the tops leave behind. Grout lines are the first thing to fail in a let.

This is one of the three jobs that come up most here, behind worktop replacement. It is the same template visit, the same workshop and the same installers either way.

Questions

Questions we get asked in Sloane Square

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Which postcodes do you cover around Sloane Square?

Yes. Sloane Square is on the patch, and the postcodes we work here are SW1W, SW3. It is worked on our west London run, along with the rest of Kensington and Chelsea. A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. These travel flat and get carried on edge, and both want room. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

02

What should I expect from worktop splashbacks & upstands in a Sloane Square kitchen?

The original larder or store cupboard usually survives in a corner, and that alcove is deeper than the units and squarer than the walls around it. Lath-and-plaster on the party wall and the chimney breast returns almost never runs true, so a 100mm upstand bedded on silicone is the honest answer here, it rides the bow and hides the junction the worktop can never close on its own. A bowed wall is what decides between an upstand and a panel. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A window board below worktop height ends the upstand argument.

03

How would you get a worktop into a property in Sloane Square?

Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Panels are carried on edge from the tail lift to the wall. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Where the van has to move, the panels come in first.

04

Is worktop splashbacks & upstands common in Sloane Square?

It sits second or third on this patch, behind worktop replacement. Same template visit, same benches, same installers either way. The person choosing the worktop is not the person using it, and that shifts the balance from appearance towards running cost. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Six kitchens, one socket layout, one panel drawing. Where kitchens turn over between tenancies the priority is a surface that survives a decade of being treated as a chopping board. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. The annexe gets the same panel as the main run.

05

What moves the number on a quote around here?

Where a run finishes hard against a wall the last few millimetres are scribed, and where it finishes in open floor it is cut square and polished, which is two different jobs on one length. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Socket cut-outs are machined, not chipped in on site. The stone is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted separately.

06

What state does a Sloane Square kitchen have to be in before you template?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Full height wants a flat wall behind it. The chimney breast recess must be replastered and fully dry, and the hob and extractor positions fixed, before anyone templates a full-height piece into it. Quartz is the sensible default in a rental: nothing to seal, nothing to maintain, and nothing an incoming tenant needs briefing on. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. An owner can wait for it; a void period cannot.

07

Will you fit stone onto units that are not level?

The check comes before the measuring rather than after, because the whole drawing is set out from that plane. An island is where this usually shows, standing free with no wall to level against. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. It decides whether the run gets one continuous piece or a set of separate lengths with a joint at every obstruction. Each obstruction is another joint, and it is priced as one.

08

What happens if a piece is damaged on the fitting day?

Our own installers do the carry, so there is nobody in the middle to argue with about it. Every piece is dry-assembled on the bench before it is loaded, so a fabrication mistake is found in the workshop rather than in your kitchen. Floors and units are protected before anything comes through the door. Booked delivery windows on a managed estate run to an hour, and a worktop install does not happen inside an hour. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. The frame they travel in needs the clearance as well.

09

Are drainer grooves cut on site or in the workshop?

A groove set is its own item on the quote rather than something rolled in with the sink cut-out. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. What decides between a slim upstand and full-height stone is nearly always the wall rather than the taste. Full height needs a flat wall and a finished electrician.

10

Do most Sloane Square kitchens take upstands or full-height splashbacks?

A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Both are templated after the worktop is down and settled, because they are cut to the wall itself. A full-height piece shows a wall that is out more than an upstand does, over the extra height. Rear rooms of this date have a wide sash or a pair of garden doors, so a good deal of the wall the run wants is glass. Where a client wants a full-height piece behind the hob, it usually sits in the old chimney recess, and that recess is rarely square top to bottom or side to side, so it has to be templated as a trapezium rather than a rectangle. Dry lining behind a panel needs a fixing plan of its own.
