What the kitchens here are actually like

The carry is the constraint: a single stair with tight half-landings, or deck access with a long walk from the lift. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. A single day, planned properly.

The original estate housing has small planned kitchens with concrete or dense blockwork walls and standard 600mm units in a single or double run; the later brick-built housing association terraces are slightly more generous but still galley. Islands are rare because the rooms were never sized for them.

Fixing into precast concrete needs the right anchors and serious dust control, nothing here takes a plasterboard fixing.

Many have been extended at the rear since being sold, so the kitchen is half original and half newer with a floor junction between the two. Ex-council flats and maisonettes are built in dense concrete and blockwork, so anything that has to be fixed back, such as brackets under a peninsula or support for an end panel, goes in with proper anchors and an SDS rather than plasterboard fixings. Sound carcasses are the one condition.

The mix here is 1960s-70s system-built concrete estate, deck-access maisonette, 1980s housing association terrace and 2010s regeneration block. Which of those you have decides most of what follows.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

Covered on our south east London run. Fitted 3–7 working days from template.

The building, and what it does to the job

Boxed-in soil stacks and service risers in the corner of the run, which eat into the worktop depth and have to be scribed around rather than cut square.

What gets asked for here

Consent for the work sits with the freeholder or the managing body, and getting it in writing first avoids a crew arriving to a locked door. A plumber disconnects before we arrive and reconnects after we leave, and that is worth booking early. Sound carcasses are the condition.

This is the job the local stock asks for first, ahead of worktop templating and worktop splashbacks & upstands.

Getting stone into the room

Raised pedestrian decks, podium levels and garage undercrofts mean the front door is often nowhere near where the van can park, and some blocks are reached only by a walkway or a small lift.

Getting stone into a Thamesmead kitchen

Raised pedestrian decks, podium levels and garage undercrofts mean the front door is often nowhere near where the van can park, and some blocks are reached only by a walkway or a small lift.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop replacement in Thamesmead

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Thamesmead, or just list it?

Yes. Thamesmead is on the patch, and the postcodes we work here are SE28, SE2. It is worked on our south east London run, along with the rest of Greenwich. Gravel and block paving both look like hard standing and neither takes a loaded trolley, so the run from tail lift to door gets boarded. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. The waste run is planned, not improvised. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop replacement in Thamesmead?

Many have been extended at the rear since being sold, so the kitchen is half original and half newer with a floor junction between the two. Ex-council flats and maisonettes are built in dense concrete and blockwork, so anything that has to be fixed back, such as brackets under a peninsula or support for an end panel, goes in with proper anchors and an SDS rather than plasterboard fixings. Sound carcasses are the one condition. Fixing into precast concrete needs the right anchors and serious dust control, nothing here takes a plasterboard fixing.

Is access a problem in Thamesmead?

Raised pedestrian decks, podium levels and garage undercrofts mean the front door is often nowhere near where the van can park, and some blocks are reached only by a walkway or a small lift. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. We plan the strip-out and the carry as one movement so the kitchen is only out of use for a single day. That is agreed before a plumber is booked.

Is Thamesmead mostly worktop replacement work for you?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop templating and worktop splashbacks & upstands. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project.

What decides the price of a worktop in Thamesmead?

Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. The units stay, the surface changes. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

A lightweight stud partition will not carry a breakfast bar or a peninsula end, and stone finds that out faster than laminate ever did. We would rather find it at template than on the morning, which is why the templater looks behind the units. Found at template, not on fit day. Sort a parking bay or permit near the entrance, confirm the lift is in service and get us the door codes, and tell us about any asbestos survey on the flat before we start stripping out. Consent for the work sits with the freeholder or the managing body, and getting it in writing first avoids a crew arriving to a locked door. A plumber disconnects before we arrive and reconnects after we leave, and that is worth booking early. Sound carcasses are the condition.
