Burnt Oak kitchens
What the kitchens here are actually like
There is nearly always a boxed soil stack or a service riser in a corner of the run, and it is rarely mentioned at enquiry. The workshop works to the template drawing and to the measured route, in that order. Proven on the bench, then loaded.
The cottage estate houses have small, plainly built kitchens with a back door in the corner and a larder alcove, typically taking 2.7m of run and a 1.2m return with the washing machine in the line. Owners generally keep the layout and upgrade the surfaces, and any extension is a shallow rear addition rather than a full-width one.
The Edgware Road frontage has loading restrictions and constant traffic.
An ex-council house is solidly built to a standard plan, with the kitchen at the rear and a back door next to it. The kitchen is usually a small square or L-shaped room reached through a narrow entrance lobby and a standard internal doorway, so the limit on piece length is the turn out of the lobby, and short runs mean joins are often avoidable altogether if the layout is nested tightly. Every join over a gable, clear of every cut-out.
What we are usually templating in is interwar Watling cottage estate, 1930s terrace and post-war and modern infill flats. Each of those behaves differently once the old top comes off.
True everywhere
Worktop fabrication, in short
- Slabs come in finite sizes, so a long run needs a join.
- Joins sit over a cabinet gable, never spanning a gap or running through a cut-out.
- A finished join is typically 2–3mm, colour-matched and sanded flush.
- Your sink and hob are dry-fitted on the bench before dispatch.
Covered on our north London run. Fitted 3–7 working days from template.
ex-local-authority flats and estates
Getting stone into the room
Estate roads with front gardens, few original driveways and heavy on-street parking, so most jobs are a kerb-to-front-door carry across a path.
Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. Where unloading has to happen in one go, the load order is planned so nothing has to come off twice. The load plan follows from it.

The building, and what it does to the job
The original larder alcove often leaves a shallow recess in the run, and that recess needs its own templated return rather than being packed out with a filler.

What gets asked for here
The research on this patch does not put this among the three commonest jobs. Worktop replacement, worktop templating and worktop splashbacks & upstands do. That changes how often we are here, not how the work is done.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Worktop fabrication in Burnt Oak
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Burnt Oak, or just list it?
Yes. Burnt Oak is on the patch, and the postcodes we work here are HA8. It is worked on our north London run, along with the rest of Barnet. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. Pieces are loaded in reverse fitting order so the first thing off the van is the first thing that goes down. It is decided in the yard, not at the kerb. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop fabrication in Burnt Oak?
An ex-council house is solidly built to a standard plan, with the kitchen at the rear and a back door next to it. Walls in the system-built blocks are concrete or panel and can bow noticeably over the length of a run, so the template picks up the real line and we cut the back edge to follow it rather than trimming on site with a grinder. Settled on the drawing, cut once. The original larder alcove often leaves a shallow recess in the run, and that recess needs its own templated return rather than being packed out with a filler.
Is access a problem in Burnt Oak?
Estate roads with front gardens, few original driveways and heavy on-street parking, so most jobs are a kerb-to-front-door carry across a path. The Edgware Road frontage has loading restrictions and constant traffic. Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. The maximum piece length is fixed at drawing stage and every join is placed over a cabinet gable from there. Once the cut-outs are machined there is no going back on it.
Is Burnt Oak really a worktop fabrication area?
Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop templating and worktop splashbacks & upstands. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. So the nesting is planned around it rather than around a standard kitchen. Proven on the bench before dispatch. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Cutting several kitchens from different slabs and calling them matched is where firms get caught out. Nested for the job in front of us.
What decides the price of a worktop in Burnt Oak?
The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. A join that lands in the wrong place cannot be moved once the cut-outs are machined, so it is settled on the drawing. That is nested before any glass goes on the saw. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. Radiused, polished, and clear of the joins. The stack boxing needs to be in its final form and the sink and hob on site before we machine, since a boxing that gets re-clad afterwards throws the notch out. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. Sink and hob are dry-fitted on the bench before dispatch, whoever supplied them. The approved drawing is the instruction.
