Canada Water kitchens

The buildings and streets around Canada Water

The questions that decide bathroom worktop fitting in Canada Water are dull ones about doorways, corners and what the floor is doing, and they are asked early for good reason. Developer flats almost without exception - handleless slab units in an open-plan living space, kitchen along one wall with a 2.4m to 3m run and a small return or a narrow island, and the original 20mm laminate or thin composite being swapped out as the first blocks reach their second owner. If you are not sure, say so when you get in touch. It is a normal answer and we work with it.

Everything arrives through one controlled entrance with a booking sheet, and a delivery that misses its slot waits. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. One visit, sitting between two plumbing visits.

Timber-frame construction with plasterboard linings means every fixing has to find a stud, and a peninsula end needs proper support built in beforehand. Bathrooms in these are square, plumb and finished before anyone moves in, so the template is short work and the whole question becomes what the unit is fixed to. A bathroom over a kitchen has its waste run already decided.

What the research records here is 1990s dockside flats, 2010s apartment block and 2020s regeneration tower. What is behind the plaster is different in each, and it matters at fixing.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.
  • Any of the 181 surfaces we supply can be cut down to a vanity size.

The place

Why Canada Water is its own job

What we plan around in Canada Water has less to do with the worktop than with getting it through the door and against the wall. Everything goes through a concierge and a booked service lift with a delivery slot, loading bays are timed, and the goods route runs through basement car parks with 2m headroom that a long-wheelbase van clears but a roof-racked slab frame does not. The whole job is dictated by the service lift booking - one slot, one lift, so the tops get cut into liftable pieces and jointed on site. We would rather lose the job at the quote than lose your morning on the day of the fit.

The work

What bathroom worktops involves

Tap holes are drilled to the tap that has been bought rather than to a standard spacing, so the tap has to be confirmed before machining starts. A plumber connects the tap, trap and waste afterwards, so the visit is booked to land between their first and second fix. You end up with an aperture you can look into without seeing a sawn edge, because it was polished before the basin went anywhere near it.

The work sits between the tiler and the plumber, which makes booking it a question of sequence rather than of availability. Tap holes are drilled to the tap that has actually been bought, so the tap is confirmed by model before the top is machined. A stud wall wants timber behind the board before a wall-hung unit is fixed, and that is checked at template rather than on the day. Drilled to your tap, not to a standard spacing.

The money

What it costs in Canada Water

An undermount basin costs more than a countertop one, because the aperture has to be cut, polished and bonded rather than simply dropped through. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. The supply band of £110 to £550 per square metre is known the day you choose a colour. What is not known until the template is the piece count and the number of cut-outs. You see what the window board and the shelving cost separately.

Victorian and Edwardian terraces

The carry, and what it rules out

Pieces get staged in the ground floor lobby and sent up singly, which needs somewhere to stand them where nobody will walk into them. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. Carried flat on a board once the aperture has been cut.

What Canada Water asks for

This one sits outside the domestic mix entirely. That mix, locally, is worktop replacement and worktop installation. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Canada Water in the housing figures

On the Canada Water streets we cover, very few homes are lived in by their owners. A landlord fitting out to relet weighs sealing intervals differently from an owner staying put, and that changes the shortlist before the colour does. The vanity is cut to this bathroom and to no other.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Canada Water

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Which postcodes do you cover around Canada Water?

Yes. Canada Water is on the patch, and the postcodes we work here are SE16. It is worked on our south east London run, along with the rest of Southwark. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. No basin aperture is worth rushing for a parking bay. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

02

What should I expect from bathroom worktops in a Canada Water kitchen?

These houses are three storeys on a small footprint, so the kitchen is on the ground floor and everything else is stacked above it. Bathrooms in these are square, plumb and finished before anyone moves in, so the template is short work and the question moves to what the unit is fixed to. High ceilings do nothing for a vanity, but the reveals do. The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. A cloakroom under a stair slope limits the tap before the top.

03

How would you get a worktop into a property in Canada Water?

The step and the gap at the car threshold catch a trolley wheel, so the piece comes off the trolley and goes in by hand. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Two hands to a shelf, four to a double vanity. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The bathroom pieces come off last and go in first.

04

Is Canada Water really a bathroom worktops area?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop replacement and worktop installation. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. An en-suite is the same four operations at a smaller size. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. One tap across a building means one drilling setup.

05

What moves the number on a quote around here?

A window at one end and a doorway at the other means one end of the run is lit from behind and the other is interrupted, so the two ends of the same length behave differently. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. The bathroom order is cheapest while the kitchen is still open. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

06

What state does a Canada Water kitchen have to be in before you template?

A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. What is behind the plaster decides how a vanity is fixed. Confirm the unit depth for each bathroom separately, book the lift if the building wants it booked, and have both taps on site. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A bathroom done once is worth the conversation about finish.

07

Do you quote Canada Water jobs by the square metre?

Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. Material is quoted supply only and templating, fabrication and fitting sit on their own lines, so it is visible which part is stone and which is labour. Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The top follows the unit, and the unit follows a level.

08

Is a full-height splashback practical in a Canada Water kitchen?

Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. The kitchen and the dining space share one room front to back, with the stair enclosure taking a bite out of one side of it. Partition walls are plasterboard on studs, so a wall-hung unit wants timber behind the board, and that has to be there before the stone arrives rather than after. A pod bathroom inside a shell has walls built last week.

09

How much upkeep is a stone worktop?

Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Sealing is the one maintenance job that genuinely differs by material, and it is worth knowing which you are buying before the slab is chosen. Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. Windows are small and set to suit the elevation rather than the room, so most of the wall above the worktop is solid. Most of these flats have an en-suite as well as a bathroom, and the two rarely take the same depth, so they are drawn as two pieces rather than one repeated. The window over the basin is the one the top answers to.

10

Can a damaged worktop be repaired in place?

Chips at an edge or a corner are the usual form, because that is where stone is least supported. Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. A remade piece is cut from the same slab run wherever the slab allows, because a replacement from another batch will not match across a join. Where a basement car park is the only way up from the parking level the carry starts below ground, and two lifts in one building rarely share the same internal dimensions. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. The staircase is the last stage of every bathroom carry.
