Canada Water kitchens

The kitchens we meet in Canada Water

Nearly all the worktop jobs we quote in Canada Water start with the same conversation about what is already in the kitchen and what is staying. Developer flats almost without exception - handleless slab units in an open-plan living space, kitchen along one wall with a 2.4m to 3m run and a small return or a narrow island, and the original 20mm laminate or thin composite being swapped out as the first blocks reach their second owner. The survey answers it, the drawing records it, and you sign off the drawing before a single sheet is cut.

Plasterboard partitions mean light scribes and clean joins, and the fabrication effort moves to the visible faces instead. North light and afternoon light read a surface differently, so a sample belongs in the corner that gets the worst of it rather than the best. Porous or not porous is the fork in the road on day one.

A gated development controls when a van gets in, where it can stand and for how long, and none of that gets decided on the morning. Lighting is almost entirely artificial and frequently cool in temperature, which pushes a warm stone grey and makes a genuinely neutral one the safer choice. Honed hides the dust an older house makes all year.

On these streets the housing is 1990s dockside flats, 2010s apartment block and 2020s regeneration tower. None of them is harder than the others; they are awkward in different ways.

Worktops, in short

  • Supply is £110 to £550 per square metre across the 181 surfaces we fit.
  • That figure is the slab. Fabrication, edges, cut-outs and fitting are quoted separately.
  • Four free quartz samples are posted out, because photographs of stone lie.
  • The material is guaranteed 25 years and the workmanship 5.

The place

Why Canada Water is its own job

A fit in Canada Water is planned around the building it is going into, which is what the survey is for. Everything goes through a concierge and a booked service lift with a delivery slot, loading bays are timed, and the goods route runs through basement car parks with 2m headroom that a long-wheelbase van clears but a roof-racked slab frame does not. The whole job is dictated by the service lift booking - one slot, one lift, so the tops get cut into liftable pieces and jointed on site. Templating in the room after the units are level takes the guesswork out of all of it.

The work

What worktops involves

The stone is quoted per square metre for supply and itemised beyond that, so the slab, the edge profile, the openings and the fitting each appear as their own figure. The room is templated once the units are fixed and level, because the stone is machined to the room as built rather than to the kitchen drawing. You are left with a worktop machined to the room as found, so the back edge follows the wall instead of leaving a shadow gap at one end of the run.

Granite is quarried, which makes every slab its own object. It will take a pan straight off the flame, and being porous it asks for sealing now and then. A mitred edge lets a thin slab present a thick front face, and the mitre is glued, clamped and polished on the bench where the join can be made to disappear. With so few square metres to multiply, moving up a grade of material costs far less here than anybody expects it to. Sampled at home, templated in the room, machined once.

The money

What it costs in Canada Water

A worktop is priced from the cut list rather than the floor area, because the slab is bought whole and the run lengths decide how much of it ends up on your units. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Multiplying your worktop area by something between £110 and £550 gives you a material bill rather than a job cost, and the two are far enough apart to be worth keeping separate. You see what the offcut costs before you agree to the layout.

Victorian and Edwardian terraces

Canada Water in the housing figures

On these streets this is overwhelmingly let and managed property. Where lettings turn over quickly, a surface that needs nothing doing to it beats a handsome one that needs an annual afternoon. Old fabric buys deep scribes, and deep scribes buy slab.

Victorian and Edwardian terraces

The carry, and what it rules out

A bay shared across a parade of shops turns over all day, so the arrival time matters more than the length of the booking does. Sintered surfaces are the hardest of the three to machine and the messiest to cut wet, which is precisely why none of that happens on a public pavement. Remnants become chopping boards, hearths and window boards.

What Canada Water asks for

Honestly, this is not what we do most on this patch. Worktop replacement and worktop installation come up more often. That is a statement about the local housing rather than about the work, and nothing about how it is quoted, cut or fitted changes because of it.

Questions

Questions we get asked in Canada Water

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Is Canada Water far enough out to be a problem for you?

Yes. Canada Water is on the patch, and the postcodes we work here are SE16. It is worked on our south east London run, along with the rest of Southwark. Building management is often the real gate rather than the bay itself, since the barrier, the shutter and the lift each need someone with a fob. Whatever the standing allows, the stone leaves that van finished, because every edge, cut-out and internal radius is machined at the works and none of it is open to reconsideration at the kerb. Colour matched resin is mixed to the slab, not to a chart. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

02

Why would worktops in Canada Water be any different from anywhere else?

Estate roads are narrow with parking courts behind the blocks, so the carry crosses open ground rather than a pavement. Kitchens in these blocks are compact and open to the living space, so the surface is furniture as much as work surface and a quiet consistent stone carries that better than a dramatic one. Seen from both sides, the figure has to run continuously. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. Every notch and every scribe is machined into the piece before it leaves the works, and a hard sintered surface is the least forgiving of a tight internal corner, so one is always cut with a generous radius. What the room obstructs, the layout pays for in slab.

03

What is the carry like in Canada Water?

Managed buildings allow deliveries through the lift only between set hours, and a day that overruns them finishes with the last piece still on the pavement. That caps the longest piece, and a run split into two lengths nests differently on the slab, which moves the yield and moves the figure with it. A forced seam is a material decision before it is a fitting one. Time-limited bays are camera-enforced across a lot of managed estates, so the unload runs to the clock and the van moves off afterwards. A granite kitchen ends its day with a sealer, and a sealer wants a dry face and a quiet hour afterwards, so that hour is written into the day rather than borrowed from it. Thirty millimetre stone unloads slowly and thin stone does not.

04

Is worktops what Canada Water is known for?

Not to any real extent, and it would be easy to imply it was. What the research on this patch actually lists is worktop replacement and worktop installation. It describes the kitchens on this patch, not the work that goes into them. Same quoting, same cutting, same fitting as anywhere else on the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Where several kitchens are ordered together the sensible move is to take them all off one batch, because two slabs of the same name bought six months apart will not sit happily in the same building. Heavy daily cooking is an argument for natural stone. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. Volume work tends to live at the entry end of the range, and the entry end is genuine stone rather than a compromise, since the lowest supply figure we quote is a sintered surface and not a thin laminate pretending to be one. A small kitchen still buys the remainder of the slab.

05

Where does the money go on a Canada Water worktop?

Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. A shape like that nests kindly on a slab, so more of what gets bought ends up on the units and the rate per square metre behaves much as the brochure says it will. An overhang is stone and steel priced together, never stone alone. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

06

What needs to be ready before you come to Canada Water?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. A hob dropped into the middle of a length puts sustained warmth at the lip of a cut-out, and an engineered surface will yellow there across ten years where a natural one takes it without comment. A cut-out beside a notch leaves very little stone in between. Send the kitchen layout with run lengths and the peninsula projection if there is one, and tell us what the lift will take as a single piece. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. That changes which questions are worth asking about the stone, because somebody staying put wants to know how a honed face marks in five years and somebody selling wants to know how it photographs next spring. Hard use by people who did not choose it points at sintered stone.

07

Is templating a separate visit from fitting?

The template produces a drawing, and the workshop cuts to that drawing once you agree it. If the units run late the template moves, not the fit: the gap between them is fabrication. The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. The lift car, the loading bay and the building manager decide the piece sizes here, not the slab. Which stone belongs on top of all that is a separate question from the building itself, and it is the one with a figure attached, because supply alone runs from £110 to £550 per square metre before a single cut has been made. Pick the surface for the cooking rather than for the photograph.

08

Can the price change after templating?

The quote is written from the template drawing. Before that it works from what you have described. Nothing is payable until the template, and the template measures the room as it stands rather than estimating from a plan. Plumbing, gas and electrical work are not in the figure, because we do not do them. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A run that sits under strong sun for hours every afternoon suits a surface built to be stable in daylight, because a resin-bound stone is made for indoor use and sustained sunlight is the one thing it was never designed around. Heat at the lip of an opening is the slow kind of damage.

09

Upstands or a full-height splashback?

What decides between them is usually the wall: what it is built of, how flat it is, and where the sockets ended up. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Tiling and stone can meet, but where they meet is decided before the template rather than after. Houses on modern estates are built to a handful of standard plans, so the kitchen is square, predictable and modest in area. Kitchens in a block like this are compact, so the total area is modest and the material band moves the figure far more than the metreage ever does. Side light flatters movement and wastes a flat colour.

10

Can a Canada Water worktop be done in one piece?

A finished join is typically two to three millimetres, colour-matched and sanded flush. There are only ever a few legal positions, and the one taken is furthest from the light. Slabs come in finite sizes, so a long run needs a join whatever the room looks like. The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. An island is the piece that decides whether one slab covers the kitchen or two, and a second slab arrives as a step in the figure rather than a gentle slope. Runs in view together come off adjoining areas of one slab.
