Earl's Court kitchens

The kitchens we meet in Earl's Court

Before you settle on a material, it is worth understanding how worktop replacement in Earl's Court is shaped by the room it has to go into. The huge stucco terraces here were cut into flats and bedsits decades ago, so most kitchens are small rooms carved out of former bedrooms or landings, taking a 2.0-2.8m run with an integrated washing machine eating a bay. Where flats have been reconverted into larger units the kitchen usually opens into the reception, which brings a peninsula with a 300mm overhang and the need for a supported cantilever. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

Chimney breasts and the alcoves either side of them break the run into short pieces before anyone has drawn a kitchen. Taking the old tops off is also the first honest look at what has been going on underneath them. Stone is far heavier than what is coming off.

Cornice runs round the head of the wall, so the wall units stop under it and the splashback band is trapped between two things that are not going to move. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. What is behind the old splashback decides the new one.

The building stock is 1860s-70s stucco terrace subdivided into flats, purpose-built Edwardian block, former hotel converted back to residential and garden square terrace. That is why the same worktop costs differently two doors apart.

The place

Why Earl's Court is its own job

What we want to establish about your kitchen in Earl's Court is how we get to it and what we will be fixing against. High density of flats above shops and above each other means communal front doors, no lift in most stucco conversions, and steep original stairs with a half-landing window that dictates the maximum length you can swing. Kerbside is under permit and CPZ control with heavy competition, and the one-way system around the old exhibition site adds a long approach. Expect a fifth or sixth-floor walk-up with no lift at least once a month here, and price the labour honestly rather than discovering it at delivery. All of it is priced before you commit to anything, and the itemised quote shows exactly where the awkward parts of the job are and what they add.

The work

What worktop replacement involves

The service assumes the units stay in place, so it is not a route to changing the layout. Moving a sink or a run of cabinets makes it a kitchen job with a worktop in it. Whatever sits on top of the old surface, tiling, an upstand or a run of sealant, has to be dealt with in the same visit, so it is priced with the job rather than left as a surprise. You are left with a kitchen that did not have to be emptied, replanned or lived without, and one new element in a room that otherwise did not change at all.

Replacement leaves the cabinetry, the doors and the appliances where they are, and changes only the horizontal plane above them. Extra support or a plywood deck goes in where the span asks for it, while the cabinets are still open and reachable. Original cabinets are long gone here, and what comes out is a flat-pack run that has spent fifteen years on a cold solid floor. Sink and hob settled before the templater attends.

The money

What it costs in Earl's Court

Taking the old surface off and getting rid of it is its own line rather than something folded quietly into the stone price. The return into the wall and the free end are two different details on one piece, and both are machined rather than cut square. Supply is £110 to £550 per square metre, and it is the least interesting line on the quote, because the operations listed underneath it are what separate one job from another. No surprises pulled out from under the old top.

Victorian and Edwardian terraces

Earl's Court in the housing figures

On the Earl's Court streets we cover, flats outnumber houses by a wide margin. A stone top leaves in sections, and getting those sections down the stairs is where the labour goes. What comes off tells us what goes on.

Victorian and Edwardian terraces

The carry, and what it rules out

Suction lifters earn their keep on a straight flight and become a liability on a winder, where a handle standing out from the face is one more thing to catch on a wall. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. The strip-out is planned around it.

Questions

Questions we get asked in Earl's Court

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do you cover Earl's Court?

Yes. Earl's Court is on the patch, and the postcodes we work here are SW5. It is worked on our west London run, along with the rest of Kensington and Chelsea. A short lunchtime window of control exists to keep commuters off the street, and it still catches a trade van standing there for an hour. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. Half a day of parking buys half a job. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

02

What should I expect from worktop replacement in an Earl's Court kitchen?

The chimney breast is usually still standing with the opening blocked up, and the alcoves either side of it are rarely the same width as each other. In most Victorian terraces the kitchen sits in the back addition, so you get a narrow galley with one outside wall and nothing square to work off. A new top on a settled run needs the run corrected first. Where a partition has been built off the floor screed rather than off the slab, it moves, and a mitre bonded across that corner is the first thing to open. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. A filler strip is evidence, not decoration.

03

How would you get a worktop into a property in Earl's Court?

Timber nosings chip under a slipped edge, so the treads are covered along the whole flight rather than only at the landings. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. It sets what the day actually looks like. Where the nearest legal space is a couple of streets back, the walk with each piece becomes the job, and the crew is sized for walking rather than wheeling. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. The carry happens twice here, so the distance counts twice.

04

Is worktop replacement what Earl's Court rings about?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop installation. A landlord ordering several kitchens at once is buying a specification once and then repeating it, so the early decisions are worth taking slowly. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A plumber either side of us. Shared-house kitchens take heavier use from more people than a family kitchen does, and the surface gets chosen on that basis rather than on looks. The carcasses have to be sound, because stone is several times the weight of what is coming off. The fastest upgrade a sound kitchen has.

05

What moves the number on a quote around here?

A peninsula is an island with one end tied to a run, which means the join between them has to be planned rather than allowed to happen. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. Joins move onto the gables this time round. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

06

What state does an Earl's Court kitchen have to be in before you template?

An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. This is the commonest reason a replacement turns out to need more than a straight swap. The stack was boxed in after the kitchen went in. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. Access in a tenanted flat depends on the tenant, so the template and fitting dates are agreed with whoever actually holds the keys. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Expected downtime beats discovered downtime.

07

Who decides where a join falls?

A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. What you get is a line rather than a step, because the pieces are levelled to each other first. The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. The return is remeasured even where it looks unchanged.

08

Does a stone worktop need sealing?

Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. Sealing is the one maintenance job that genuinely differs by material, and it is worth knowing which you are buying before the slab is chosen. A top-floor conversion puts part of the kitchen under the slope of the roof, so the wall behind the run stops at head height along one side of the room. Carcasses are checked for square and fixed back before a stone top goes on them. The fabric gets checked while it is open.

09

What happens if my units are not level?

A sloping floor is not the problem. The plane the unit tops finish in is. An island is where this usually shows, standing free with no wall to level against. A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. We would rather find it at template than on the morning, which is why the templater looks behind the units. A postformed top swallowed the fall. This will not.

10

Can the sink be undermounted rather than sat on top?

The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. Peninsulas frequently land on a lightweight partition or on units that were never fixed down, and stone needs proper support under it before it goes on. The shape is already there to be measured, which makes the template straightforward and leaves the strip-out as the part that actually needs planning. Yield is worked out fresh for the new material.
