Scrattons Farm kitchens

What the kitchens here are actually like

1930s estate housepost-war semipost-war terrace

Small, roughly square kitchens with a back door and a window in the middle of the run: short lengths, few joins, and a lot to work around. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. Stone is far heavier than what is coming off.

Layouts end up as a squared L with the fridge in the old pantry recess and about 3m of usable run.

A small inter-war and post-war estate east of Thames View with modest semis and terraces, where the kitchen sits at the rear with a back lobby and pantry that most owners have absorbed into the room. The old pantry recess is rarely a clean rectangle, so if a full-height unit is going in there we template the recess rather than the room.

The window sits in the middle of the run over the sink, and its board and cill set the limit on how tall an upstand can be. The units are often 1970s or 80s and only around 500mm deep, so a standard 600mm stone top overhangs at the front and the doors and drawer fronts need checking against it. What is under the old top is the real question.

On these streets the housing is 1930s estate house, post-war semi and post-war terrace. The differences between them show up at template, not at enquiry.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

What gets asked for here

Of everything we do around here, this is the one that comes up most, with worktop installation and worktop templating behind it.

ex-local-authority flats and estates

The building, and what it does to the job

A chimney breast left in place splits a wall into two alcoves, and the two are rarely the same width and rarely parallel to each other. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. It is the usual surprise, and it is a known one.

Questions

Worktop replacement in Scrattons Farm

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Scrattons Farm?

Yes. Scrattons Farm is on the patch, and the postcodes we work here are IG11. It is worked on our east London run, along with the rest of Barking and Dagenham. Gravel and block paving both look like hard standing and neither takes a loaded trolley, so the run from tail lift to door gets boarded. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. It is a full day at the kerb, not a delivery. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Scrattons Farm change how worktop replacement works?

The window sits in the middle of the run over the sink, and its board and cill set the limit on how tall an upstand can be. Chipboard carcasses under the sink swollen from a slow leak will not take stone and get replaced before fit day. What is under the old top is the real question. The old pantry recess is rarely a clean rectangle, so if a full-height unit is going in there we template the recess rather than the room.

How does the stone actually reach a kitchen in Scrattons Farm?

Quiet cul-de-sac layouts with front gardens and hardstanding on many houses, and little through traffic, so the van can generally sit outside the property. A short hard approach with no steps means a full-length piece can be walked in flat by two people rather than turned up on edge. We plan the strip-out and the carry as one movement so the kitchen is only out of use for a single day. It sets what the day actually looks like.

Is worktop replacement the job you do most in Scrattons Farm?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop installation and worktop templating. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project.

Why do two Scrattons Farm kitchens the same size price differently?

Where the return runs into a wall that is out of square, the corner is templated as the angle it really is rather than as ninety degrees. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. The units stay, the surface changes. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

A chimney breast left in place splits a wall into two alcoves, and the two are rarely the same width and rarely parallel to each other. We would rather find it at template than on the morning, which is why the templater looks behind the units. The laminate has been covering it up. Empty the base units completely and have a plumber disconnect the sink, tap and any washing machine plumbed in under the worktop before we arrive. Owner-occupied kitchens are usually being done once, which is why the edge profile, the vein direction and where a join falls are worth the conversation. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Units kept, surface changed.
