St John's Wood kitchens

The kitchens we meet in St John's Wood

Pricing splashback jobs in St John's Wood has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. Detached and semi-detached villas with large rear kitchens - a 4m run, a 3m island, a separate utility and often a prep sink, all designed by a studio. The portered blocks nearby are the opposite: a self-contained kitchen room with a fixed layout and a landlord consent process before anything moves. Whichever it is, the process below is the same, and the figure you get after templating is fixed.

Old flues run inside the wall behind the run, so a deep fixing finds a void about as often as it finds brick. Height is set off the units and the hob, not off the tile line that was there before. Making the wall good first is cheaper than working around it.

Walls at this level are thick and damp-managed with a lining, and that lining is battened out and hollow behind. These runs are long and often include a range recess, so the splashback is nearly always more than one piece and the joint placement matters, put it in a corner or over a hob centre line, not randomly in the middle of a clear run. A chimney breast breaks the run and the panels follow it.

The archetypes on this patch are Regency villa, Victorian semi-detached villa, 1930s mansion block and 1960s portered block. They are not interchangeable, and a worktop finds the differences quickly.

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Wall pieces are priced by the square metre like everything else, from £110 upwards.
  • Edges are polished on every side that shows, including the top edge of an upstand.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.

The place

Why St John's Wood is its own job

Every kitchen we template in St John's Wood gets looked at for access and for what the walls are going to do to the run. Leasehold and estate consents govern the villas, and the blocks impose porter-controlled access, weekday-only works hours and lift protection. Match and event days at Lord's suspend bays and gridlock the roads around the ground, which needs checking when booking a fitting date. Big islands in the villas usually exceed what four men can carry through the house - check whether the garden doors are still off, because going in through the rear is far easier than round the stair. Once the template is signed off the price is fixed. It does not move because the job turned out fiddly.

The work

What worktop splashbacks & upstands involves

The decision belongs to the quotation stage rather than to the week after the kitchen is finished, because the stone for the wall is taken from the worktop order rather than bought again. Where a run is longer than one sheet will cover, the break is put on a vertical that has a reason to be there, and the two edges are cut as a pair so the seam closes without filler. You end up with a wall that gets wiped down in the same pass as the worktop, because it is the same material carrying on upward rather than a different one starting.

An upstand is a low strip of the same material standing on the worktop against the wall, usually about a hundred millimetres; a splashback carries on up to the wall units or the extractor. Every outlet on that wall is recorded at its finished face beforehand, since a machined opening in a sheet of stone has no tolerance to move into. Islands in these rooms have no wall behind them at all, so the quantity of stone standing up is smaller than the size of the kitchen suggests. A hand's width, or all of it.

The money

What it costs in St John's Wood

A full-height splashback costs more than an upstand for the obvious reason and one less obvious one: there is more to scribe and more to machine around. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Take £110 to £550 per square metre as a floor to reason from rather than a quote, since it covers material alone and every operation is added to it as a named line. Ordered with the worktop, and cheaper for it.

period detached houses and villas

The carry, and what it rules out

Pieces get staged in the ground floor lobby and sent up singly, which needs somewhere to stand them where nobody will walk into them. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Joint positions follow from that.

St John's Wood in the housing figures

Across this patch the great majority of homes sit in blocks rather than on their own plot. Upstands travel in short lengths and get in almost anywhere, which is part of why they are specified. Cut around the electrics as they are, not as drawn.

What St John's Wood asks for

This is not the commonest thing we do here. Worktop fabrication and worktop installation come up more. It is a fact about the local building stock, not about the standard or the price of the work.

Questions

Questions we get asked in St John's Wood

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

01

Do your own fitters come out to St John's Wood?

Yes. St John's Wood is on the patch, and the postcodes we work here are NW8. It is worked on our central London run, along with the rest of Westminster. Where an event closes the road entirely, the van cannot be moved once it is in, which is a different problem from not being able to park at all. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. Rushing the last piece off the van is how panels break. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

02

What should I expect from worktop splashbacks & upstands in a St John's Wood kitchen?

The plan runs front to back with a spine wall between, so the kitchen is two rooms of work rather than one open space. Behind a range cooker with gas burners, granite or sintered stone is the sensible pick; quartz has a resin binder and does not enjoy sustained radiant heat at close range, so keep it out of the immediate hob zone or specify a different material for that panel. Where the plaster undulates, the shorter piece wins. Where a breast interrupts a long wall the join can often go there, so it reads as a natural break rather than a line in the middle of a worktop. It is usually what pushes a job towards a 100mm upstand instead of a full-height panel, because an upstand rides what a panel exposes. A tall panel exposes what an upstand forgives.

03

How would you get a worktop into a property in St John's Wood?

The step and the gap at the car threshold catch a trolley wheel, so the piece comes off the trolley and goes in by hand. It is usually the full-height panels rather than the tops that will not make the turn, and that only shows up when they arrive. It decides panel size before anything is cut. A market day closes the street to traffic for the morning and hands it back in the afternoon, which moves the visit rather than cancelling it. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. Two hands and a clear route, or it waits on the van.

04

Would you call St John's Wood a worktop splashbacks & upstands area?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop fabrication and worktop installation. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. A repeated spec needs a repeatable splashback. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. One damaged panel, one twin already on the shelf.

05

What moves the number on a quote around here?

Where an overhang is too deep for steel on its own the choice is a leg at the end or a bracket underneath, and a bracket that lands where a knee goes is worse than no bracket at all. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Behind an island there is no wall to hide against. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

06

What state does a St John's Wood kitchen have to be in before you template?

The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Scribe the top edge too or it stands off. The range and extractor must be sited and the window cill finished before the template, as both fix the vertical limits of the splashback. A let property is specified for durability and for a fixed window, and both of those are legitimate reasons to choose differently. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. Whoever specifies it signs the drawing.

07

Will I be able to see the joins?

Join count is a question about slab size and run length, nothing else. What you get is a line rather than a step, because the pieces are levelled to each other first. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. A corbel on show under an overhang is a decision about how the piece looks from a stool, so it gets settled alongside the edge profile rather than left to whoever fits it. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Socket cut-outs are machined, not chipped in on site.

08

What if the stone cannot get up the stairs in a St John's Wood flat?

An external stair, a side return or a rear garden counts as carry and is measured the same way. Where there is a lift, whether it can be booked out and padded matters as much as its size. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Where a basement car park is the only way up from the parking level the carry starts below ground, and two lifts in one building rarely share the same internal dimensions. Where the route is tight we break a long splashback at a natural vertical joint instead of forcing one panel through. That is agreed at template, not on fitting day.

09

What do you need from me for the sink and hob cut-outs?

Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. A tap under a window board still needs room for its handle to lift, which is checked at the template. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A downdraught extractor takes a long slot out of the middle of the piece and a motor housing out of the cabinet below it, so what sits under the top is settled before anything is cut. The panel behind a hob is usually the tallest piece in the kitchen, and its height is set by the extractor above it rather than by the wall cupboards either side. A peninsula end takes a panel on both faces.

10

Can you fit stone I have already bought for a St John's Wood kitchen?

Delivery to the workshop has to be arranged and dated, since nothing is nested until it is there. Say what you have and where it came from before anything is booked, because thickness and batch decide what can be done with it. How the slab has been stored is worth telling us, because stone kept flat is not stone off a rack. Damage in a let flat is settled as a deposit deduction, so a surface that can be repaired in place is worth more than one that has to be replaced whole. Upstands are the cheapest way to finish several kitchens consistently, and they come out of the offcuts the tops leave behind. Sockets move on site far more often than plans do.

“Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.”
