What we are usually working with in Golders Green
Floors are solid concrete under a screed, so nothing is packed by driving a fixing in and everything is packed by shimming. Mitres, cut-outs and drainer grooves are all machined before delivery, because none of them can be done well in a kitchen. Cut to the room, not to a rectangle.
Kosher layouts must be agreed before templating because the meat and dairy split changes sink positions, drainer grooves and joint locations across the whole kitchen.
These kitchens are full of boxed soil stacks, gas risers and heating pipework, and the boxing usually stops short of the ceiling. Every piece is dry-assembled on the bench, since a second trip up that stair to correct a joint costs a day. The piece is made for the room the builders left.
On this patch the buildings are 1930s mansion block, Edwardian and 1920s semi and large detached off the main roads. They fail in different places, which is why the survey looks at different things.
Access. Mansion blocks with small original lifts, stone stairs and porters, plus permit parking that is full by mid-morning along the main roads. Houses off the side streets have driveways, but the mansion flats are the defining access problem.
