Kitchen worktops in High Barnet

Older, taller houses along and behind the High Street with kitchens in narrow rear wings or semi-basements, low ceilings and no possibility of a wide island, so the typical result is a galley or a tight L with bespoke joinery. Conservation controls mean the work is internal and the window positions stay as they are.

The housing stock

What we are usually working with in High Barnet

A cast iron soil stack runs down the outside of the rear wall, so moving the sink means a fresh penetration through solid brick. A kitchen that has stood twenty years has settled into a shape of its own, and the new stone is cut to that shape rather than the original one. Water damage under a sink is the usual find.

Barnet Hill is a steep, busy A road with no stopping, and the High Street has short loading windows and narrow footways.

A basement kitchen has a flagged or concrete floor laid straight onto the ground, so it is solid, cold and rarely within ten millimetres of level. In most Victorian terraces the kitchen sits in the back addition, so you get a narrow galley with one outside wall and nothing square to work off. The fabric gets checked while it is open.

The houses and blocks behind these jobs are Georgian and Victorian High Street houses, Victorian terrace, 1930s semi and modern infill flats. The run length that is easy in one is a join in another.

Access. Many houses have no rear access at all, so everything goes in through a front door directly onto the pavement.

There is nothing to visit in High Barnet. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Barnet

The building, and what it does to the job

Semi-basement kitchens mean carrying a slab down a narrow internal stair with a turn, which is harder than going up, and the piece size has to reflect that.

What gets asked for here

One leg of an L is nearly always the working run and the other little more than a landing space, but both are templated, cut and edged to the same standard. Cut-outs in the new tops rarely land exactly where the old ones did, so the sink and hob are checked against the new sizes rather than assumed to carry across. Joins move onto the gables this time round.

Getting stone into the room

A fitted stair carpet is either lifted or covered, because grit trodden into it under work boots does more harm than the carry itself. A stone top being taken out is cut down in place wherever the route will not take it whole. Waste goes out the way the stone came in, so the route stays clear.

Questions

Working in High Barnet

01

Are you fitting stone worktops in High Barnet?

Yes. Older, taller houses along and behind the High Street with kitchens in narrow rear wings or semi-basements, low ceilings and no possibility of a wide island, so the typical result is a galley or a tight L with bespoke joinery. Conservation controls mean the work is internal and the window positions stay as they are. A bus lane along the frontage brings its own hours with it, and stopping in one is enforced the same way the red route is. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. Two carries in one day doubles what the distance costs.

02

Which kitchens in High Barnet do you end up in most often?

Georgian and Victorian High Street houses, Victorian terrace, 1930s semi and modern infill flats. The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. Lath-and-plaster and bowed brickwork mean we template for scribes rather than straight cuts, and each piece is offered up and eased in rather than dropped straight down. Old fixings come out of soft brick and better ones go in.

03

Do you hit access problems in High Barnet?

Barnet Hill is a steep, busy A road with no stopping, and the High Street has short loading windows and narrow footways. Many houses have no rear access at all, so everything goes in through a front door directly onto the pavement. Stone goes up on edge, and it is the half-landing turn rather than the flight itself that sets the maximum piece. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Disconnection happens before the old top is lifted, not during.

04

Which of your services does High Barnet ask for most?

Worktop replacement, in that order. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. Nothing else in the room has to change. Semi-basement kitchens mean carrying a slab down a narrow internal stair with a turn, which is harder than going up, and the piece size has to reflect that.

05

What decides the price of a worktop in High Barnet?

Two runs meeting at an internal corner is the most common shape we fit, and the corner is where the decisions are. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. The return is remeasured even where it looks unchanged. Sill height gets settled with the template on site, because it is one of the few dimensions nobody has measured before we arrive. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The laminate has been covering it up. Supply-only material opens at £110 per square metre, and templating, fabrication and fitting are quoted line by line rather than as a single number.

06

Can you fit a worktop in a High Barnet flat?

A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Repeat flats take the same replacement specification. Say what the building is at the booking stage and the lift, the stair turn and any freeholder notice become part of the plan rather than a surprise.

07

What happens if my units are not level?

The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Levelling belongs in the carcasses, on their own legs and packers. Units have to be fixed down as well as levelled. A loose carcass moves under stone. A window board sitting below finished worktop height leaves two choices, drop the top under it or notch the stone around it, and both cost more than a straight run. This is the commonest reason a replacement turns out to need more than a straight swap. Found at template, not on fit day.

08

Do you quote High Barnet jobs by the square metre?

Plumbing, gas and electrical work are not in the figure, because we do not do them. The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. A cill projecting forward of the plaster line pushes the back edge out, and the units then stand off the wall by that amount for the whole length. We would rather find it at template than on the morning, which is why the templater looks behind the units. It is the usual surprise, and it is a known one.

09

Which materials need sealing and which do not?

Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Marble is the one people underestimate. It is porous, like granite, and wants sealing. Original panelling and shutter boxes stand out from the structural wall, so the face the units meet is joinery rather than plaster. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. Everything the last fit ignored is visible for a morning.

10

I have a slab already. Can you template and fit it in High Barnet?

The quote is itemised, so a job where you already hold the slab is the same job with the material line taken off it. Templating, fabrication and fitting are the same three lines whether the stone came from us or from you. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project.
