One kitchen in Cheam might take a single run along a back wall and the next an island as well, which is why bathroom worktop fitting is never quoted blind. The most substantial family housing in the borough. Large 1930s detached houses with rear extensions producing kitchen-diners of 6m or more, islands over 2.5m with a breakfast overhang, separate utilities and often a second sink and a boiling tap. We measure the kitchen you have, not the kitchen the plans said you would have. Those two part company often.
The rear wall of the addition carries both the back door and the window, which leaves very little unbroken wall for a run to sit against. The stone is the straightforward half of a bathroom. The order the trades come in is what actually decides when we can be there. The same stone as the kitchen, in a narrower cut.
The rear room has a bay or a wide window onto the garden, so the sink length is short and the real working length is on the return. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. Boarded floors give, and a vanity shows it at the tile line.
The buildings themselves are mostly 1930s mock-Tudor detached, Edwardian house, conservation-area cottage and large post-war detached. The join count is decided by which of those the room sits in.
