Kitchen worktops in Collier Row

A large stretch of inter-war and 1950s semis where the standard remodel is knocking the kitchen and dining room together to make a broad U with a peninsula, keeping a door out to a side utility or the garage. Run lengths land around 3m plus a 2m return, and full-height larder units go where the old chimney breast was.

The housing stock

What we are usually working with in Collier Row

Plaster over blockwork is thin and hollow in patches, so anything fixed back to the wall needs a sound spot found first. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. Dust extraction indoors, or the cut happens outside.

Base units from the seventies and eighties are often only 500mm deep, so a 600mm stone top overhangs at the front and the doors want checking against it. The units are checked for depth and for fixing back before a top goes on, since a deeper piece needs support at the front. The building moved decades ago and the fit allows for it.

The building stock is 1930s semi, 1950s semi, 1960s terrace and modern infill. That is why the same worktop costs differently two doors apart.

Access. Wide estate roads with verges, individual driveways and garages, and unrestricted parking on most streets, so the van gets close and the carry is short and level.

There is nothing to visit in Collier Row. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Havering

The building, and what it does to the job

The chimney breast in the corner has usually been left in place, so the run gains a return and two scribed ends. The side route is boarded where it crosses a soft path or a border, and the gate is measured rather than assumed. Old fabric gets handled as old fabric.

Garage-side utilities are common here, so we usually template the kitchen and the utility together and cut both from the same slab batch to keep the colour consistent.

What gets asked for here

Peninsula tops are often the longest single piece in the kitchen, so if anything in the layout is going to force a second slab it is generally this one. The order the pieces are laid in follows the shape, because a piece set down early can block the one that has to slide past it. Nothing is bonded until the whole run sits flat.

Getting stone into the room

Collier Row in the housing figures

In this neighbourhood almost everything is a house on its own plot. The kitchens are compact, so the fixed lines outweigh the stone. The old tops have to leave the way the new ones arrive, and a laminate run is easier to remove whole than to carry whole. Any fall in the carcasses is packed out first.

Questions

Working in Collier Row

01

Do you take on Collier Row kitchens?

Yes. Where the drive is shared, the half-hour the van spends in the way is agreed with the neighbour in advance rather than apologised for at the time. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. A booked bay only helps if it is empty when we arrive.

02

What is the housing like from a worktop point of view in Collier Row?

1930s semi, 1950s semi, 1960s terrace and modern infill. The kitchen is at the front or the back depending on the plan, and which it is decides whether there is a rear door on the route at all. Access is generally through the front door and a short straight hall into the kitchen, which is a good deal kinder than a Victorian terrace, though rear access through a back garden or shared path is often the better route if it exists. Nothing is screwed into plasterboard and hoped for.

03

Is getting the worktop in the hard part in Collier Row?

Wide estate roads with verges, individual driveways and garages, and unrestricted parking on most streets, so the van gets close and the carry is short and level. A level threshold with hard standing outside it is the one arrangement where a full run goes in without a single re-grip. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Waste goes out the way the stone came in, so the route stays clear.

04

What do you get asked for most in Collier Row?

Worktop installation and worktop replacement, in that order. Batching several kitchens together is the one situation where buying a whole slab is cheaper per kitchen rather than more expensive. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. The doors are staying, so the colour answers to them. Garage-side utilities are common here, so we usually template the kitchen and the utility together and cut both from the same slab batch to keep the colour consistent.

05

Why do Collier Row quotes vary so much?

A peninsula is an island with one end tied to a run, which means the join between them has to be planned rather than allowed to happen. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. The join is the last thing finished. An alcove is commonly wider at the back than at the front, so a piece cut to the opening drops in and then stands off the rear wall. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. Strip out first, then measure what is actually there. Material runs from £110 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines rather than rolled into one figure.

06

Is a leasehold flat in Collier Row any harder to do?

Owner-occupied kitchens are usually being done once, which is why the edge profile, the vein direction and where a join falls are worth the conversation. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Replacement suits occupied stock better than a strip-out. Tell us the building when you book and the lift, the stair turn and any freeholder notice get built into the day rather than found on it.

07

Can a damaged worktop be repaired in place?

Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. Our own installers do the carry, so there is nobody in the middle to argue with about it. Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. The tail lift is still the pinch point, because the piece has to be walked off it onto the trolley while it is sitting at chest height. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. Disconnection happens before the old top is lifted, not during.

08

Does a stone worktop need sealing?

No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. A seal is not waterproofing. It only buys time to wipe a spill up. The bead where the sink and hob meet the stone is siliconed rather than sealed, and wants watching. These were built on a solid ground floor slab, so nothing bounces and nothing can be packed down, only up. The fitting itself is about squaring up to walls that look modern and are not: block or breeze walls with a skim that has been patched over decades, so we still dry-lay and scribe rather than trust the template edge. Where the wall bellies, the top is eased in against it.

09

Will I be able to see the joins?

A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. Each join is an item on the drawing, so the layout and the figure move together. What you get is a line rather than a step, because the pieces are levelled to each other first. The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. Support first, stone second.

10

Are drainer grooves cut on site or in the workshop?

They read strongly across a dark stone and are nearly invisible on a pale one, so look before deciding. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Small, roughly square kitchens with a back door and a window in the middle of the run: short lengths, few joins, and a lot to work around. The fitting day is planned backwards from all of it, before the first piece comes off the van. The room is swept and the offcuts leave with us.

“I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!”
