The housing stock

What we are usually working with in Cowley

Rear extensions on these sit on shallow foundations, and the crack at the junction with the original wall tells you which way it has moved. Protection down, dry-lay, scribe, then bond: the order matters more in a difficult room than an easy one. Sink and hob seated and sealed before we go.

Canal bridges limit larger vehicles on the western side. The old outhouse conversion nearly always sits at a different floor level, so the utility top and the kitchen top will not line through unless you plan for it.

These were built in short runs of six or eight houses, so the party walls are solid brick and the rear elevation is a straight line with no outriggers. Where a return wraps into a recess, the piece is offered in dry, marked and eased rather than pushed. Where the wall bellies, the top is eased in against it.

What the surveys keep coming back to is 1930s semi, postwar house, canalside cottage and recent infill. The join count is decided by which of those the room sits in.

Access. Cowley Road and the High Street carry a lot of traffic, but the residential streets have dropped kerbs and drives. Canal bridges limit larger vehicles on the western side.

There is nothing to visit in Cowley. Samples are posted free, the template is taken in your kitchen and the stone is fitted there too.

Hillingdon

What gets asked for here

One leg of an L is nearly always the working run and the other little more than a landing space, but both are templated, cut and edged to the same standard. Joins are pulled with suction clamps and finished flush, then colour-matched, which is the last thing done rather than the first. Dry-lay first, always.

Cowley in the housing figures

Locally building from before 1919 is scarce, so the runs sit against walls made to a tighter tolerance. Laminate was flexible enough to forgive a bad wall; a rigid surface is not, so the wall gets attention first. Measured after the old surface is off, where it matters.

Questions

Working in Cowley

01

Do you fit kitchen worktops in Cowley?

Yes. Semis where the kitchen has been knocked into the dining room to make one 5m L with a peninsula facing the garden, and the utility pushed out into what used to be the outhouse or lean-to. Where the drive is too short for the van the back end overhangs the footway, and a footway is a route people are using rather than spare space. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. The clock on the bay runs whether the lift is free or not.

02

What sort of properties do you see most in Cowley?

1930s semi, postwar house, canalside cottage and recent infill. The under-stair cupboard opens off the kitchen in most of them, and its door swing is the reason a corner run stops where it does. Access is usually the easy part here, as most of these have a side gate and a back door straight into the kitchen, so we carry down the side alley rather than through the house and keep the mess outside. The shell has the last word on fitting day.

03

What is the carry usually like in Cowley?

Cowley Road and the High Street carry a lot of traffic, but the residential streets have dropped kerbs and drives. Canal bridges limit larger vehicles on the western side. Suction lifters need a clean dry face to hold, so in the wet the pads come off and the piece goes back to being carried on webbing by hand. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. Disconnection happens before the old top is lifted, not during.

04

What is the common job in Cowley?

Worktop installation and worktop replacement, in that order. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. Cam-lock carcasses get braced before stone lands. The old outhouse conversion nearly always sits at a different floor level, so the utility top and the kitchen top will not line through unless you plan for it.

05

Where does the money actually go on a Cowley worktop?

Two runs meeting at an internal corner is the most common shape we fit, and the corner is where the decisions are. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. Nothing is bonded until the whole run sits flat. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. Strip out first, then measure what is actually there. Supply-only material opens at £110 per square metre, and templating, fabrication and fitting are quoted line by line rather than as a single number.

06

Do you work in flats and leasehold properties in Cowley?

The decision usually gets made standing in the room rather than at a desk, which is why a slab is worth viewing whole instead of choosing from a sample card. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Replacement suits occupied stock better than a strip-out. Say what the building is at the booking stage and the lift, the stair turn and any freeholder notice become part of the plan rather than a surprise.

07

Can you fit stone I have already bought for a Cowley kitchen?

The quote is itemised, so a job where you already hold the slab is the same job with the material line taken off it. Thickness has to be known before quoting, since it decides the edge, the cut-outs and what the units carry. Studio and one-bed conversions put the whole kitchen against a single wall, so the job is one run and everything depends on that one length. The carcasses have to be sound, because stone is several times the weight of what is coming off. Housings set out for laminate are checked first.

08

How much upkeep is a stone worktop?

No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Where a top takes wine, oil and lemon most days, the non-porous materials ask least of the household. A seal is not waterproofing. It only buys time to wipe a spill up. The chimney breast served a back boiler and is usually still standing, so there is a shallow recess on one side of the room. The fitting itself is slower than the carry: original plaster on the party wall and around the old chimney breast is rarely square to the run, so back scribes get cut on site, and where a return wraps into a breast recess we template that shoulder tight and ease it in. Lath and plaster is not a fixing, and is treated accordingly.

09

Where will the joins be?

A join is glued and clamped flush on the day, so it is fixed rather than something to be undone. A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Each join is an item on the drawing, so the layout and the figure move together. The return piece is the awkward one on a slab: short, full depth, and rarely nesting neatly against the long lengths, so yield rather than area is what moves the material figure. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. The join is the last thing finished.

10

What do you need from me for the sink and hob cut-outs?

A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. An L can be mitred at the corner for a continuous look or butt-jointed over the gable, and the two are different money and different risk. Support goes in before stone does, so whatever steel, plywood or extra noggin the shape calls for is fitted while the room is still empty. Support first, stone second.
