Estate plans repeat, so a kitchen here usually tells us what the next one will be. Quartz is the material where that helps most, because a repeat order actually matches. Nothing to seal on the day, and nothing to seal later.

Off-street parking shortens the carry to a few metres, and on a heavy engineered top a short carry is what keeps the piece lengths generous. It changes the piece list rather than the specification.

The middle half of our quartz range runs from £150 to £270 per square metre, across 69 colours. In Hillingdon, 13.5% of homes sit in council tax band F or above, close to the middle of the London range. Price follows the pieces, not the room: each join, cut-out and edge is a line on the quote, and the slab count comes from how the template nests.

The share of homes that are flats is not even across Hillingdon: of the 22 neighbourhoods we list, it is highest in Cowley at 58%, then Northwood (48%) and Uxbridge (47%), and lowest in Ruislip Gardens at 8%. Where the kitchen is up a flight, each quartz piece is sized to the stairwell before it is sized to the room.

Across Hillingdon's 22 neighbourhoods, the share of homes in converted or shared houses runs from 2% in Ickenham to 7% in Northwood, with Hayes End (4%) and Hillingdon Heath (4%) next. A conversion usually means a stair that turns and a kitchen made out of another room, so the quartz is cut from a template taken once the units are in.
